MINA: Mom and I take on some of the nastiest houses

you've ever seen.

Then we turn those run-down houses

into some of the nicest homes in the neighborhood.

So, Tad is 25 now, I believe,

but he's still kind of living like a college dude,

MINA: Tad is one of my many brothers.

That was like a roundhouse donkey.

Yeah, it was.

He falls right in the middle.

I was going to say he's my youngest

because he acts very youthful at times.

But he's not. He's the middle.

KAREN: I think at his core,

Tad just loves life in every way possible.

So he's always in for having fun and even being ridiculous.

And I don't think that'll ever change.

I think at his heart, he just wants to have fun.

He's been talking about wanting to be, like, "grown up,"

whatever that means,

because right now he lives the life

so we're like -- it could be one of his 20 roommates'

dishes or trash.

So everything just kind of gets pushed to the wayside.

Okay. Like having a little of his own space.

I think starting small for him will help him learn

to manage himself better.

MINA: We have this old garage on one of our rental properties

and we've been renovating the main house.

I think if we convert the garage into a tiny house,

it would be perfect for Tad.

I feel like this is going

to be a cool little thing to check out.

which is this really cool little community of tiny homes

where people can go and experience kind of

so you can store a little bit extra.

They use very light walls.

They create visual interest on the ceiling

that doesn't feel heavy,

and the space is really optimized.

MINA: I think our meeting with Maggie and checking out

what she's got going on

is super helpful to get the creative juices flowing

for our tiny carriage house.

We definitely want to do a loft.

I want to use a lot of light materials, light walls

to make it feel big and bright.

And although we do have some different rules

we're going to have to abide by,

I think a lot of the concepts are very transferable.

MINA: Just south of downtown, Bates-Hendricks is blowing up,

and we've already gotten several houses here.

It's a cool, hip place to live,

so it'll be a fun neighborhood for Tad.

It's an awesome spot, and land is not getting any cheaper.

So I think making use of the existing land

we have is really the way to go. Makes sense. Yep.

MINA: We already own the property,

so there's no cost for us there.

And the garage is currently around 350 square feet.

The plan is to keep the garage foundation

and build a second story, one bedroom, one bath above it.

I mean, it's a little smaller than I remember.

So, my thought is pretty much, layout-wise, just go up.

So keep the garage door there, have an entry door to the left.

Okay. So the staircase goes up in there

KAREN: I can see some cracks in the foundation,

but I don't know how serious they are.

I'm not a foundation expert. Yeah.

There is a point in the deterioration of a foundation

that even I can say that's no good.

You know, oddly, it feels way more spacious without walls.

So, if the staircase can come up here,

it'd probably end a little bit more than halfway with the rise

we need to get.

So, you walk into an open kitchen area

and then back in this space,

we could tuck a bathroom and a bedroom.

And we could trick out the bathroom.

This half, it's public space.

We could keep super-high vaulted ceilings,

and the private space,

we could do regular bedroom-height ceilings

with, like, a loft area on top of.

MINA: We already own the house, so there's no cost for us there.

But the big question is the foundation,

which could run about $20,000 if it has to be replaced.

And the build price, I think without, we're probably looking

at $100,000, so $120,000

if we have to do the whole new foundation.

So small houses don't cost less?

And it's just going to be a rental.

Well, it's for Tad. Yeah.

Next up is we just need to get a decision on the foundation,

if it can be salvaged or not.

So we'll get someone out and make that decision.

MINA: So, I'm out at the tiny house

and I've got Todd and Rod

showing up to make some assessments

that are going to significantly affect our budget.

ROD: We hear you got an issue.

MINA: Well, we just need to figure out

what the plan is to do here,

because if we can go up two stories,

it would be because you guys look at the foundation

and stamp your life away.

Yeah, so we'll do -- it'll still be a garage in the bottom

The only way that you can use an existing foundation

on a one-story structure for a two-story structure

is if you have an architect come in and say,

"Yes, it's sound enough. It'll support it."

They put their rubber stamp on it.

And that's really hard to get

because that's their whole reputation on the line.

I mean, the framing is moving.

I can't tell if the block is.

You got to check the stability of the foundation.

Right now we have a one-car garage,

and I want to have a garage with a small carriage house above it.

But we're not sure we have a solid foundation.

So we have to figure that out before we do anything.

I mean, the framing's moving.

I can't tell if the block is.

Well, notice it doesn't go all the way down.

That's not even a foundation. It's a slab.

They poured a slab and put the block on a slab.

So there is no way you're building anything on that.

That's the answer to that then.

What they've done is they poured a slab of concrete

that they were probably just parking on

and then were like, "Hey, let's build a garage on top of this."

So what all that means is no, we cannot use any of this.

Yeah, not much to it. No, there's really not.

