so, this neighborhood is like stuck back in the '60s.

All the neighbors know everybody.

They all come out in the morning at the same time.

I'll be a friendly neighbor and I'll fix the gnome.

They fix each other's gnomes.

So, it's definitely one of those neighborhoods

where you can tell everyone's really friendly,

lots of kids around.

Do you guys like living here?

What would you say is the weirdest thing in the house?

My dad.

So what do you guys think, though?

I mean, what made you fall in love with this area?

I love this neighborhood.

The neighbors are fantastic, we're close to everything.

You can walk to anything you need to get to.

Yeah, we really did spend a lot of time

trying to settle in this neighborhood.

So first and foremost, that's what got us here.

-Well, that's great. -We moved in 10 years ago,

but this house was the worst house on the best street.

And then, you've done some work to make it the best?

I've done as much as I can.

It's not the best, no. [ laughs ]

we bought it off an old lady, it was definitely a fixer upper.

It needed a lot of updating,

but we had three kids under 2, so we had no extra time.

It's better now.

So, renovate or raise the kids. That's been the last 10 years. Yes.

Yes, now we get the best of both worlds.

If we renovate the house,

you have to promise to keep it clean.

Mark and colette have spent the last 10 years

focused on raising their kids.

But now that they're out of the baby years,

they want to shift gears and focus on their home.

That is not a real closet.

It's kind of just -- they blocked off a corner

so we could shove stuff in it. -Oh.

You can only put one coat in there. Yeah.

We can definitely give you something better than that. Mark: Yeah.

You changed the window and what happened to around the window?

We ran out of money. [ laughs ]

right, and I was going to do that.

It was on the to-do list.

My philosophy is if the problem is fixed, it's good enough.

Well, because there's no more cold air.

Yeah, as long as it's keeping the drafts out.

It's not the home that we like

to invite our neighbors over to say,

"hey, look at our house," there's no pride of place,

but we do really love it.

So, I love this room at christmas time.

This house looks so much better at christmas time.

with having three kids at once.

I would like to see a gorgeous fireplace.

I think that fires are a very attractive,

family-oriented christmas morning type thing.

I think between the dining room and the living room,

the separation is good.

We've gone back and forth over, I mean,

the years about that one.

This is where you're serving family meals

and fancy dinners. How do you use it?

Yes. This is where our kids like to read.

This is where all our homework takes place.

Every birthday party was held in here.

If anyone knows how important music

is to a household, it's us.

Music played a huge part in our lives growing up.

There was always a guitar around

and we'd sing together whenever we got the chance.

Well, and we still do.

So, we'll make sure that we create a fun, open space

where mark can lead the family jam sessions for years to come.

But if this is the heart of your home,

the dining room is where everything happens.

We want to definitely make it more functional for you,

Jonathan: It feels like, to me,

this is probably a chaotic kitchen.

Very much so, yes. We're five people.

Everyone's got to eat. We're busy.

Mark's doing chin-ups, I'm unloading the dishwasher,

there's kids who want snacks,

and we have this much counter space to get it all done in.

Yes. So, it doesn't work in that sense.

There's only one thing that I like in here,

and that's isla's work.

I think she is definitely an artist.

She is, yes.

All right, well, we can definitely

improve the form and function.

It would be a full gut on all of this.

This wall, would you be okay with taking out?

-Oh, yeah. -Oh, yeah. Yeah.

Okay, so, it's just the other areas that you want to keep?

Is there anywhere else in the house

that you want us to focus on,

or is this the majority of the work?

The master bedroom.

Lots of couples prioritize their children's needs over their own,

Oh, but with the kids getting older,

Drew: Yeah, I see you added a wardrobe

Oh, it's because you only have the little tiny closet.

The wardrobe became a necessity,

because when we bought this house,

this was a rental unit.

There was a sink and stove in there,

so we ripped it out to turn it back into a bedroom,

but there's a big giant hole in the floor.

You know, I can think of a better solution

than just putting furniture over a hole.

Yeah, but this is so much easier.

So, you need a proper closet.

It could feel a lot nicer in here.

A lot more comfortable.

It's been like that for 10 years, yeah.

Yeah, you need a little bit of pampering yourself, too.

-Mm-hmm. -Yeah.

Jonathan: To give you the clothes storage

that you obviously need,

I want to try and snag some square footage

from the next room and open it all up to this side.

Then, we could get rid of the bulky wardrobe,

and turn this room into a dream space.

