This is binh and raymond's forever home.

It's the first big decision

that they made as a married couple.

We just love the house so much.

They knew this mature, tree-lined neighborhood

would be the perfect place to raise a family.

than only a few steps away from family?

Our cousins and our grandparents are just across the street.

But over the years, the choppy layout has kept them

from having the big family gatherings they love.

Binh: We would love it to be back where everybody was welcome.

...To help them stay in the home they love.

this is such a great neighborhood

with a lot of mature trees. I love it.

You haven't worked in this area yet before, have you?

No. This is my first time here,

but you can see there's tons of construction projects.

how this is such an amazing neighborhood.

Yeah, it's a nice, deep lot. We really love it.

We see the big trees way in the distance.

So, how long have you had this house?

18 years.

Oh, wow, so all the kids were raised in this house?

Binh: It was our first adult decision.

We got married, and then our family grew.

So, what is it you love about the house?

It's so close to our family.

Our cousins and our grandparents are just across the street.

And we can always eat dinners and go to the park together.

That's awesome.

We're not interested in moving. I grew up in the neighborhood,

and my very best friend from high school

used to live just around the corner from here.

Binh: Our first child, and the second and third, all were born here.

It's a very sentimental place.

I envision us being here forever.

Is there anything that you do not like in the house?

It's really crowded, but we've grown up with this house,

and everything...We want everything to stay the same.

Oh, really? So even with it being crowded,

you guys want to keep it the way it is?

Together: Yeah.

Well, that was the easiest project ever.

Binh: We just love the house so much.

We want to stay here,

but there's so many things that we need to change.

We might have a bit of a problem.

You guys want to change things. That's two votes.

But they don't want to change anything,

and that's three votes.

Wait, who else wants to change things?

Binh and raymond have so much of their extended family

all right here, within a few blocks.

It's like their own village within a city.

Yeah, it's amazing.

It's more than just a forever home.

It's a forever neighborhood.

So I can totally see why they never want to move.

-Alright. -So, this is our house.

Drew: Very clean. I was expecting,

with kids and everything, to have stuff strewn all over.

Did you know we were coming? Yes, we did.

We did. We tidied up for you guys.

The layout, I think we could see this more open.

I don't think we have to have a wall dividing things off here.

It does block off our line of sight, and the view is...

That's a million-dollar view. I love it.

This is why we bought the house. It's very private.

There's, like, tons of greenery.

Jonathan: And also, the fact that you don't really see neighbors

is kind of cool. -Yeah.

What's happening with the windows here?

That's one thing that raymond's tried to fix three times.

Ugh! Yeah, you've obviously got a condensation issue.

I almost wonder if there originally was

a post in there, or a wall, and somebody removed it.

-That wasn't me. -Okay.

-I swear it wasn't me. -[ laughs ]

what do you think of that fireplace?

Uh... I actually like it.

But we've never used it.

Okay. Like, we've never burned a fire in it.

Why is this such a great space?

When we first bought the house, we didn't have any money left.

We were completely broke. No furniture.

But it was a great time. We had our first child,

and I posted on a mommy blog, "moms and your babies, come over

and have coffee with me every Thursday morning,"

and 12 women showed up with their babies.

Oh, wow. Do you still know all 12 of those families?

We're still very close, but now they've had

two or three more children,

and we've kind of stopped entertaining

because we just don't have the space now.

Yeah.

I do love my mother-in-law's rosewood buffet

that she gave to us.

-It's like magic. -This is our fine china,

but we don't have anywhere to set the table with it,

because we don't have a dining room.

So then, what do you use this for, if not a dining room?

And how do you get to this? 'cause it's just...

-That's crazy. What? -[ laughs ]

it's a very large house, but there's no flow

from one room to the next.

Binh: Homework and computer work, we said,

"well, let's just use the dining room."

someone's doing homework here, someone's doing homework there,

and someone's playing the piano at the same time.

-Oh, all at the same time. -Study. Concentrate.

[ playing piano ] binh: Wait. Wait, jonathan.

I'm trying to do my math!

Yeah, and that's exactly how the bickering starts, right?

Binh: We really need space for the kids to do their homework,

but we also need the space

to have our friends and family over.

Our family has gotten bigger.

Mum and dad have gotten older, and we'd like to be the home

where we can gather and break bread together.

And it would be great if we had access to the yard.