And it would definitely not hold anything.

Unfortunately, replacing the foundation

probably just bumped our cost up about $20,000.

So right off the bat, we have to knock down the garage

and demolish this concrete slab,

then pour an actual foundation and build an all-new garage

with Tad's grown-up space above it.

MINA: Now that Cory and Austin have dug up the old concrete pad,

we have a clean slate to work with,

and Mom and I can work on the floor plans for Tad's tiny home.

Let's talk tiny house.

Oh, let's talk tiny house. I'm super excited about this one.

So on the first floor, we're going to still have

a basic garage, so nothing too exciting there.

But the second story is where it gets fun.

So come up the staircase and you've got this half wall here.

So you can still see we're going to have really high ceilings.

So this area is going to have vaulted ceilings. Okay.

And then this area is going to have regular-height ceilings.

And then there's going to be this, like,

storage loft space above it.

Okay. It's where the bad kids go.

MINA: So, you walk into the living room with the vaulted ceilings,

and to the left is the L-shaped kitchen and dining area.

In this little space next to it

is a combination laundry room and pantry.

And to the right of the staircase is a full bathroom.

What's this? That's a little patio.

Oh, nice. And that faces downtown, so that's cool.

Then over in this corner is the bedroom

with the closet and second bathroom,

and above that is a loft for either storage

or an extra sleeping area for guests.

I originally just had 1 2/2 bath,

and I was like, it looks like there's some room here.

We might as well put a stall shower in there. Okay.

I figured if I could fit it, I might as well. Alright.

It just seems like a lot of bathrooms,

and you know how much I love bathrooms.

I got to work my mind around this.

Two bathrooms. Let's go. Whoo!

the exterior perimeter has been measured off,

and Tad and Cory can finally get started on

digging a new foundation for the new structure.

It's a clay tile pipe that runs right in the way of our footer.

God forbid I leave the boys alone for a second.

It appears something has been broken.

So if you guys get a long enough hose,

you could do some investigation work.

Get the hose and hook it up

and put it in the sewer line

to see if this might be the sewer line.

If it's not, we're good.

MINA: Fortunately, we also own the main house

that we've been doing work on so we can turn the water back on

and see if the cracked pipe is the sewer pipe

or, less importantly, an old drainage pipe.

So I learned this probably second year

of house renovating days.

If you have a pipe that you're not sure what it is,

flood it with water and see if water comes out.

CORY: The worst thing that could happen is

that this bad boy starts letting out water in our trench.

It's gonna be a doozy if it's that sewer line.

The reason this could be so problematic is

because if it is the sewer line,

there is a pretty decent chunk of change involved,

about $10,000.

And I just -- I don't even want to touch that

with a 10-foot pole.

We should see something now.

I mean, I hope nothing ever comes out.

Wouldn't we be hearing it, though?

You'd think it'd be coming out by now.

By process of elimination,

I'm fairly confident it's an old gutter downspout drain.

So we're just going to keep on keeping on.

MINA: With the clay pipe situation resolved,

the team's been able to move forward

with building a new foundation

and have started framing out our new garage in Tad's tiny home.

We're just going to raise that up, and the doorway

will be a little higher, and it'll be what it is.

I am popping in and checking on the boys

because they're getting all the second floor

walls framed up on our tiny home.

TAD: The ceilings are gonna be vaulted,

so we already have these 14-foot walls

and then we're probably going have, at the peak,

Hi there. Hello.

Alright, so we've got Tad's little bachelor pad.

It's pretty tiny, so everything is very light.

Tad's free spirit, and he's really into that, like,

natural laid back kind of vibe.

So we're going to try to incorporate some of that

into the house with some, like, natural inspired finishes.

And as we discussed when we visited the tiny homes,

keeping the colors light

will make the space feel bigger.

We've got the hardwood floors.

We're doing white cabinets, butcher block counters.

The backsplash just kind of like a mash up of these two

because it's this leaf shape,

but it doesn't have any of this.

I just didn't have a sample. Okay.

So it's just Carrara marble weaves,

and Tad, like, comes off as, like, super manly man,

but he loves his Carrara as much as I do.

And then bathroom tile.

I just wanted to do something big format

to make the space feel a little bit bigger

so it wasn't quite as busy.

And then everything else is just simple,

like grays, beiges, and outside,

I want to do more of a green color,

since that's Tad's favorite color.

I think it's this color.

Or, no, it's Rocky River, is the outside siding color.

Just wanted to do something a little bit different. Okay.

I think as we go along, we're going to need to figure out ways

to make the best use of all the space,

like figuring out a pull-down workspace

or some kitchen space saving designs

and how to best use the loft

because there's so much space up there. Mm-hmm.

