from a potential new

client couple, Naima and Edo,

and they have an immediate need
to either find a way

for their house to work
or move on.

Do they have any kids?

There's nothing worse than
when you feel your home doesn't

work for you and your family,

and you're desperate for change.

I could tell from the message
that there's more to the story.

Whatever is going on sounds
pretty serious.

This reminds me of
Aunt Margo's neighborhood.

But family homes need a little
new life breathed into them.

So my grandmother--
my grandparents moved in

in 1963.

So my mom and my aunt
grew up here in this house.

And so when I got pregnant
with our daughter,

my grandmother said,

"I want to pass
the house on to you guys."

Because it's impossible to buy,
not impossible,

but it's really hard to buy
a house here in LA
- Yes, yeah.

- Mm-hmm.
- How old are the kids now?

Well, our daughter will
be 10 in two weeks,

and our son is seven.

That's what actually,
kind of, inspired us

to throw our name
in the hat for this process,

because our daughter,
every day,

"Mom, we need more space.
Mom, we need more space."

Our kids share a room
right now,

and you can imagine,
obviously, having a girl

and a boy sharing a room.
- OK.

Surprise!

- It is a nightmare
every single day.
- Yeah.

A preteen girl sharing her room

with her little
annoying brother.

- Exactly.
- I appreciate the pain.

That's a story that's--
yes, exactly.

Our daughter wants peace.

She wants to sit in her bunk bed
and read books.

And our son is walking around,
shirt off,

like he's a wrestler

and wanting to jump on her
all the time.
- Yes.

Wait, is your son and my son
the same person?

He is.

What's the catalyst right now
for taking this on?

- Why-- why all of a sudden?
- The kids.

Yeah.

I think, well, also--
let me see,

the kids and their ages,

and we all kind of pointed out
their different personalities.

Bursting at the seams.

- Bursting at the seams.
- Yes.

But also, Edo grew up
entertaining,

having a lot of people over
all the time.

We feel like we don't have
enough space to really have

the kind of gatherings
that we really wanna have.

I will say, I am going through
breast cancer treatments

right now.
- Oh.

So I am in chemotherapy.

So we embarked upon this--
this process, reaching out

to the Property Brothers
several months ago.

And during that process
of applying for the show,

I learned that I was diagnosed
with stage three breast cancer.

For me, it was important
to still move forward

in this process,

even though I'm going
through chemotherapy right now.

Because for us, I think,
this process of thinking

about the house,
thinking about our next chapter,

thinking
about potential renovation,

it's been a bright spot for me.

But also the kids have been
asking for, begging for,

fighting for a room for months.

And the idea of being able
to surprise the kids is the gift

that I wanna give them.

I know they're worried
about me.

And I know that they're
always kind of watching,

like, "You know, how's mommy
going to feel today?"

I just wanna also show the kids

that we can do
hard things together.

It's a brave face.

And who she is.

- Both.
- You crying?

You're gonna make me cry.

Naima, you're a superhero.

Like, what-- you're like,

you can't just be like,
"Let's take care of this,

and then we'll house hunt."
You're like,

"I can handle all
this at one time."

So yeah, I think,
we're here for you,

however you need to use us.

We're definitely interested
in looking at other homes,

just to kind of see what's
out there, what's possible.

I'm also just kind of worried
about the--

the process of,
like, a renovation.

Looking for a new home
hopefully kind of cuts down

that renovation stress.

We can look at other houses,
but Jonathan and I always like

to show people what their house
could become...
- Mm-hmm.

...before you just think about
packing your bags and leaving.

- I'd like to actually
see the space.

...is there anything
you wanted to get rid of

or ways of changing

I've always imagined what
it would look like opened up.

We never use it.

Because when I did come here
as a kid, I had pictures of me,

roasting marshmallows

But honestly,
we have never used it once.

can we go out this way?

Yeah, 'cause right now,
if I had to make drinks at a--

I have to go up,
through the side door,

all the way around.

No, that's a no-brainer.

And these windows are old,
single-pane, original windows.

They're all original.

This is our dining room area.

Did you ever just think
about getting rid of the door?

We've thought about it, yes.

We're just, like, used to it,
so it's one of those things

that, "Oh, I would love
to change it,"

but then you just kind of,
it becomes a running joke.

- I could see how this
does not work very well.

We were thinking about, like,
"What do we do with this space?"

It's narrow.

You know, the only counter space
we have is

that little counter space
right there.

This was on the part of
the house that we just kind of

like got overwhelmed
and we just stopped.

There's a way
that we could renovate,

open up a little bit,

make this a nicer kitchen,
better flow.

But then there's also
a way to do it

where we completely move
things around.

How much money do you have
to spend on a renovation?

We have about $220,000.

Is there space--

'cause you said you only
have two bedrooms--

is there space somewhere
that you'd think

you could put a third bedroom?

It's a good question.

This is our den space.

This is where we-- this is
where we go when we wanna

just like relax
on the couch, watch TV.

OK, but in reality then,
this is a three-bedroom home.

