So what is it that made you guys fall in love with this house?

This is the neighborhood I grew up in.

And we were ready to have a baby,

so I wanted to be close to my mom.

As she may do today is help me out with avery.

I'm just so happy that everybody moved to this side of the city.

And then we had this beautiful baby.

And now she's 6. -6 years old?

-Wow. -I know, I've been so lucky.

So avery, you've only ever lived in this home.

Well, this is my 21st house I've lived in.

My dad's work had us moving around a lot when I was a kid,

but we've been here seven years.

It's the longest I've ever lived in one house.

And grammy's close by. Lots of family and support,

so it was the right place to start our family.

I would love to jump inside,

and have you guys just show us through.

No, I have another commitment,

but I'm sure I'm leaving you in good hands.

Sam: We seem to have a lot of stuff --

a lot of jackets, a lot of shoes,

and it doesn't really work well for us.

I agree. Especially when you have

I think we need to find a way to clean this up,

make it more inviting,

maybe make it function better for storage.

And then -- I mean, I guess the first thing

is you want to get your guests into the living room.

Can you tour us through the house?

Well, one thing I'm noticing is there's no rhyme or reason

for where the chairs and sofas are.

And you have a lot of seats,

more than what should be in here.

Well, we sort of have one, jeremy.

Two, three, and then couch for a few people.

-Sam -- for sam. -It's like musical chairs.

We love this furniture. We are comfortable people.

How willing are you to part with this sofa

or some of these furniture pieces?

Although they're comfortable, they don't all fit together

in any way, shape, or form.

And you know, there are a lot of good memories,

especially in this space.

My mom passed away just a couple months ago,

and my mom used to put avery on her knee and sing to her.

Those memories will always be here.

Those are the memories you couldn't get

if you went to another home. -Yeah.

So that's why I love the idea --

if we could freshen this space up,

make it function better for you. I'd love to see it more open.

Wouldn't it be cool to be able to see mom in the kitchen?

So what are we looking at?

So it looks like a castle.

And speaking of tables, how do you use the dining room?

There's three of us in the family,

but we have lots of friends and family come over to...

We like board games. We love playing games,

and our table just doesn't accommodate

having as many people at it as we would like.

Drew: When it comes to game nights, we totally understand the need

for a good functional table.

Jonathan: Puzzles, board games, they all take up a lot of room

and you got to have space to spread out.

I also need space away from you because I know you cheat.

I don't cheat.

I think the floor is like a hardwood,

but it's a little bit dated.

It's a lotta bit dated.

Also, see? Everyone, move. Go like this. How squeaky it is.

I mean, there's a lot of work that has to happen out here,

but I'm peeking at this kitchen,

and I kind of feel this needs a ton of work.

-Whoa. -Definitely a little dated.

Jonathan: I mean, actually, the tile is kind of cool

if it was in like a smaller use

and maybe as like an accent detail.

But to have your entire kitchen with these floors

and these color oak cabinets, it feels a little dated.

I'm noticing two things that your kitchen

is apparently lacking -- one is an island.

Jeremy: This is like one of those uninhabited islands.

Doesn't even fit one person on it.

And the other thing it's missing is, clearly, storage.

Sam: Yeah, storage -- a big issue.

When you have commercial storage racks in your kitchen,

you know you're lacking storage.

I know you have a bonus room over here,

and it's kind of a catch-all space

with the other door to the backyard.

In my opinion, issue number one would be the kitchen.

Opening all this up, and giving you an island

would easily add more storage. And if you want even more,

maybe I could expand the kitchen across the entire wall

since you already have another exit to the backyard.

-Yeah, that would be amazing. -A dream come true.

What do you think, banana head?

You like it? -I mean, it is a great house.

Jonathan: The basement has a very spacious second living space.

Upstairs, all the bedrooms are a great size.

Oh, wow.

This is definitely the designer's room.

It's very cute.

Jonathan: But the main bathroom has seen better days.

Look at those daisies. It needs some work.

So we're going to focus primarily on the main floor --

the entry, living room, dining room, and kitchen.

And maybe that bathroom. -And the bathroom, yes.

Jeremy: I have my own bathroom downstairs,

and so this is sam and avery's bathroom.

Jonathan: In order to make that happen,

what would you be looking to spend?

-150,000. -Wow.

You sound like you're scared of that number.

It's a big number, but it is our forever home.

I have an idea of how we can pay for the renovation.

What sort of design style do you like?