Right now, what it will kind of look like with our roof line

is have that kind of angle.

This would be where our ladder goes up. Okay.

So I think in these spaces, doing some kind of...shelving.

Or, like, mix up the shelving. I don't really know.

Okay. I think doing something there would be cool.

Well, if it's shelves you're wanting,

maybe we could get the Iron Timbers guy to come build them.

Yes, they're very good at that.

It's going to be little, but it'll pack a punch.

On the exterior, the siding's going up.

Inside, we've got drywall in.

Since we want to keep the final look of the bachelor pad

a surprise for Tad. we've banned him from the property

until everything is finished.

so I'm hoping that they can help me hone in on his style

Basically, you should be able to throw it off the second story,

and it'd last.

So, the goal for today is to find something that is durable,

So, he can use it as a coffee table.

He can fill it with all of his treasures.

And we found the perfect trunk coffee table.

It's made of mango wood, so it's not super heavy.

So when Tad has guests over, he can move it around.

And it opens up and has tons of storage.

You could put a 50-gallon trash bag in here

to make it waterproof of sorts and then put your beer in there.

and we're hanging out in the space and we can say

we had a little bit of an influence

MINA: At Tad's bachelor pad,

the natural-looking, dark oak laminate floors

are being installed,

which will warm up all the white kitchen cabinets.

The clear-tile backsplash in a lead pattern

and wood butcher-block countertops

really help to bring together that natural feeling Tad loves.

We're also painting the walls a light sand color

that will give the space a little bit of warmth

while still feeling light and spacious.

And we're balancing out some of the lighter colors

with some black fixtures to give the space

a nice masculine touch.

-Good morning, Cory! -Good morning!

MINA: And today, Mom and Cory are working on giving Tad

a multipurpose area for dining or working

that doesn't take up much space but has plenty of style.

-That's our Murphy table. -This dog's gonna hunt, baby.

Yeah. Carlos did an amazing job revamping --

Look at -- Carlos is over there just smiling.

CARLOS: I'm just smiling over here.

CORY: We just finished up the backsplash yesterday.

-I -- It looks fantastic. -Yeah.

I love this tiny house, and I 100% would live in it.

I think it's adorable. -I would definitely live in it.

It's the perfect size for one person. Perfect.

MINA: Our green paint is up on the exterior,

and it feels masculine

and fits in with the nature vibe we're going for.

I think Tad's gonna love the color.

And we're also laying gravel in the driveway.

And today we've got the Iron Timbers crew coming by

to install shelving units in the loft space.

-I like these a lot. -Okay.

We figured you would. [ Laughter ]

'Cause it's a little more complicated?

-That's right. -Yep.

And we're fine with that.

MINA: So, in the loft area, there's these two spaces

that look, like, kind of down into the living room,

and I think to create, like, a feature space,

so when you walk in, your eyes are drawn up,

we put custom bookshelves in there

and tchotchke books, records, whatever.

Oh. I thought maybe you wanted to put shelving up to keep Tad

from jumping over the railing

or swinging on a rope to the kitchen countertop.

It will do that, too.

-What kind of wood is this? -Tulip poplar.

That is beautiful!

MINA: Since we're going for this natural vibe

for today's bachelor pad,

I want to go with something really light.

So the boys decided to use a tulip poplar

for the built-in that I think's gonna look really good.

Bonus -- tulip is the state tree. Wonderful.

And the lightness is contemporary,

but it'll add more.

We got Tad a new sleek bed frame with built-in storage

to save space so he can sleep just like a real adult.

And Carlos' wooden ladder he made for the loft

fits in perfectly with our natural style.

MINA: We really wanted to surprise Tad,

so we haven't let him see the space

since the drywall went up.

With all of the final touches coming together,

will be ready to show Tad his new nature-inspired bachelor pad

in a couple of days.

This space needs to feel young and modern and mature,

so we're using a lot of neutral woods, baskets,

earthy plants, and organic objects.

TAD: To be progressing in the company

and managing all these projects,

and it's something where I look back at,

it's really cool that I've come this far

and I'm moving into a space

that kind of represents the growth.

I think it's incredible.

I love the height that we got on the second floor.

Usually when we build carriage houses,

we don't have this kind of height, you know?

So, like, when you're coming up the stairs

and you can see how big it is, it's beautiful.

Might not be tons of square footage,

but there's tons of space.

So, spent a little bit more than anticipated

because the foundation was just complete crud.

I'm broke, okay? I'm broke.

The rent. The rent is what you said it is.

It can't go up any higher. We're stuck there.

MINA: We already own this property,

so there was no cost there.

In all, we spent about $120,000 in renovations.

The value is about $120,000, but I made the space for Tad

so he can rent it as long as he wants.

I think it's just gonna appreciate in value, so...
