for all the fun and the cool stuff.

mina: We are headed to our palmer street townhouse.

So we've been renovating the other side for months now

and kind of just been focused on that

so haven't even stepped foot in the east side

since we started. Uh-huh.

So it's gonna be super fun.

-So it'll be fun. -Yeah.

I love this neighborhood.

I'm loving it more and more and more.

Yeah, and the prices in the old southside neighborhood

are still low, but it won't be like that for long.

With its proximity to downtown and charming older homes,

I think prices in this neighborhood

are gonna go up fast.

I'm so excited for this neighborhood.

And I feel like this is really gonna be

a good-size starter home.

So right now it's broken up --

living room, dining room, kitchen.

But then upstairs, it's 3 bedroom and 1 bath.

So we're gonna take this 3-bedroom, one-bath

and turn it into a 2-bedroom, 2-1/2-bath...

-Makes sense. -...Like the other side.

We were able to buy this side of the townhome

for $30,000,

which is what we paid for the other side, too.

And it's about 2,000 square feet.

We're finishing up on the left side.

And I think having that one done

is gonna help this other one sell,

and being under way on this one on the right

is gonna help the other one sell.

So my thought is with the whole juliet balcony,

we could do that off the side in the dining room

to get more, like, the vibe of indoor/outdoor space,

even though you don't really have the outdoor space.

And my concern was, really,

do we want the vibe of an alley in the dining room?

I mean, it's very urban.

Mina: Upstairs, it's 3 bedrooms and 1 bath.

Karen: Let me see.

So up here is identical layout to the other side.

Bedroom, bathroom.

Reconfigure the bathroom a little bit,

but this would stay the same. Keep this the same.

And then these two spaces

we'll turn into the master and the en suite. En suite.

Mina: Mom, grab one of the poles out of that closet

and pop a piece of ceiling up.

Oh, wow. They dropped it like 6 inches

unless it's a drop on top of a drop.

Uh, that looks like -- go somewhere.

That looks like plaster.

That's such a small distance to drop the ceiling.

I really thought we were gonna get more height than that.

You know, on the front of the house,

there's the gable that faces the street. Mm-hmm.

Can we take advantage of that vault from the gable

and maybe go up a little more?

-That's a budget question. -All right.

If you can find the room in the budget from somewhere else,

then maybe.

We've got a lot to do here.

Outside, we need new siding and paint

that will be different than the other side

but still complementary.

Upstairs, we want to combine two of the bedrooms

to create a master suite.

And downstairs, we'll remove some walls

to create an open floor plan

and add a juliet balcony to the dining room

to make the space feel larger.

We bought this side for $30,000.

The renovation -- I think if we can keep it

around $125,000 in,

so we're all in around $155,000.

I think we could sell it for $180,000, so...

It's just gonna be challenging. Yeah.

So what's on the plans

is a juliet balcony in the dining room

But when mina and I did the walkthrough

and we talked about it, it doesn't make sense

because the doors open into the dining room.

That takes 3 feet of swing.

And you're looking out onto the alley.

So let's ditch that, and let's take that money

and put it upstairs to vault the front bedroom.

Mina's not here, but she put me in charge today,

and I feel like she would agree with me.

We got to pull down this drop ceiling.

Karen: We need to tear up the ceiling in the front bedroom

so that our contractor, terry, can figure out

if the cost of vaulting the ceiling is the same

as the cost of the juliet balcony and french door,

or mina won't agree to the cost.

So we're not gonna put the juliet balcony downstairs

But the idea was to spend it vaulting this ceiling instead.

Speaking of the master bedroom, I talked to terry and he said

we can vault to ceiling in that master bedroom

if we get rid of the juliet balcony and the french doors,

and he won't charge us anything extra.

-I don't think we can do that. -Why not?

Because we've already submitted these plans to the city,

and it's a matter of money and more importantly, time.

We're gonna have to resubmit.

And I just don't know if that's an option.

mina: Framing is in full swing

over on the right side of our palmer street townhome,

and the windows are going in.

I talked to the team about mom's idea to swap the juliet balcony

for raising the ceilings in the master bedroom.

But since the plans were already submitted to the city,

it would take time and money,

and we don't really have that to make the change.

And since our margin's already pretty small in this budget,

my team and I decided to just keep the juliet balcony.

about how we weren't doing this.

Instead, we were popping up the ceiling

and we were trading it out, and it was an even-steven.

I roll up, and I'm very perplexed

'cause there's a giant hole in the side of the house

where it looks like french doors are gonna go.

I do remember talking to you about it now. Yeah.

And cost, I was like, "great, cool, whatever."

and then I ran it by kelsy, and she reminded me

of the cost and the time frame.

And then it got vetoed 'cause we didn't have that time.

Somehow someone decided none of that was happening,

and no one told me.

So I'm just finding it all out today.

We have the time.

If we had put the change in and just taken the doors out

and put it in for review, there'd be no door here.

We wouldn't be able to do any work.

Because the plans wouldn't have been approved.

I am no longer an owner of the company.

I was a founder, and I worked there for many years.

And now I have no decision-making power

in the company at all.

That's important.

Mina is the decision maker in the company,

and I respect that.

and then it doesn't happen.

We had an agreement that we weren't gonna do

So I want to do the same accent color to keep them cohesive...

So we've got white quartz countertops on the island,

and then we're gonna do a butcher-block

wrap around the "l."

you know what? That's gonna make the island really look

like an island in the sea.

That'll be nice. Yeah.

This one's marble, and this one's ceramic.

There are backsplash options,

and they're very similar when they're laid out. Yeah.

But this one is like five times the cost of this one.

Well, and also, if it's backsplash in a kitchen,

I would be happier with this. Less grout lines.