Drew: Right, you have no access off the back of the house.

-Not at all. -That's right.

We have to walk all the way downstairs

and out through the basement to the back.

Jonathan: That's no good.

That's just a shame, because it's such a gorgeous yard.

Drew: This is the perfect place to create access outside.

By taking out this window, we could go

with a standard sliding patio door,

or go big with a massive wall-to-wall folding door.

Either way, you'd get tons of natural light

and extend the living space right out onto a new deck.

That'd be great. Yes. That would be great.

Binh: It's been a big dream to have a walk-out

since we bought the house.

I can see this kitchen needs some work, as well.

This bench, actually, I pieced together out of two pews.

And does the church know you took the pews?

I took them at night. [ laughter ]

raymond: Because there's no dining room,

there's only so much space that we can

sit around the kitchen table to have a meal.

If mum and dad come over,

there just isn't enough room for us to sit around.

Binh: We don't fit.

I did see the height measurements over here.

Raymond has tracked the children's heights

since they were six months old.

This is really cute. Would you want me to cut that out?

'cause I can just take that out, no problem.

Oh, beautiful. That would be wonderful.

-That would be great. -People always think twins

are the same height, but that's not true.

We had our growth chart growing up.

I was always way taller.

No way. You were not taller.

Yeah, I was. At least an inch,

because you would stand on your tiptoes.

That's what you would do to cheat to look taller.

Jonathan: And another room downstairs, right?

Yeah. This is our office.

Oh, it's big! Really big. Wow.

This is bigger than, like, most master bedrooms.

It's a huge room, but I'm the only one that uses it.

What kind of office gear is this?

Arrrr you thinking we can renovate this office?

Drew: I mean, this gives you so many options

for storage, for space.

Are you cool putting some of that work space down here?

Oh, it would be fabulous. This is such a big room,

but I'm the only one that uses it down here

'cause it's so dark and dungeon-like.

Drew: Well, then, let's fix that.

Some of it is just making it brighter and fresher.

Yeah.

Drew: This is a classic 1950's-style house

on a nice, big lot.

The four bedrooms and three bathrooms are in good shape.

Okay, this is cute.

They've even got a family room in the basement,

so there's lots of space.

But the main living area is really chopped up,

and it feels like a bit of a maze.

So if their budget can swing it,

we'll focus on the front entryway,

living room, study room, and kitchen.

Plus, the office in the basement needs a big facelift,

and they need easy access to their beautiful backyard.

So, what are you thinking of spending on your renovation?

$200,000? We kind of need some help with that.

We don't actually know.

We've been saving for a long time.

We bought the house. We went into gigantic debt.

It took us many, many years to pay it off,

but we're ready to make a really big investment

and just get it done right.

Jonathan's gonna start prepping some ideas

for what we can do to this space.

And I've already got ideas flying around,

but first, we need to open up the walls

and see what we're dealing with.

for-the-first-time-ever view right out that big window,

it means all these cabinets have to come out and this wall.

Yes! I want to see this gone. [ laughs ]

I don't think it's gonna take us very long,

'cause these are pretty cheap cabinets.

drew: These cabinets look okay, but they're a little too flimsy

There are, like, pieces flying all over the place.

It was pretty incredible.

This should open up right through to the living room.

This is a big moment for binh and raymond.

They're putting two decades' worth of hard-earned savings

into this huge renovation,

and they'd love to remove these walls

and open up the sight lines. But we won't know if we can,

or how much it's gonna cost, until we break into them.

Which is actually a little bit of a problem

to do this renovation. They both want big changes.

This is a beautiful neighborhood just like yours,

The overall look is fabulous.

I mean, just the fact that we can see that far away

For sure. Like, you can see people from everywhere.

Yeah, it's quite a barrier for us right now

because there's no walk-out.

You could rush over there and just knock on the window --

"hey! Hey!" and they can't hear us. "get out of the tree!"

There's so much, right from the small details

of the type of chairs you want, the countertops, the floors.

This is all stuff I'll tell jonathan.

We're gonna have some really good options for you.

with this house.

They both like a lot of features in here.

I think we're gonna make binh and raymond very happy.

They want a statement entryway with a bold wooden door

and tile flooring, with dark, wide-plank hardwood

for the rest of the main living area,

plus wide-open sight lines.

They want to go big with the dining table

and the kitchen island.

