but he's still kind of living
like a college dude,

MINA: We have this old garage
on one of our rental properties

and we've been renovating
the main house.

I think if we convert the garage
into a tiny house,

and we've already gotten
several houses here.

It's a cool, hip place to live,

we have is really
the way to go.

own the property,

And the garage is currently
around 350 square feet.

The plan is to keep
the garage foundation

and build a second story,

if we have to do
the whole new foundation.

And it's just going
to be a rental.

The only way that you can use
an existing foundation

on a one-story structure
for a two-story structure

is if you have an architect
come in and say,

It's a slab.

They poured a slab
and put the block on a slab.

So there is no way you're

What they've done is
they poured a slab of concrete

that they were
probably just parking on

and then were like, "Hey, let's
build a garage on top of this."

So what all that means is
no, we cannot use any of this.

not hold anything.

So on the first floor,
we're going to still have

a basic garage,
so nothing too exciting there.

But the second story
is where it gets fun.

So you can still see we're going
to have really high ceilings.

So this area is going
to have vaulted ceilings.

And then this area is going
to have regular-height ceilings.

And then there's going
to be this, like,

storage loft space
above it.

So, you walk into the living
room with the vaulted ceilings,

and to the left is the L-shaped
kitchen and dining area.

In this little space next to it

is a combination
laundry room and pantry.

And to the right of the
staircase is a full bathroom.

What's this?
That's a little patio.

And that faces downtown,
so that's cool.

Then over in this corner
is the bedroom

with the closet
and second bathroom,

and above that is a loft
for either storage

or an extra
sleeping area for guests.

I originally just had
1 2/2 bath,

and I was like, it looks like
there's some room here.

We might as well put
a stall shower in there.

we also own the main house

that we've been doing work on
so we can turn the water back on

and see if the cracked pipe
is the sewer pipe

or, less importantly,
an old drainage pipe.

So I learned this
probably second year

of house renovating days.

If you have a pipe
that you're not sure what it is,

flood it with water
and see if water comes out.

CORY: The worst thing
that could happen is

that this bad boy starts
letting out water in our trench.

It's gonna be a doozy
if it's that sewer line.

The reason this could be
so problematic is

because if it is the sewer line,

there is a pretty decent
chunk of change involved,

about $10,000.

And I just -- I don't even
want to touch that

with a 10-foot pole.

We should see

Alright, so we've got
Tad's little bachelor pad.

It's pretty tiny,
so everything is very light.

Tad's free spirit,
and he's really into that, like,

natural laid back
kind of vibe.

So we're going to try
to incorporate some of that

into the house with some, like,
natural inspired finishes.

And as we discussed
when we visited the tiny homes,

keeping the colors light

will make the space
feel bigger.

We've got
the hardwood floors.

We're doing white cabinets,
butcher block counters.

The backsplash just kind of
like a mash up of these two

because it's this leaf shape,

but it doesn't have
any of this.

I just didn't have a sample.
Okay.

So it's just
Carrara marble weaves,

and Tad, like, comes off
as, like, super manly man,

but he loves his Carrara
as much as I do.

And then bathroom tile.

I just wanted
to do something big format

to make the space feel
a little bit bigger

so it wasn't quite as busy.

And then everything else
is just simple,

like grays, beiges,
and outside,

I want to do more
of a green color,

since that's Tad's
favorite color.

I think it's this color.

Or, no, it's Rocky River,
is the outside siding color.

Just wanted to do something
a little bit different.
Okay.

I think as we go along, we're
going to need to figure out ways

to make the best use
of all the space,

like figuring out
a pull-down workspace

or some kitchen space
saving designs

and how to best use the loft

because there's so much space
up there.
Mm-hmm.

Right now, what it will kind of
look like with our roof line

is have that kind of angle.

This would be where
our ladder goes up.

So I think in these spaces,
doing some kind of...shelving.

Or, like, mix up the shelving.

which will warm up

The clear-tile backsplash

and wood butcher-block
countertops

really help to bring together
that natural feeling Tad loves.

We're also painting the walls
a light sand color

that will give the space
a little bit of warmth

while still feeling
light and spacious.

And we're balancing out
some of the lighter colors

with some black fixtures
to give the space

a nice masculine touch.

coming up the stairs

and you can see how big it is,

because the foundation
was just complete crud.
