contaminating neighborhoods,

and they're a buyer's worst nightmare.

That's where we come in.

We're looking at making, like, 60 grand, best-case scenario.

...and here in Orlando, Florida, I put together a great team --

All the houses have so much character here.

Like, there's a little clapboard house there --

probably from the '40s -- and there's a block house.

Yeah, this area is amazing,

and they're building that school down the road.

Keith: Yeah.

Today we're checking out a house

in one of my favorite neighborhoods in Orlando.

It's called Lake Como.

This neighborhood has a great family vibe.

It has a beautiful park with a lake, really good shopping,

and it also has a brand-new school.

Finding a house here can get very competitive,

especially the way I found out about this one.

Yeah, so this house that I got in my e-mail box

this morning is from a wholesaler.

Wholesale deals are always a short fuse

'cause they send this list out to a hundred flippers like us.

-Yeah. -They're jumping all over it

instantly, so it's like throwing some meat

into a shark tank or something. -Yeah.

This is it, I think. -That's it?

-House is cute. -Yeah, it is cute.

Keith: Yeah, is it a little too cute?

Like, in too good of shape?

First glance, this house looks a lot better

than our usual projects.

I mean, our job's to find zombies --

like, beat-up houses at the low end of the market --

so we can fix them up, sell them, make a nice profit.

This one might not fit the bill.

Ashlee: It's got some problems. I mean, it has a tarp.

It has some water damage over there.

Duke: Yeah. Thing's probably rotten inside.

Yeah.

Justin: Yeah, there must be a leak or something, right?

You never want to see water damage on a flip, you know?

That can mean hidden rot, mildew, saggy framework.

But the neighborhood is trendy and the house is pretty cute,

so I hope it's not a big problem.

How big is it?

It's like almost 1,600 square feet.

It's a 3-bed, 2-bath,

and has a one-car garage with a carport.

The back bedroom and the sun-room were add-ons.

The price of this house is $272,000.

That's a sale price.

Justin: Orlando's market's on fire.

You could sell this house when it's re-done for maybe $370,000.

We're gonna renovate a house and sell it and make a profit

and the whole gap is well less than $100,000?

Maybe it just needs paint and carpet.

Yeah, maybe it's pristine.

Keith: Already, we're looking at a small margin on this house,

and now there's signs of water damage,

and that makes me nervous.

It won't take much of a rehab budget

to make this house a bad investment.

It's been masked by the walls, but I'm starting to think

there are big hidden problems everywhere.

This is a zombie wearing a lot of makeup.

Ashlee: Oh, look! Look!

Major water damage.

No, that doesn't look like water damage.

That looks like one of those xenomorphs

from the "Alien" movie got killed right there.

Like, blblblblb.

And look, more, and the ceilings are all bad,

so what if the roof trusses are bad?

Ah, look at this.

Duke: It keeps getting worse and worse.

Look at this ceiling.

It keeps getting worse and worse, yeah.

The leak is, like, running down all the tape seams.

Keith: Oh, let me go take a look.

-Are you gonna get up there? -Yeah.

You gonna squeeze up into the attic?

This ought to be good.

You want me to boost you up or something?

Keith: I can see where the water is wet on the board roof,

but it doesn't really look torn-up.

It just looks like it's coming through.

It's still wet?

Even with the tarp, it's still leaking?

Yeah, you can see, like, a damp spot.

The water damage in this house is ugly, no doubt, but so far,

I think it's all fixable.

Replace whatever bad shingles are on the roof,

fix all this damaged drywall, throw on some fresh paint,

and voilà -- this house could look great.

-Man, this isn't looking too -- -Oh.

But this bathroom, on the other hand...

This is the master bathroom?

It's so puny.

Duke: And it's dated and decrepit.

Let's get out of here.

Oh, no!

Look at that over there!

-What? -It's worse.

This is all the way through.

And you know what?

Man, this is... -Ooh, that's donezo.