They both love the sleek, modern fireplace,

and backyard access is a must.

on all the pretty things that raymond and binh want.

How did the tour go? It went really well.

I think they're open to anything that freshens up the space.

So, let's start with the floors.

They want wood floors, and they both agree

they want them in a darker tone.

Because of all the natural light that they have

and the big windows, they can get away

with doing something darker.

It wouldn't take all the light out of the room.

So, these are four options for the front entry.

Oh, I like that.

They were saying they want to freshen things up.

Like, let's do something bold.

Let's do something cool. I love that.

This has a little bit of a color pop.

I thought something like this in the entry could be really nice.

I think that's my favorite.

And then moving into the kitchen,

I love the idea of getting a little bit of color,

maybe some blues -- pop on the island, something like that.

Exactly, because they do like white cabinets.

So if we bring that two-tone in on the island,

that would be perfect.

Countertops?

They definitely want veined quartz,

and they actually were really liking the idea

of a slab-style backsplash.

I can't really tell, 'cause there's a bunch of dust.

drew: When binh and raymond see their house,

they're not gonna recognize it.

So many things to discuss with you guys.

All the walls are gone. -Not too bad, hey?

Oh, my gosh, what happened to the ceiling?

It's gone! -The ceiling's all gone.

So, we were right.

There was, at some point, a support in the middle,

and someone decided to put in a big window.

There is literally no beam there at all.

Whoa. Oh, gosh.

So they're using the vinyl windows

to support a structure of the roof, which it can't.

And so that's why you see everything sagging.

We are going to have to put a beam into the wall

to make sure that we do carry that load.

Okay. So, no chair to trip over.

That's a good thing. Yes.

You can actually get into the space.

Raymond: We would have even more space

if maybe this wall was taken down, too.

Drew: Oh, yeah, but you see the edge of the brick there?

Yep.

This is all solid brick, all the way back

and going up through the roof.

We spoke to our engineer, and we need

to run another support beam right through here.

So we've got a lot of chimney-smashing to do.

Holy smokes. That's a lot of brick.

Binh: That's a beast of a chimney. That's the whole wall of brick.

It is. Because of the gas fireplace in the basement,

we need to keep something here to run venting through the roof.

But it'll be a lot smaller than this monster.

Okay, fantastic.

Lastly, back to the kitchen.

-Oh, my gosh! It's so empty. -Holy...

Binh: It doesn't look like our home. I mean, the bones are there.

Well, we're probably 1/10th of the way

toward having new stuff in here, which is exciting.

Yes. Great.

But you get to pick which way the story's gonna go.

Perfect.

Option one -- we'll start by moving the kid's study space

downstairs, where you have tons more room.

Upstairs, now that the walls are gone,

you'll have open sight lines all around the fireplace.

We'll put new tile in the front entryway

and beautiful dark hardwood

everywhere else to unify the space.

In the kitchen, we'll totally reimagine the layout

so natural light can play a starring role.

With clean lines and soothing accents of wood and earth tones,

it'll be the perfect place to gather and cook together.

And we'll turn the study room into a comfortable

and inviting living room with plenty of seating for everyone.

Since large family dinners are one of your biggest priorities,

we'll turn the largest space into the dining room.

We'll replace that picture window

with an enormous wall of folding glass doors

and a beautiful deck,

so finally, you have access to outside.

We'll shrink the size of your fireplace

to give you more living space and add a super-sized table

so you'll be able to invite your entire neighborhood to dinner.

Oh, I can imagine that.

Such a big space to have a huge dining table.

That would be amazing.

Raymond: When people come in through the front door, too,

they just join the party right there.

Now, option 1 would be seven weeks and $200,000 --

right at your max budget.

Wow. The seven weeks, I can live with.

What do you think, raymond?

We haven't gone over the budget, which is fantastic.

Okay, we do have another option.

For option 2, your kitchen would remain exactly the same --

this big, beautiful space.

But we'll keep your original layout

and dedicate this larger space to your living room.

Instead of folding glass doors and a larger deck,

we'll update that old picture window

so you still get the beautiful backyard view you love.

With all this extra seating, you can finally reclaim your title

as the inviting home where everyone is welcome.

Over in the old study space,

we'll add that backyard access with some new patio doors

and a smaller but functional deck.

And finally, we'll take back the dining room space

by adding a gorgeous new table for eight.