I never thought
about it like that,

that this could be
another bedroom.

- Yeah.
- I think we've always
kind of seen it

as a den space.

I mean, Jonathan and I
actually shared a room

for many, many years and I can
remember how annoying

he was as a roommate.

- So I can only imagine.
- Bunk beds!

Yeah, but for a boy and a girl
to be sharing a room together

and your daughter's almost
a teenager, I mean,

obviously she needs
her own bedroom.

I do wanna see
the outdoor space.

OK, let's do it.

That's a good-sized yard, though.

I want to make sure that

we're looking at all options.

I think it would be good for us
to show you some other houses.

Whether you look
for other houses,

on a renovation,

undergoing treatment

and I do worry about her.

So I am a little nervous,
but I think having

the expertise in hand
and taking it out of our hands

will just put me at ease

and I'll be able
to sleep better.

Our whole goal is to take
the stress off your plate

as much as we possibly can.

Obviously, there are decisions
you need to make.

Do you know roughly
what the value of your house

would be if you were
selling it today?

We-- I think it's
a little over a million.

- For selling it.

And then if you're looking
at a new house,

what could you spend?

- I think 1.6.
- I think up to 1.6.

We're gonna make sure we find

not only the right space
for all of you,

including the kids,

but whether it's in
a new house or this one,

we're gonna
make sure it's right.

I think it was inevitable
that at some point

we would outgrow this space.
- Yeah.

Now we're here 10 years later,
and what do we do next?

The idea of moving, I think,
is appealing

because we don't have
to just go through

the renovation process.

At the same time,
we have sentimental value.

We have an attachment
to this house as well.

Honestly, I think--
I think we're a little torn.

Naima's going
through cancer treatment.

Uh, they have the stress
of looking to potentially

move and renovate.
Like, this is a lot.

I almost would suggest

let's just put
a few more bucks into it

and find a place
that's already renovated

and just move
into something that works.

Then there's no headache,
no mess,

no long delay of having
to wait for renovation.

You just move in.

This house is understandably
not working for them

because there's just no room.
They have two kids.

They wanna have
separate bedrooms.

The den could be
a second bedroom.

Ultimately, they would have
the best solution if we found

another house that gave
them everything that they wanted

and maybe a little extra.
This house, it's tight.

It could work,
but it's gonna be stressful.

OK, I wanted to show you this
gorgeous Spanish style home.

Oh, I love this.

Not only does it have

three bedrooms
already.

- OK, yeah.
- We definitely need
three bedrooms.

Three bedrooms is a big dream.

It has more square footers
than you're used to,

so it's 1,832 square feet,
two bathrooms,

and its very own cathedral,
but we'll get to that.

How much do you know
about this area?

So, I love this neighborhood.

I grew up maybe five minutes
away down Crescent Heights.

And I know for a fact
this is close to your work.

Yes,
I can actually walk to work,

which is amazing.

My goal would be
to get the price down.

in the high 1.6 range.
- Yeah.

I'm pretty confident
that we could get this down

to around 1.5, maybe 1.53,

to a main thoroughfare,

The architecture of the home
hit me as soon as we walked in.

basically 1.4 million.

of great things at our house

that we're not really ready

to give up yet.

The whole point of looking
at houses

is to get you
to consider everything.

because I think
you will just experience

how much more fun it is

to spend time together
as a family if you have

We have two big,
costly decisions to make.

I suggested
that we swap the doors.

a little bit

as to whether or not that's

where you want to allocate.

I really, really think that's
something we should try and do.

It'll not only be
double-pane glass.

This is all single-pane,
so this is just

letting everything through.

So we could go fully custom,
and we could even do,

like, bi-fold doors
and everything,

but you can literally get into,
like, 20K, you know,

to do a lot of
that sort of stuff.

If we go with a slider,

the cost is a lot lower...
- Mm-hmm.

...but you still get all
the light, and you still get

all the access.

This is something
I think has to happen.

- Yeah.

They also have
an argon-filled gas in between,

so that's better
for the efficiency.

UV block, so you're not gonna
have the same effect

on your floors.
The other thing is your floors.

So you've probably noticed
that your floors

have bleached out
in areas.

This is all matte right here,
and this is all really glossy.

You, at some point,
bought a product that you just

kind of roll on or mop on.
- Yeah.

But you didn't remove
your rug when you did it, so...

- Yeah.
- Yeah.

Hold on a sec.

So, always take
the soft goods away.

But anyway, it's gonna be
a little unfortunate

if you have all this new,
beautiful stuff done here,

and then your floors still
have these bleached-out lines.

Basically, anywhere where
you had a rug or a piece

of furniture,
you can see a noticeable line

and change in color.
- Damn.

Wow-- I didn't realize
it was so drastic.

And I didn't realize
it happens with the product.

What do you think about going
to a nice mid-tone like that,

as opposed to really dark?
- I do like a mid-tone.

- Yeah?
- How do we take care

of the wood so we don't end up
in the same position?

The UV from
the sun is the roughest on it.