We sort of came up with country house modern.

We like the functional and open.

and have this as a blank slate for us to start with.

Once we start, there's sort of no turning back.

we're making will help her prepare for what's to come.

I love sam and jeremy.

They just tore apart their house,

and they're so chill about it.

They have a vision of what their house could be,

which makes our job a lot easier.

But now they have to meet up with drew

so they can help him understand what that vision

it actually looks like. Meanwhile, my team

and I are going to keep stripping everything back

so we can start planning some options.

Jonathan: Homes of this age often need multiple beams to remove walls

because the rooms are just so wide.

But the good news here is we need just one.

The other thing we have to figure out

is where are we going to move those ducts

so that we can keep this wall as open as possible.

sam and jeremy described their style as fresh farmhouse.

I want to make sure I understand what that means to them

so that we can deliver the look they want

and of course, what avery wants.

So what are you expecting to see in the house?

Open concept.

Really? Anything else we should look for?

A island.

I think that avery should be the real estate agent

and tour us through. This is the house.

Sam: Yeah, I love it.

A little modern but not too modern.

Drew: But, I actually think we could fit

more furniture in your space.

You have a bit more room to work with.

This bathroom here, they did a very basic freshening up.

I think that's the kind of thing we can do for you, too.

Are you okay with going with a bit of pattern

or color in the tile?

Yeah, make it a little bit unique.

Yeah. It's not a massive footprint in there

so then, we can get away with something a little more bold

and it's not going to be overpowering.

Yeah. I like the naturalness in the flooring.

Do you like that wide plank?

Yeah, that's really nice.

I'd prefer maybe a little bit more uniformity color-wise.

We can go for something that's a little bit more toned down

and even throughout.

So, what do you like?

I like that I have a island.

Sam: Countertops, I like the look of it.

I think the color is not bad.

I mean, the bolder you go,

the quicker it's going to go out of style.

Sam: I kind of like the sink not being part of an island.

You know, I like to have it looking outside

and you know what I mean?

It's nice, six burner.

Yes, but maybe not completely white, maybe like a gray.

After seeing what sam, jeremy, and avery

are looking for, I'm pretty confident

jonathan will be able to nail down their style

and design some options that are perfect for them.

Avery loved that she could see front to back,

and I know that's what mom and dad want, too.

They loved the hardwood floors,

but want a more uniform finish.

The island was a hit with avery,

but I think we'll avoid pink countertops.

Jeremy loves the idea of whipping up meals

on a gas range, and of course,

sam really wants more storage solutions

to keep everything tucked away.

A big dining table will make game night much more enjoyable.

And finally, the upstairs bathroom should be spa-like

but also have some personality.

I got a lot of information.

Not just information from sam and jeremy, but also from avery.

Avery is the designer.

She made me an actual floor plan with the before and an after.

Oh, my gosh. She's amazing. Let's start kitchen.

So, for cabinets, this is the cabinet style that they like.

I like it.

Also, I flagged a few different colors.

There's no white. See all the grays.

Oh, so they're interested in doing, like, white gray?

Yeah, a little bit darker because it's nice in open now.

It's not a small space like they used to have.

If a kitchen is big and bright,

then there's no need to be afraid of color.

I used navy on my island in my kitchen

because I have a lot of natural light pouring in.

Sticking with white in a small kitchen

will keep it feeling bright and spacious.

So if we do want that two-tone feel,

I think a light shade will do the trick.

Well, now that sam and jeremy's house is so open,

this neutral color is perfect. It'll ground the space,

complementing the living room and dining areas.

So, if we go gray for our cabinets,

maybe go lighter counters.

I agree. White or off white?

I like that. And then maybe something

a little larger scale for the tile?

-Yeah. -What do you think?

If the cabinets are going quite dark, that may be too dark.

Because I was thinking of doing a statement hood.

We could do something in a contrasting wood tone.

-That's what you're thinking? -Yeah.

If we did something like that, that'd be kinda cool.

Because then, we could go with something similar

for the floors and see...

Okay. That's actually great that you picked that

because for the bathroom, they love wood tones,

but I thought that slate whitewash

could work for the cabinets there.

So, kill two birds with one stone.

Flooring in the bathroom.

They do like a little bit of pattern.

They want something fresh, and a little different take on it,

but I think these are some good patterns.

I think that'll be cool, and it still keeps it nice and clean

in the gray realm that they like.