Sounds great. We want to make sure that you can just be the great

parents that you already are,

and we'll focus on making this house beautiful.

This comfortable family home

has three bedrooms on the second floor.

The two kids' rooms are already in good shape.

Jonathan: So, our plan will focus on

improving the master bedroom,

as well as a complete update on the entire main floor.

I feel ready. I feel like it's time.

It took 10 years, but it got them to where they wanted to be.

They will never have to utter the words "good enough" again.

This is the moment you've been waiting for. All right.

So as far as demo is concerned, we can pop these cabinets down,

we can get out some of our appliances,

maybe like the storage over here,

and then we can get into some floors,

but how is it gonna feel to have it transformed

into something completely different?

Bittersweet, like, I painted these cabinets

when I was nine months pregnant

and I could barely even fit in this kitchen

because it's so narrow, so I will miss that memory,

but I'm so ready to replace it with a better one.

No question that it's hard to say goodbye

to some elements of your home,

but we always like to do our best to hold on

to some meaningful pieces

that continue the old memories into the new home.

The main plumbing stack is running

right through the kitchen and take my word for it,

that accidentally busting open would be a nasty situation.

So once they get the plumber here, he can deal with the stack

and then we can finish ripping out the kitchen.

For now, we'll move on to the floors.

Did I mention I did these floors?

Yeah, I can tell. That's all right.

You're also gonna be the one who takes them out.

-All right. -Grab my six-foot pry bar

and start in the kitchen and get right underneath. Let's do it.

Oh, the original floors are still there.

Any time I see new floors laid over top of

who knows how many layers of old flooring,

alarm bells start going off in my head.

You know what, actually I just noticed that might be asbestos

tile underneath the flooring in the kitchen. Okay.

Well, if it isn't my old arch nemesis, asbestos.

Not good.

That might be asbestos tile underneath the flooring

in the kitchen. -Okay.

Once you find material that might have asbestos in it,

you have to leave it undisturbed until it's tested.

So what I'll do is I'll actually have them test

and see if that has to be abated.

[ grunts ]

but we can still take up the rest of the flooring

in the dining room, which mark installed

on top of the original hardwood.

See? Comes out a lot faster than it goes in.

Does it hurt a little bit, right here?

The floors underneath actually look pretty good.

They're coming out, too, so...

I'm not that attached to them.

Jonathan: These original floors have seen some wear and tear.

We'll replace them and do consistent

flooring throughout the entire main level.

Everything will be beautiful.

That wall will be gone, but we can't do any of that

until we get the results back for the asbestos.

Well, what a cute neighborhood.

Yeah, I love all the old trees.

For the past 10 years mark and colette

have been dreaming about updating their home,

but they haven't been able to nail down a specific style.

So for a little inspiration,

I'm showing them this super modern house.

Yeah, I mean, this is a lot like your neighborhood,

and this house is gonna give you inspiration

for what we can do inside your house.

-Wow. All right. -All right.

It's almost identical to your house. I was gonna say.

I'm like, "this is not quite the stretch here." are we in the right place?

While this house has a much bigger footprint than theirs,

it's bright and airy and it has some cozy elements

that I think will really appeal to them.

This is sort of like the ultimate inspiration board

you're gonna be building. -Okay.

-Wow. -Holy. What?

Yeah, it's a real fixer upper, you can see. Wow. [ laughs ]

so this house, I mean, it's a beautiful home.

It's true.

But it's already showing me, as soon as you walk in the door,

some of the things that you were asking for with your house. Yeah.

So what are the first things that jump out to you?

I love the floors. I like the light color of the floors.

Yeah, and it's like there's no seam.

It's like it's one, giant piece of wood.

They're beautiful hardwood.

Do you guys like a really wide board?

Do you like the size of this?

Well, I would have said I liked really thin,

because in our older home it had really thin floors,

but this has really impressed me.

And so color wise, you can see there's a little variation here,

but it's pretty well a mid-tone color.

Do you like that?

I do and it looks like you see

a lot of the natural textures, it looks like real wood.

It's not heavily varnished. It's not too shiny. Yeah.

Oh, yeah. Okay, good. No shine. I don't like shine, either. I don't like shiny floors.

Shine belongs in some places.

Yeah. [ laughs ] that shine's okay, yeah.

Over here to the dining room.

I love the table.

It's got that '70s retro feel, which I really love.

I'm kind of an old school kind of guy like that.

But it's modern at the same time.

Yeah, it has my, like, country wood feel to the top

and then modern at the bottom.

So this is a good example

of how we can bring your styles together. Two together.