So if you have
sun protection outside,

I think that's gonna go
a long way.

The darker the floors,

the more dirt and dust
and debris

and scratches that it shows.
- Wow.

The higher gloss you go
on your finish,

the easier
it is to see scratches.

We'll do
a real nice diamond-coat finish,

so it's real good
for high-traffic.
- OK.

You shouldn't have to really do
anything to the floors

for years and years.
- OK.

Do me a favor.
Shake it off.

I'm giving you

Their whole thing when

white ceilings, white walls.

I am pretty bummed
that they want to get rid

of that wallpaper we chose.

The rug I was putting in here
literally would have perfectly

paired with that wallpaper.

or maybe we can find something
else that's halfway between,

we're just running out of time.

It's definitely been...

second guessing.

First, we started this process.

Naima got cancer.
Her grandmother passed away.

And then recently we just
got news that she has to do

an additional round
of treatments.

And I just wanted to have
something that was nice,

comfortable for her.

We can do something
that I think will go a long way

for her to recover,
will be great.

I love this,
the idea of doing the room.

This whole project
in itself is the beginning

of a new chapter for us.
- Yeah.

And this room is
the icing on the cake.

Yeah, I love it.

Naima was the one

that quarterbacked us
into this process.

I heard that you said no,
initially, when she's talked

about reaching out for the show,
and you were like--
- I did.

I wanted Chip and Joanna.

We're ripping it all back out.

Um... I was working on that
for a while.

such a wonderful space to be in.

When I was
eight months pregnant,

my grandmother
graciously allowed us

to move into this home
because she saw

that we were
starting our family.

Our kids are growing,
and it is to live in a house

that has been
in my wife's family

for almost three generations.

And I think this pivot
and working with Jonathan

and Drew kind of set
the foundation for our kids

when they inherit the house
and they start their families.

And we're just grateful.

We have an island, babe.

I love the greens, the brown.

Like, I just feel
it's very relaxing.

Tons and tons
of drawers and storage.

I know we shouldn't get excited
about that,

but it's one thing we weren't
able to touch

when we moved in.

I'm really excited about this.

That's your feature

All my dreams are coming true

This is crazy.

I mean, I can't believe
we live here.

I feel like we're going
to somebody else's house.

I do feel like that.

When you look
at the transformation

in the living room,

transformation
in the dining room,

transformation
in the kitchen.

These are all things that are
gonna impact how pleasant it is

to spend time in this space.

But there were also some things
that weren't just for you,

they were for the kids.

The kids sharing
a bedroom was not working.

It was not working.

And so I think the most
incredible transformation is

giving Evan
his very own bedroom.

- A desk that, sit down.

His own little desk.

- Doing his homework.
- For his homework.

Yeah, I just, I don't know.

It's like
our baby's growing up.

I think he'll love it.

This is the perfect space
for him to transition

from seven until
he's a teenager.

You know, when you look
in this space, I know it's got

the fun memories
of what it was before,

but your house has to evolve

as your family evolves.
- Yeah.

But also, Ella deserves
to have her own space.

Oh!

Ella is going to love this.

- It is such a cute,
beautiful, light-filled room.
- Yeah.

It is.
And it's like

all the pink that she loves,
but something

that she could, like, grow into.

She's on the verge of becoming
a teen, and she's on the verge

of wanting to be an adult.

And it's a space
that doesn't feel kiddish.

Perfect for Ella.
All of it.

Growing up here,
it's hard to see potential

'cause you're so used
to a space being a certain way.

- You know, the kids were begging
us for their own space.
- Mm-hmm.

So we did feel a lot
of pressure to figure out kind

of what to do.
But we were also overwhelmed.

You know, I think, through
this whole entire process,

I've been holding
a lot of pressure.

We felt under pressure in terms
of what the final product

would look like.
- And also taking care of Naima.

In fact, he came to me
at one point and he said

you have been a champ
through this whole process

because you're going
through a lot,

but you're also still looking

out for the kids,
looking out for the family.

And so he asked
if there's a little something

we could do for you.

Babe, this is exactly
what I needed.

This feels so relaxing.

This was exactly the kind
of space that I'd want to come

into after a long day,
after treatment,

after just the hustle and bustle

There's something to be said
for having a place of your own,

especially during your recovery,
and I think it was

important to Edo
to know that you--

you do have a zone that's safe
for you when you need it.

Once we heard that
your treatments got extended...

What are you thinking, Naima?

I can tell
it's emotionally hitting you.

Yeah, well, one, it was just,
you know,

such a thoughtful surprise, um,
that I was truly not expecting.

But learning that, you know,
I did have breast cancer

through this journey,
there were moments

where it felt a little
overwhelming, you know?

Um...

And just kind of managing all
the logistical parts

of moving out and the kids
and treatment

and work, and it's a lot.

And, um, to have kind
of like a sanctuary or a space

that looks this warm
and comfortable and inviting,

this is an amazing surprise.

This was really sweet.

for our family,

is that next chapter
in this house.

We definitely honor

for where we are now.