Even though I want everything to be beautiful and updated,

we still have to find ways to save some money

because the engineer came by,

and we need a bigger beam than I anticipated.

It's going to cost an extra $3,000.

Wow.

Whatever we can do without sacrificing the overall design.

Jonathan: Since my engineer came in earlier than expected,

we're actually ahead of schedule.

And even though she recommended that the beam

was bigger than I had hoped,

the good news is once this bad boy is up

and secured into place,

they will officially have their open concept.

This is going to be the most dramatic change

for sam and jeremy.

It'll have the biggest impact on how they live in their home.

Based off of a lot of the feedback

we got from the inspiration tour

and stuff that you were telling me during demolition,

I've put together two options.

We definitely need avery to pay attention,

because you're the one who makes all the decisions

here, we know.

Yeah. Option one,

with so many great memories in this house already,

you need a space where you can continue

to make new ones for decades to come.

Now that your living room is open,

you'll be more connected than ever.

I also know that you love comfort,

so I'll add a large sectional for lounging.

Since you're in need of storage solutions,

your dining room will now be the perfect place

to keep some of those extra things tucked away

and you'll have a lot more room

for family dinners or board games.

No more storage racks in the kitchen

because now there will be tons of cabinets

including a big island with room for all of you.

I want your kitchen to be a place

that inspires your cooking, so adding sleek, new appliances

including a gas range should do the trick.

It'll be a stunning place.

Sounds awesome.

but you have that spare space

that's not being used for anything at the moment.

So option two,

I'd make that back area function for you and create a mud room.

My goal would be to free up your entry from extra clutter

and help you stay organized,

which we know can be difficult for busy family like yours.

That comes in at eight weeks and it would cost $150,000.

That would max us out.

is given the stability of living in one house to avery.

but it's a big job.

Kitchens and bathrooms are where most of the time

and money go in a renovation.

But I know sam and avery are really excited about this,

so it's worth it.

We want to make sure that

it still feels more spacious.

I think having brighter flooring,

brighter materials in here are going to do that.

This bathroom was totally dysfunctional.

Sam and avery need an escape, an oasis for some alone time.

Growing up, we had five people

sharing one bathroom,

and I couldn't get into the bathroom,

because jonathan would take three-hour showers.

Ah. It was so glorious. And they were bubble baths.

You know, you work hard, and you play hard.

[ grunts ]

jonathan: One of our biggest challenges was figuring out

where we could hide those ducts.

And the good news is there was enough room

to relocate them around the post

that was holding up our beam.

So, we don't need to fur out the wall

any further than planned.

And even better, sam and jeremy will have their open concept

with minimal obstructions.

Jeremy, sam, and avery

are going to have this amazing house totally updated.

But the problem is, we have a lot of beam work,

duct work, everything that has to be compensated for.

And we somehow have to work up and make it look like

it was meant to be that way.

But once we get all the cabinetry in here,

the new floors and everything,

this is going to be that fantastic family home

that I know avery will approve of.

Jonathan: Up in the bathroom,

there's a cinder block wall that needs drywall.

But we can't just attach the drywall

until we have some wood strapping.

I always try to avoid excess site waste.

So we're making our own strapping

with an extra sheet of plywood.

Strapping is a good alternative to a regular 2x4

because this is going to give sam and avery

about three extra inches of space.

And who doesn't want more room in their bathroom?

But this is a bit of a beast.

I hate strapping concrete.

It's not fun. And then sometimes it just crumbles away, too.

But because the cinder block is porous,

when you drill a hole, sometimes the masonry crumbles,

and then you can't screw anything into it.

Probably not going to grab.

Roco shared an old-school technique

with me that his father showed him.

You place a piece of copper wire in the drilled hole.

Because the copper is soft,

it hugs the nail for a tight fit.

I like that sound. Hearing the nail grip.

Where'd you get the hammer?

It's my dad's hammer, actually.

For real? He just refuses to get a good one.

Well, now I feel bad for making fun of your dad's hammer.

-It's a terrible hammer. -It is.

It looks like one for putting up pictures or something. Yeah.

Roco's family has been passing down tips and hammers

through the generations, so I feel lucky to be included.

And also it's nice to learn little tricks of the trade.

we've picked out this beautiful wide plank floor

for sam and jeremy.

They loved this style at the inspiration tour,

but wanted a subtle grain.

So, that's exactly what we're giving them.

It's a classic finish and a modern style

that will deliver a fresh farmhouse feel.

That's what they wanted.