Now there's one thing that I'm noticing.

This is obviously a massive space.

They have lots of room here. -Right, right.

You don't quite have that kind of space in your house. No.

What would you think about doing

a built-in banquette for some of the seating

because that will actually shift the entire table closer

to the wall and save you a few feet.

That's a great idea.

I like the idea of the banquette seating

because I picture birthday parties with 12 kids

wrapped around, you know, shoulder to shoulder.

Yeah, fit more butts in on the bench.

-Yeah. -Yeah.

And it can give you more storage.

-I mean, that's an option too. -Awesome, yeah.

Come on into the living room.

Look at this. I like how bright it is in here.

All the windows and then the light coming in.

I like that while it's still a modern space,

it has this, like, comfy, overstuffed family couch.

I like that it's brought the two moods together.

And you know how best to test how comfy that is?

-Oh. -Whoo!

-[ gasps ] oh. -Oh.

-We'll take this. -Right. This is a great couch.

I like a family feel.

I want it to be a traditional family home -- mm-hmm.

...But updated and modern in finishes.

I like the idea of the gas fireplace.

You know, sitting back, glass of wine,

relaxing after the kids have gone to bed,

romantic music on the record player.

Oh, this is how he wooed you.

Wow, there we go, right?

And from here we've got this open flow

right into the kitchen.

So, this is what I love.

You're in the kitchen, you have family over, friends over -- yes.

...You can actually be a part of the conversation. Right.

I think that would be great in our place,

because I always feel cut off.

I like that it actually has both dark and light colors.

I like the two-tone.

Two-tone countertops are a great feature in a kitchen.

For this to work, you'll need a space

that has two separate counter areas,

such as an island and a perimeter top.

I like to use the more modest selection for color

on the perimeter and then keep the showstopper for the island,

which is literally the center of the room.

If we do that, we'll probably

want to go two-tone for the cabinets.

Yeah, and I really like when the base cabinets,

like dark base and light uppers.

Okay, that's good to know.

I think there's also a lot of storage here,

which we lack in our place. -Yes.

Your home is small, so we want to optimize every inch you have

and give you all the storage you need.

And the gas range, we've never owned a gas range. No.

So, I think it would be really exciting to have a gas range.

I like it. I like the way it looks.

Good. Good. Now, you see here,

they actually have a slab style backsplash.

They took the same quartz material

for the countertop and went up the back.

I actually prefer it being a bit more of an artistic statement

on a backsplash, like, it's okay to be a bit bold. Okay, perfect.

The backsplash is a great spot to introduce personal style.

A surprising texture or pop of color

in a kitchen goes a long way.

Okay, so let's check out the master bedroom.

-Wow. -This is insane.

It's very simple in here, but it's very fresh and clean

and to me it gives you that zen vibe.

I love it.

I think we're ready for maybe a bit more of a retreat. Yeah.

We actually could spend some time in there and hang out.

-Spend some more time. -Hang out.

Yeah. Just hang out.

This is great.

So, this is actually more information

than you probably think you gave me -- right.

...But I'll give all that to jonathan.

He'll come up with a couple of options.

In a matter of no time, we're gonna have you back

over to the house to a little sneak peek,

and then we'll move forward. -That's great.

Mark and colette are ready to make their forever home

more open and functional.

They both like warm wood elements in the decor,

and they love the natural hardwood floors

flowing seamlessly throughout the home.

A big kitchen island with added storage is a must,

with open sight lines to the dining room.

And they'd like a living room couch

that works equally well for cozying up

with the kids in front of the fire

and for relaxing once the kids are asleep.

And last but not least, a calm master retreat.

it turns out that not only did our floor tile samples

come back positive for asbestos,

but as we dug deeper, there was asbestos in the walls, too.

So, that means we basically have to gut the main floor,

and the last thing you want to do is tell a homeowner,

"hey, you're 13k in the hole,

and we haven't even started yet."

that is a big chunk of the budget,

but when it comes to your forever home,

safety is the number one priority.

-All right. -Ah, ah, ah, don't touch this.

-What? -This is mine.

Never touch another man's magic trick.

You're not doing the --

was it graduation you pulled the tablecloth off

and everybody's dishes went down on the ground.

Yes, I broke everything. This time I'm not going to.

All I'm gonna break are your expectations

because this house is gonna look amazing.

I almost broke it. Okay. It was close.

Anyway. Don't have a ton of samples to go over,

but a few key things.