Yeah, this whole floor in this room.

Makes you wonder if water's not, like...

Coming up from the ground?

Yeah, like coming in from the siding or something, you know?

And look at the cabinets.

They're not bad at all.

On a tight flip, these cabinets are not gonna be

the first thing we replace.

I think if you put new floors, new backsplash, new countertops,

this kitchen -- you'll be out of here for, you know,

6,000 bucks maybe 8,000.

Just when I'm ready to write this place off,

I see that kitchen.

Now, a kitchen's often the biggest part

of your renovation budget.

I mean, one this size could easily run 15 grand.

If we can repurpose those cabinets,

we could save a good chunk of that money,

and that could make this flip work.

-The backyard is gorgeous. -Yeah.

There's a crawlspace right there.

We ought to take a look under there.

I want to get to the bottom of the floor damage

in the addition pretty quick.

The condition of that room could make or break this flip.

This has insulation on the rafters up here.

They have, like, Visqueen underneath the insulation.

You can't even see the joists.

-What's Visqueen? -That's plastic wrap.

You're not supposed to, like, close it all in.

-That's Visqueen. -Yeah.

Keith: It's like heavy-duty trash-bag plastic.

Justin: The entire bottom of this addition

is wrapped in a diaper.

-That no one ever changed. -Yeah.

In all my years of flipping, I've never seen this done.

That Visqueen basically traps and holds moisture,

and it's caused the whole floor to rot through.

Whoever did this really created a mess,

and now I'm wondering what else they did wrong.

I got structural concerns.

That room over there with the floor --

the floor's gone.

We don't know what we're getting into.

Okay, well, we need a new roof.

We're gonna keep the kitchen, hopefully.

It has original hardwood floors

that we only have to refinish. -Refinish.

Paint, landscaping, fix that raggedy carport,

cut back these trees in the jungle.

I mean, we're talking like 50 grand in my head right now.

If we can keep the budget at $50,000... $40,000.

I think if we can do it for $40,000 --

The house does not care what your budget is.

It already has been plumbed,

the windows are good, the drywall's good.

So, we're looking at making, like, 60 grand,

best-case scenario with this deal.

Like, I love this neighborhood.

We've got that new school opening up.

This is the beginning of summer,

so we can have this house on the market hopefully before August.

I still don't love this flip, but 60 grand is a nice profit,

and if Ashlee believes in this house

enough to become the budget watchdog,

I guess I'll sign on, too.

Ashlee: I won the team over, and then I won the wholesaler over,

getting a price of $270K even.

We've set the budget on this reno at a super-tight $40,000,

giving us a total investment of $310,000.

Comps in the area tell me

I can list this place at $370,000,

giving the team a tidy profit of 60 grand.

Now I just have to stay on our guys to make sure

we don't spend a single dollar above our budget.

Justin: In order to keep our budget down,

we're not gonna tamper with the layout of the house.

We'll leave the walls just where they are

and upgrade the paint and flooring throughout.

But we will spruce up the back of the house with a new deck,

which will be a great spot for lounging.

And we'll close in that carport at the side of the house,

where we can add a built-in workbench

that will appeal to the handymen out there.

The kitchen is our money room.

It'll get top-of-the-line tile, appliances, and new countertops.

The big question is the cabinets.

We'll save them for last and see

if we can afford to upgrade them later on.

Since this house is already riddled with water damage

and monsoon season is right around the corner,

we're gonna try to finish this house in 6 weeks or less.

Keith: Hey, you with your sparkly car.

Ashlee: You're just sitting there waiting?

We can't get into the house.

Yeah, we're locked out and it's hot.

Today is demo day, but it's not gonna be as crazy as usual

because the name of the game is to keep as much

of the house intact as possible

so that we can maximize our profits.

Justin: All the way through.

First thing is to tackle that rotten floor

in the back bedroom,

which we quickly confirm is a total loss...

Duke: We're gonna replace all this wood.