This is absolutely beautiful. I love that.

So that's in the bathroom.

I think it's gonna be a really cool combination of things.

mina: Our palmer townhome is getting a new coat

of classic crisp-white paint outside

as well as on the inside, which is brightening things up.

And I can't wait to see the dramatic high-gloss

black paint on the staircase.

It's definitely the drama we wanted.

The staircase is so pretty.

I think high-gloss black is definitely

more greenwich village vibe.

So a few weeks ago, we met at our doctor's office

at the fertility clinic to start ivf.

And today is not only my birthday.

It's the day that I start injections.

This guy screws on here,

and it's got a little stabby thing.

I don't know if you can see that little, like,

white pill on the bottom there.

One tube of saline,

six tubes of medication.

We do this, we do this.

And we take all the saline out of one.

We squirt the saline into this one.

And we give it a little shake-shake-shake.

And then you do that six times.

In addition to giving myself injections every day

for the next two weeks,

I also have to be going to my doctor's

about every other day to be monitored.

So I'm not able to spend as much time as I would like to

right now at our duplex.

And I know mom is on the road to retirement,

but I'm gonna have her post up,

stick around for a little bit longer

since I'm gonna be a little mia.

God, the needle doesn't hurt at all.

It's the medicine.

but really it's just like a fancy chair rail.

We want it to tie in to the staircase

so that it's, like, that greenwich village vibe.

-That's better. Is that better for you?

Yeah.

Mina: Everything is moving right along

on the right side of our palmer duplex.

Outside, we're installing the railing for the juliet balcony.

Yeah. They don't teach you that in shop class, do they?

And we're using the same wood spindles

as the front-porch railing for a cohesive look

throughout the property.

We also decided to add an artistic panel insert

for the balcony to really give it some visual interest

since it overlooks the alleyway.

Inside, the team's installing

the white geometric tile in the bathrooms,

which is really gonna make the rooms feel big and bright.

We're also making great progress

installing our light-gray kitchen cabinets,

which, combined with our patterned backsplash,

will give this space that funky greenwich village vibe

we're going for.

And m.J. And cory are finishing up

the judges paneling under the staircase,

and I can't wait to see how it turns out.

and do all of the actual woodwork in high gloss.

My favorite thing is that now it, like,

feels like a dining room.

Having an open-concept floor plan --

I mean, it's exactly that.

So something like this, like the paneling on the wall

that defines the space is helpful.

So it doesn't, like, visually break the space

in half like a wall,

but it says, "this is the dining area."

mina: Did you guys stay under budget?

I think we spent around $70.

Today, cory is joining me in my little projects base,

and he is going to help me weave a bed.

During demo, tad delicately removed

our front-porch railings,

and I know exactly what to do with them.

There's no way I can compete with that.

I could have just refinished the porch railings,

but since we're going with a greenwich village theme,

I've decided to weave jute twine

between the posts for a sort of funky bohemian feel.

And the theme is called dreamweaver.

And it turns out my cat river is more help than cory.

Tie a little knot. -Mm-hmm.

Glue. There you go.

Yeah! Ooh, I felt that.

Yeah? All right. Another knot.

As soon as you're ready, we'll pull the lamp in,

I thought the only thing better

than a headboard and footboard wrapped in twine

was a hanging lamp made out of twine.

I practiced on a balloon, and it didn't work at all.

It went terribly wrong.

So my next iteration was one of those bouncy balls...

-Yeah. -...That kids bounce on.

And I thought, "this should be okay."

cory: Did you say you were gonna soak this whole thing

in clear glue? Yeah, it dries rigid.

-Uh-huh. -And it's going to be perfect.

And then this ball goes away when we're done, right?

Correct. There's a little pin in the bottom

that keeps it blown up, so we just take the pin out,

let the air out, slide the ball out the top.

Karen: I can't wait to take the balloon out.

So it is all very open-concept.

We got it, the living room,

the dining room, and the kitchen

were all divided by walls.

one of the things that we were able to keep, though,

was the staircase, which is original,

and we just left it, like, with all its little nooks

and crannies and painted it black.

I think because everything else in the house

is so light and bright,

it's a really, really cool, like, feature focal point.

That's the first thing I noticed when I walked in --

the stairway.

It anchors the room. I love it.

the detail on the side going up the stairs is great.

We used the judges paneling 'cause it's so open-concept.

And then these french doors flanking the dining room

kind of establish the space.

And because there's no outside space,

when you open these up,

it just kind of lets in some, like, more natural light,

makes it feel a little bit bigger

so you can kind of have indoor/outdoor vibe.

I love that it sort of blocked in so the dog would be okay.

-Yeah. -I could open the doors.

And we have a four-person table,

but you could get something much bigger in here.

Yeah, our table would look perfect in here.

We did the soft-gray cabinets

and then mixed up the countertops

for that kind of, like, eclectic,

layered, textured look.

So we've got white quartz on the island

and then butcher block around the outside,

backslash accent.

I'm just surprised at how much counter space there is.

So to make a master suite,

we took the bedroom that was adjacent to this

and turned it into your master en suite.

So, overall, we've got 1,280 square feet,

And it's not on the market yet, but we'll list

probably in about a week or so for $200,000.

Mina: So we bought this townhome for $30,000,

and we spent about $125,000 in renovations.

So we have $155,000 in it,

and we're gonna list it for $200,000.

while jeff and jen decided not to buy the townhome,

we did get a full-price offer at $200,000

just a couple weeks later.

And that gives us a profit of $45,000.

And now we have more money that we can put back

into the neighborhood.

We've now renovated a handful of projects in this little area,

and every project we do adds value to the neighborhood.

Better neighborhoods, better communities.