Keep in mind, when we originally walked through the house,

they were saying they don't want to fully open things up.

They like the idea of a little more sort

of a traditional layout.

However, the house tour was good

because it showed me that they are willing

to go more contemporary with some of their materials. Okay.

For wood tones, let's start with the floors.

I mean, anywhere in here is nice,

and they also don't like that high gloss that was here before.

So, natural, muted tones.

And see...[ groans ]

that is what they had before.

It was really dark, really red.

So I'd love to just freshen things up

with something lighter. -No red, no shine.

All right.

So, for cabinets, I brought some options.

They like a two-tone, but I thought maybe with white.

Something like this or that. -I like that.

You could even do something, too, like if we wanted

to do the two-tone.

For the countertops,

we could do the light quartz on the perimeter

and then the black for the island.

I think it would be too dark to do everything like this,

but yeah, that would be nice.

I like it. I like it.

Now for my final trick. What's the magic word?

just to deal with that asbestos.

Yeah, well, the most important thing is every scrap of

it has been removed, and they'll never have to worry

about what's hiding behind the walls.

I hate to break it to you, but the biggest hit

that we took to the budget was all the asbestos removal. Right.

So we had asbestos in compound, in popcorn ceilings,

and things like that -- $13,000.

13,000 of your budget is already gone.

You look scared.

-It's terrifying. -Yeah.

It's terrifying. We never know what can happen.

When we're done, we know that everything will be safe

and everything will be done right. Right.

But it's depressing to see that money go out the window.

-Yeah. -It is. But at the same time,

because we have no intentions of ever moving,

it is comforting to know that it's finally done right.

And you can't put a price on safety.

-No. -The safety of our family,

of our kids, of ourselves. -Yeah.

Yeah. Actually $13,000.

They pinpointed it. Yeah.

What it comes down to, though, is how you want to flow

in this house and the type of materials

that you want to have.

That's why we have two options.

Let's just jump right in. All right. Okay.

Option one...

You like the cozy feel of your living room,

so we'll focus on the comfy family features you mentioned

that you love to create a warm and welcoming vibe.

Like family-friendly furniture, a gas fireplace for cold nights,

attractive built-ins for storage,

and shiplap on the walls for a relaxed feel.

In the dining room, we'll do a long banquette

that will serve as extra storage

and a place where the kids can hang out with friends

and even do a little homework.

And with that wall to the kitchen gone,

there'll be loads of added floor space

for those big family song circles.

In the kitchen,

we love the stylish two-tone cabinets, too,

and we know that you need more storage and counter space

so that's what we're gonna give you.

A bold backsplash livens up the look,

and a sink at the window means you can keep an eye

on the kids out back.

For some additional prep space,

we'll give you a spacious island with a contrast in countertop.

Upstairs, we'll transform your master bedroom,

starting with lots more closet space.

Everything in the kitchen would feel enhanced,

and that subtle change alone

would give you better flow for the home.

But it is more work.

In order to do that,

option two would take 7 1/2 weeks,

and it would come in at $160,000.

So that would max you out.

Well, I think option two is great

because it has extra counter space, right?

Yeah. And cabinetry, more storage.

We grew up in a family of five,

you can use all the storage you can get.

-Absolutely. -That's true.

And I do really like a walkout sliding door.

All that natural light coming in.

-That is true. -That is really nice.

But think the $10,000 that we would save,

with option one -- it's a tough decision.

You're thinking money.

I wouldn't mind saving $10,000, quite honestly. Yeah.

So, really that's the decision you have to make.

Walking directly into your dining room

doesn't seem like keeping with how we use the space.

I think we're sticking with option one.

Mark and colette decided to go with option one,

which makes sense because maxing out their budget

really seemed to make mark nervous.

Yeah, and even though they won't have the walkout to the deck,

they're still getting everything they asked for

on the main floor.

I like the idea of the kids at the dining room table,

we're in the kitchen prepping for dinner.

I've wanted a working fireplace for a really long time. Mm-hmm.

into the living room a little bit.

The wider opening to the living room

will not only make the entryway feel less cramped,

but as soon as you walk in,

you'll get a view of the beautiful new fireplace.

I honestly do not know what is in there.

I feel like this is an exploratory moment.

mark and colette's dream home

currently feels more like a nightmare,

but I'm working to fix that.

I want to level out all the floors,

change out their hvac, electrical, plumbing,

but most importantly, I want to get rid of the old wall

so we can open everything up and connect it properly.

A house like this is so much work,

which is why nobody really did anything to it before.