...so out it comes.

Meanwhile, in the kitchen,

Duke and Keith are gonna carefully remove the countertops

so we can preserve the kitchen cabinets underneath.

Honestly, remember, we don't want to scratch the cabinets,

so when this falls down and scratches the cabinet...

Duke: Oh, my goodness.

...it messes everything up, right? Really?

Don't worry, Ash, we'll be nice and delicate.

We got the base cabinets loose

and put them in the garage for safekeeping.

Now, that gives us the room we need to rip out

all that old tile and drywall.

We also got rid of all that ugly bathroom tile

and sent it to the scrapyard.

Time is money, and the margins on this flip are tight.

I told our contractor, Charlie,

to prep the addition for its new floor.

i think we can get it done for about 2 grand,

and I'm just hoping he agrees.

That's completely ate up.

We thought all this damage was from water

and it was limited to the floor,

and now I'm seeing a wall made out of sawdust.

During the walkthrough, it looked like the damage

was limited to the insulated floor joists and not the walls.

What the hell's going on here?

That's great. I'm doing demo with my boots.

This add-on had some fresh work done to it

just a couple of years ago,

but the damage looks older than that.

So, how did this new construction get so bad so fast?

Charlie: What I'm thinking --

whoever did this, stuccoed this

to cover up a lot of that damage.

Oh, and that would explain why they put the Visqueen

under the framing members -- to obscure it.

Yeah, that's what I would say.

Ho-ho.

Whoever did this took a very dangerous

and probably very illegal shortcut

hiding all that rot in the structure.

That stucco's holding us up right now.

We have to be careful... -What...

-...so it don't fall. -...the hell?

The whole thing could collapse.

My question is -- how widespread is the termite damage?

I mean, we're at 2 grand for the floor alone,

but we could easily be at 8 grand

if we have to replace all the walls.

That's a fifth of our budget just on this one room.

We might have blown this flip already.

Despite the problems we found in the back of this house,

we've got to move forward on the rest of it,

and some new high-end tiles

is really gonna make this place pop.

We're tiling one bathroom with a cool, white honeycomb tile,

and the other with a slick, black tile that's gonna pair

really well with this geometric floor tile

that we've picked out.

In the kitchen, we're going with a more modern,

rectangular tile that's an off-white color

that's gonna give this place a bright, welcoming look.

We also got some good news from the crew

working on the rotted wall.

The damage only extends to the corner,

so we only wound up having to replace part of it.

The crew quickly seals it up nice and clean.

And now we're rebuilding the whole floor,

including the joists and the subfloor.

Ashlee: So far, of the $40,000

we've budgeted for this renovation,

we've already spent $6,900.

That wall repair wasn't as bad as it could have been,

but there's no way we can have any more surprises like that

if we want to hit our mark.

Duke: I'm going to the house to talk with Keith

about the backyard deck we want to build,

and also to see if our waterlogged cabin

has floated away yet.

The rains have come on even earlier than normal this year,

and the roofers have not been able to get here

to patch up the shingles yet.

we have all the wood we need to build

a beautiful deck in the backyard now.

A deck is an inexpensive way to make a backyard pop.

And also, to make the backyard look more inviting,

we're gonna replace all the planks on the wood fencing.

to pick out countertops for our kitchen.

At this point, the smart move is to refinish the cabinets

instead of replace them.

With the look I have in mind,

a really nice white-toned countertop

will bring it all together.

There's not too many, like, white slabs here.

I know. I think they're bought out of all the white.

I guess it's really in fashion right now.

It's trending.

-What about this one here? -Yeah, I love that.

It's got some subtle veining

and, like, some golds and stuff.

Yeah, I mean, it's hard to see it.

That is a dolomite.

It's actually called "Matarazzo."

It's quarried in Brazil and it's got that warm white

you want with gorgeous gray and hints of gold.

Really stunning. -It looks so classy.

