Her husband is a firefighter and they are a very tall family.

I think with us being tall, the countertops are a little bit low,

As soon as I walk into a client's house,

the wheels start turning and I start seeing the layout.

Since they're so tall, I want to raise the counters

from the typical 36 inches to around 40 inches.

Then I see making better use of the wall space by getting rid of one of the sliders.

They don't need two of them and this will allow us to expand the kitchen.

What are your guys' styles? Because this is going to be a blank slate.

it'll be much more functional and much bigger for their family of six.

It would be nice to switch the dining room, put it over there

and make this whole area kitchen.

I like the idea of the sink here facing the pool.

Basically every single wall is holding up your second floor.

In some way, some kind...

...we can take out that wall and that side

and we're within budget.

And if we want to take out this wall where

it's two more beams, three more footings, going back to the engineer,

I think worst-case you're going to be at around $10,000.

Extra expenses when you're taking on a big reno are always hard.

I know it doesn't make it any easier, but Kristin and Eric

planned ahead and they put some money aside just in case

something came about.

It's like one of those things without doing it,

you're just still going to have the closed-off feel with a bigger kitchen.

inside of the walls and unfortunately we found a problem.

We got a little bit of an issue here.

So remember this was the wall separating the kitchen area.

So this is the sewer pipe for the upstairs bathroom over there.

- What? - And these are the water lines for it.

We were removing the floor and we noticed some moisture in this area.

And you had two small pinhole leaks in here.

It would be nice to try to get this overhead and not in the slab anymore.

- Mmm-hmm. - As well as move this into the wall here.

- Okay. - So, you know...

We can continue the kitchen.

Yeah, we definitely cannot leave that right there.

What are we looking at cost-wise?

It's not horrible, but I mean probably around 600 bucks,

'cause we've already dug up the concrete right here.

Kristin likes the fridge being as close to the sink and stove as possible.

So swapping it out with the pantry will work great for her.

With this change, they'll get a smaller pantry,

but it'll still be totally functional.

What are we looking at cost-wise?

That part wouldn't really matter as far as cost because

we'll just kind of be swapping.

The only thing though, is I kind of need to know,

'cause we need to run the water line and we need to know which location.

It's always exciting to freshen up my clients' spaces,

the kitchen cabinets are going in, but I don't want the space to get

too far along before we figure out what

we're doing in the living room.

So one thing we could do is just paint over this tile.

- We can paint it a gray color to match the cabinets. - Okay.

We can paint it white and then we could just do a wood mantel, a chunky mantel.

So get rid of this altogether, just paint this tile and be done with it.

But the arch would stay?

And that would be maybe $300.

Or we square this off.

Actually, the firebox is square inside.

So it would just be squaring this part off doing all-new tile,

which I can bring you samples of, or we could do the same tile

that's above the stove, the black and white, doing a chunky mantel.

That because of the labor and the tile,

that option we're probably looking at $3,000.

So obviously it's a big price difference.

What do you think Eric would want to do?

I would recommend doing all the tile because no matter what,

Efficient, you can get from the stove, the dishwasher,

the refrigerator and everything.

And look how tall our counters are.

They are even tall enough for you or maybe too tall.

It's the first time we've never done it this tall, but it looks great.

and I think that was such a great decision.

and we're able to incorporate that and, actually,

Mike added a little door around the corner for you.

So what I love about this kitchen is I feel like

it really definitely reflects both your guys' styles.

A modern farmhouse with the modern elements and the color scheme

and everything.

I like the kind of squared-off handles, the darker cabinets.

kind of, tile, I think, fits in.

Plus, like the fact that we went with the lighter flooring

I think plays so nicely off the gray.

This is like a dream.

We carry the farmhouse vibe through the entire space

by adding the rustic barn door to the entrance of the powder bathroom.

And I'm so happy we could help them finish up their DIY bathroom.