In the master bedroom, all they had was one tiny closet,

but the neighboring kids' room has two.

So what we're doing is taking over the space

used by the kids' bedroom closet

and making one big closet for the master.

We're gonna make this feel like a nice

relaxing master, something they deserve.

Nice and clean, a little bit bigger, fix up the floors.

-Fix up the electrical? -Yeah.

Thankfully there's no ceiling

so we can run some fresh electrical up in...

So question for you, hammer or saw?

-Saw. -All right, take it.

there's so much framing and structural work

that has to happen in this house

before we can even think about finishing the spaces.

On the main floor, we need to redo the subfloor,

but first the floor joists need to be reinforced.

While that gets underway,

we're building a temporary support wall

between the dining room and kitchen

so we can take out the old structure

and install a beam to get our open concept.

All right, perfect.

Yeah, it's quite a difference when you have to take

all the asbestos out of here and then you realize,

"oh, well, the floor is not level."

and then you have to beef up the floor

to make sure it's solid,

but at least I know when we put this beam in

and we finish all the framing, this place will be rock solid.

Yeah, that's for sure. [ laughs ]

it's actually probably gonna be stronger than it was

originally when it was built so and more open, too,

which I like.

It's nice to do a big enough renovation

where you get to actually address all the issues.

This is the way to do it.

Before we put the dry wall up in here,

we're gonna rebuild this dividing wall

to keep the living room feeling cozy

while maximizing the flow to the dining room.

One, two, three. Timber.

-Done. -Sweet. All right.

We've completely torn this place apart

and now we can finally start building it back up,

and properly this time.

When we were demoing the kitchen,

I found the main plumbing stack running

right through the cabinets.

Now it's tucked safely into the new wall

along with the new drains and supply lines.

Where we took out load bearing walls,

the engineer has specced out steel support beams,

which we're welding together in sections.

We're redoing all the flooring, but in a hundred-year-old house,

nothing is gonna be even in level,

so we're laying new subfloors throughout the home.

one of my biggest pet peeves is uneven squeaky floors,

and the best way to get rid of any movement is to glue

and screw new plywood sheets down to the subfloor.

when we're done, the new floors will be rock solid

and squeak free.

Downstairs we widened the entry to the living room,

so we have to run new hvac to the second floor

and we're building out the surround

for our new gas fireplace using steel studs for safety.

something that feels still farmhouse,

but it's not too over the top country for them.

but it's got that industrial kind of a pop, too -- yeah.

...So that would complement this wall perfectly.

We know we have the built-in bench

and it does not have cushion on it.

I'm a tall guy, I get sore back,

so I'd love to see lots of cushions.

In fact, we can even order a couple extras

if you want to pull some color through. Right.

The visual appeal to seeing that as you walk in.

Mark and colette struggled with a lack

of storage and prep space.

So in their new kitchen, we want to make sure

that we maximize every square inch.

We're gonna be installing some very spacious

36-inch wide lower cabinets,

but it's gonna require a little bit of handiwork.

In order to accommodate our cabinetry that's coming around

and the countertop that'll be here,

we need to move this window up.

If we don't damage this window, it's in good shape.

We can reuse it. -Okay.

So do you think we can cut this out without damaging the window?

installed throughout the house,

we can finally start installing the new hardwood

and this is my favorite stage of any project

because it's starting to look like a home again.

This actually turned out really well.

I love that by bringing forward the surface of the fireplace

and we need that because of the depth of the insert,

it allows us to terminate our cabinetry into it.

I love the grill on the front of these.

Yeah. That's for the speakers.

The speakers are gonna go in those ones. Sweet.

This'll be great 'cause mark

definitely wants to be able to crank his tunes,

get the record spinning.

that's comfortable and stylish.

Remember how they had a big hole in the floor,

a grownup closet, and a master bedroom that they deserve.

it's the last day of this renovation

and we're finally bringing in the main furniture pieces

that will transform this place from a construction site

to a finished forever home.

Yeah, even for a smaller space, it still feels really like homey

and we fit in so many elements for them.

We had a budget of 160k

to make mark and colette's home more open and functional

for their big family.

They chose option one,

which put them 10,000 below their max budget.

The asbestos remediation was already factored in,

but we had to spend a bit more than we anticipated

on the structural beams.

However, by repositioning that kitchen window without a hitch,

we were able to stick to the overall budget,

giving them a more open and sophisticated main floor

that the whole family can enjoy.

They're so adorable.

They look great, but now there's a space for the whole family.