I think we can add 20 grand to the sale price of the house.

Oh, my goodness.

But it's such a small kitchen,

and we didn't pay for any cabinets,

so the 3, 4 grand we saved on that,

we'll just spend it on this.

At $48 a square foot, that is one pricey slab of stone.

We need around 60 square feet, so that's about $2,900

and it's probably another 2K to install it.

But the perfect countertop will make the kitchen

very desirable for buyers.

Today, it's time to start putting

our kitchen back together.

So, we're putting up a fresh layer of drywall,

and then we're re-installing the previous cabinets very carefully

so we can repaint them later on.

Justin: Our $40,000 budget has already been carved into

by 16,700 bucks,

and it feels like we've barely gotten started.

Ash and I both thought that that would be enough money

for us to renovate this place,

and I really hope we don't have to eat our words.

Now, the rains have proven that the leaks are worse

than we thought when we bought this place.

We're about to find out how much worse.

Best practice here is to tear out the valley and redo it.

You guys are gonna tear off this whole roof,

you need to do wood repair, and get it dried in.

of about $12,000.

Duke: 12 grand?!

That's nearly a third of our budget!

The thing is, we have no choice really.

Ashlee said she was gonna keep us on track

for our budget on this build.

Well, she's really got her work cut out for her now

because that's one of those hits we just have to take.

I mean, we got to get it done, so let's get it scheduled.

I understand you can't even get started till next week.

That's not gonna happen all in a day, is it?

Weather permitting it, we will.

-In one day? -Yes, sir.

Well, I don't like having to wait,

but at least the work will go quickly.

Now Ashlee needs to find a way to trim our budget

down to size on the rest of this job.

Well, the roof can't be repaired until next week,

but that's not stopping us from making progress.

Our kitchen is really coming together

with this beautiful stone that Ashlee and I picked out.

That's gonna tie in nicely with this trendy

matching backsplash we chose.

It'll be a few more days before the leaky roof gets fixed,

so in the meantime, we're just gonna keep moving forward

and trying to get stuff done,

like painting the exterior.

I chose a very cool, hip, kind of crazy black color

that will make a very striking impression.

We're also painting the carport,

which will remain a carport since the roof repairs

mean we no longer have the budget to close it in,

but the paint will tie it together

nicely with the rest of the house.

On the inside, we're also gonna save a ton of money

by keeping the old floors and refinishing them.

Ability Flooring sanded all the existing floor,

and they also added new wood in the back bedroom.

Now we just need to pick a stain to make it all uniform.

Okay, so explain. What's happening?

So the three over here

are gonna be your oil-based finishes,

so it's a monocoat system, so it's one coat.

-Alright. -And then I just did a dark one

because everybody loves to do dark.

I know, but I'm trying to do something different.

I want to do, like, California cool.

So I painted the house black,

so I wanted something light in here.

I agree, yeah.

Let's do the cool, white-matte looking one.

This light color is gorgeous.

I cannot wait to see how it'll look

when the whole floor is done.

We started with 40 grand for this flip,

and between the money we've already spent

plus another $12,000 set aside for the roof, we're at $32,750.

So we're gonna have to tighten our belt

on every remaining expense and hope nothing else implodes.

Keith: I ran over to the house today

because it's raining buckets

and we just had the floor stripped.

If that water leaks into the house and gets on those floors,

they're gonna be wrecked

and that's gonna cost us thousands.

Keith! What's happening?

Hey. We got big problems.

It's flooding everywhere. -Ugh.

Look. -Oh, my goodness.

This is way worse than I feared.

It was just pouring in here.

It looked like it was raining in the room.

The thing is, this wood is fresh cut,

so it's soaking this up and it's gonna start popping.

[ Gasps ]

We got to try to save these floors.

Ashlee: This leaky roof could almost double

the cost of the floors in this house.

So while Keith is getting the supplies,

Miles and I are here trying to mop up the water.

Just put your feet down.