Before we go and tile the bathroom floor,

I always put down a sub layer of membrane first.

It reduces movement, which can cause cracks in the tile,

and it stops any water from escaping.

With the hardwood in place,

we can start getting our finishes in

and turn this chaos back into a home again.

The kitchen cabinets look amazing.

And just as planned, the space is so bright and open,

that the gray doesn't feel dark at all.

I think this is the last of the drawers for the island.

Which by the way, I'd like to point out,

avery request number six, island.

Check.

Oh, wait. Number two, karaoke?

These are all the things that she wants on there.

I am going to give her a rainbow wall.

She also wants a throne for the birthday princess.

This is the most important one --

"number 10, ready on time."

she even punctuated with an explosion.

So we have to get it done on time.

I often think about how most people in the world,

they don't have to share a birthday with someone.

Well, technically I had four minutes alone

on our actual birthday, before you came along.

So I know what it's like.

Well, it's not exactly what I was talking about,

but we always do have fun with everything we do.

Because there's two of us,

I feel like we've become party experts over the years.

So why don't we take our combined talents

and throw avery a birthday to remember?

Sam and jeremy need all kinds of storage.

And even though they didn't add the mudroom,

there's still going to be a ton of options here in the kitchen.

Upstairs, we went with a bold tile for the bathroom.

I love how fun it is, and of course durable,

because one day, it will need to stand up to a teenage avery.

I found a great vanity, and since we need to find

savings to pay for that beam overage,

I thought we forget going custom here,

and we go with something off the shelf.

Great. Yes.

However, there is one tiny drawback.

And that's that there is some assembly required.

All right. What do we got? It's 25 1/2.

Do you know they use some of these furniture pieces

as couple's therapy?

If you can assemble furniture together,

you can live together.

Listen, I'm not so sure three guys in one little room

building furniture, is such a great idea.

No. That's the beauty of it.

That's what makes this a test of our bond.

jonathan: Working on steps is almost as awkward

as working in a tight bathroom.

But I have to admit, it feels good to get going on this.

I want the area to look perfect

since this is the first impression

sam and jeremy will have of their new home.

Walking in that front door was so dark and gloomy.

There's really nothing more relaxing

than coming home after a long day's work to a beautiful space.

Do you want --

a little higher.

Just with the color change,

it'll modernize it without us having to redo

all the work.

Yeah.

What's your final color for this?

We're going to put a runner back on, like a nice runner.

So we keep it nice and neutral.

Could technically make the rails treads darker,

and then go light on the risers.

That would look nice, too. Maybe a dark rail.

because we're using such a bold color on the cabinets,

we want to make sure we're keeping

the rest of the space light and fresh,

so we don't make it feel smaller.

Everything we've chosen has been done with this family in mind,

so that when they come home,

they don't feel like strangers in their own home.

But instead, we want them to feel exactly where they belong.

one of the biggest requests from this family

was to have an open concept

and the ability to enjoy each other's company

no matter where they are in the house.

Yeah. Maybe jeremy's cooking while sam's lounging.

And avery is hanging out at the table,

drawing up some floor plans for grandma's house.

I think we've pulled that off beautifully.

I don't know who had more must-haves --

avery, or jeremy and sam.

Well, one of the big must-haves, was a big sectional

so the whole family can just cuddle up

and hang out together. And they got that.

No kid has ever done a before and an after for me.

Hold on one second. Let me just check.

Okay. Yeah. Sectionals in the right spot.

I think everything's looking good.

The stairs are over on that side.

It's even to scale.

sam and jeremy had a max budget of $150,000.

They liked option one, which gave them an open main floor,

and an updated bathroom,

but excluded the back storage area.

They chose it for its shorter timeline,

and the lower price of $142,000.

We did have the beam that cost an extra $3,000.

But in the end, we stuck to some budget friendly pieces,

to keep this project right on target.

So, the girls now have tons of storage.

They have two sinks.

Then, the vent hood too, nice and sleek and stylish.

Beautiful. I don't know if it's the same.

It looks the same as the flooring.

It blends right into -- ties it all together really nicely.

I love the texture in the backsplash.

It's got this curvature to it. I think that's really cool.

Jonathan: What do you think of the cabinets, too?

Sam: I like the color. I love it.

And I like the black accents going with it.

And also, yeah, it's sort of like that thin detail

on the door is kind of nice. As well.

But having all the recessed lights,

everything will be bright, even at nighttime.