Keith: I just went and picked up 60 pounds of rice,

and the idea is to mop up any standing water on the floor

and then use the rice to kind of soak up

and draw out any residual moisture

that's already penetrated the wood

and hopefully save the floors.

It's gonna save the day.

-You got this? -Yeah.

Okay.

[ Crying ]

He's very worried about the house.

Keith: The tarp has been penetrated all the way

around the existing ventilation stacks

and the water's getting in.

I got to get a new tarp over top of those stacks right now

to hopefully stem the tide,

keep the water from coming in, and save the floors.

I think that extra layer's gonna do the trick

until we can get this roof fixed the right way.

Okay.

Thankfully the extra tarp that Keith put on the roof

kept any more water from coming in

and the damage spreading even further.

Unfortunately, the rice did nothing to save

the new wood floors, and now they have to be replaced,

adding yet another hit to our budget.

With the new wood down,

Ability Flooring is staining the floors throughout the house

with the perfect light color I've selected.

And I have to say, they look absolutely amazing.

Keith: Meanwhile, Roof Commander was finally able to get out here

and replace this basket strainer of a roof we have.

All the rotten wood is getting removed...

and replaced.

Then, all-new, water-shielding underlayment is installed.

And lastly, the shingles go down on top of that.

This house will stay bone dry now,

even in the biggest Florida downpour.

The good news is the roof cost a tad

less than the $12,000 estimate,

which gives us some desperately needed breathing room

on the interior fixes.

And now that the leaky roof is a thing of the past,

we can patch up all the rotten drywall

and replace the damaged ceilings throughout the house.

This place finally feels livable.

The open house is closing in fast

and this flip is cranking into high gear.

In the kitchen, Deedee and her team from Dewine Design

are painstakingly refinishing these cabinets

by hand with a cool, two-tone color combo that Ash picked out.

Next, we're painting the walls a clean, fresh-white color.

We also have Brownie's Plumbing here installing

our top-of-the-line, stainless-steel appliances

to give this place that nice, modern feel.

Finally, the new front door is here being installed

and painted to replace the one that Keith smashed.

I have to admit, it's a nice upgrade.

Ashlee: We've now spent $37,000 of our $40,000 budget

and we still have landscaping and staging to go.

So it looks like

we're gonna end up going slightly over budget.

But considering the roof and termite surprises we had,

I think we did an absolutely great job

at keeping the expenses under control.

Keith: So we're getting close, the open house is coming up.

I told Duke and Justin that I needed them here

at the house today to check on some last-minute fixes.

But really, I'm calling them over

so I can get revenge for that water prank they pulled on me.

So a couple of hours ago, I got the workers to turn on the water

and fill up a big trash can that we put on the roof

and set up with a pull release.

Now I just got to lure these goons to the deck,

where they're gonna get a taste of some sweet,

soggy justice.

but we have a lot of finishing touches yet to do.

On the outside we're going to clean up the landscaping

by taming the lawn,

ripping out the dead bushes,

and planting some shrubs and flowers.

On the inside, we're installing new vanities in the bathrooms

and finishing up trim and some little details

that the house needs.

Ashlee: The house is finally ready for staging.

I tried to make it super trendy,

so I'm delighted that we're gonna have really cool,

hip furniture and artwork.

Staging day is definitely my favorite.

The colors I've selected, especially in the kitchen,

are really complemented

It kind of picks up in the granite,

We got lucky in this bathroom,

the tub and the shower tile were good enough to keep.

So we put new tile on the floors to kind of update that,

and reusing, which saved us a lot of money, so...

Keith: This new vanity makes a world of difference.

It's simple, but it's really elegant.

Okay, look at the master bathroom now.

Justin: Wow.

Before, this bathroom was filthy,

and it had no character.

That is slick!

Duke: I like the black tile with the veining in it.

It's all marble in the shower.

And look how nice this bedroom turned out.

But now it's a super-cozy master suite.