Binh? That's very appealing.

Option two would come in below your max budget, at $185,000,

and we can get it done in 6 1/2 weeks.

Oh! Okay.

That sounds great.

You would have a larger living room

than dining room.

[ inhales sharply ] I'm lukewarm about that.

We should have proper formal dining seating

Option 1 and 2 are both gonna be beautiful.

I'm okay with having the living room in the larger space,

but I still need a little more room in the dining room.

The one thing that we can do is removing this wall.

Okay, yeah, 'cause this still feels closed in.

You know what I like? You know, if the island is here

and the dining room table is here,

those two spaces are close to each other

for back-and-forth. Right.

You can always stick the kids at the breakfast bar

because now you'll have breakfast-bar seating.

Oh, the kids table. I didn't even think of that.

You know, darwin's five years from going to university.

It would be nice to save a little bit of money.

So, I think option 1 is out.

6 1/2 weeks, and this place will be incredible.

Drew: Binh and raymond fell in love with this house

because of all the trees in the back.

Well, installing a beam that runs all the way

from the exterior back wall to the front

allows us to remove that view-blocking interior wall

so they can see outside from anywhere in the house.

Plus, we're upgrading their window

to a walk-out for easy backyard access.

so, I know we're putting a door in here,

but what's the plan overall? Anything else we have to do --

the plan is you want to be able to get your mai tais

that you make in the kitchen

out to your guests in the backyard.

So, do we still have to cut out the frame?

drew: Once we get this window out,

we can start reframing for the new patio door.

Binh never liked how small and dark the dining room felt,

and the small window wasn't helping much,

but the new set of doors are gonna let in the sunshine

and help open up the space.

-Ahh! -Success.

This is gonna be amazing. Just picture door access

into the backyard.

This is what entertaining is all about --

indoor and outdoor spaces.

so, this will be the tricky thing here.

We're gonna have to replace the window, 'cause this window,

it was not designed to have that kind of weight on it.

It's been holding, but slowly over time,

it's sagging down.

So once our new wall is in here in front to support,

then we can pop this window out.

Exactly. So now with the new engineered beam,

we'll make sure that everything's supported properly.

And then the new window that goes in

will look perfectly straight. There will not be a sag anymore.

This is why some people shouldn't do their own work.

I am so excited that they agreed to tear out all the brick.

This is a monster that is blocking off

your sight lines for the whole main floor.

Amir: Yeah, since we didn't have room

in the kitchen for the island, right?

'cause there's a wall right there.

Oh, what a difference it'll make.

Binh and raymond like the idea of having a fireplace,

but they never use the old wood-burning one.

My plan was to replace it

with a much more user-friendly gas insert.

But now that we're removing all this brick stack,

I can go even further with a sleeker

three-sided glass unit

that will still give them the warmth that they like,

but it will enhance those sight lines.

Oh, my goodness. I thought it was brick.

Drew: Oh, my goodness.

If this is solid, we are in trouble.

The original fireplace, the way they had it,

they had it exposed.

And at some point, they decided to close it off.

With the massive stack completely gone,

we can install the second support beam

that runs along the length of the old wall

separating the kitchen from the living and dining rooms.

This will give us the space for that huge island

and large dining table that binh has been dreaming of.

Because most of this 1950s house is original,

we're bringing all the electrical,

plumbing, and insulation up to today's standards.

We're also adding much-needed backyard access with a deck.

This is gonna be spectacular.

We are gonna have this amazing deck coming out here.

Yeah.

I think it's gonna look great.

'cause this is gonna be right where the deck is.

and then dig some holes.

as the study room for all three kids.

We just have to make it feel less like a dungeon

for the kids to use.

I would like to give them

a slightly larger window than this.

Like a 32-inch window, I think, it would be perfect.

It would be nice to get a little more height out of this

'cause we know up here is just sunshine.

I'm digging out the area around the basement window

so we can discover where this moisture is coming from.

We were already doing this to make way

for a new, wider window and the window well,

but let's be honest --

it just gives me a chance to drive a backhoe.

We did notice that there was some mold.

The weatherproofing that they had on the wall was down lower,

but the earth was still up here.

It was the moisture seeping in through the brick.

It's all corrected now.

and the mold problem will be a thing of the past.

the window or the floors?

It's hard to say. I mean, the big window is amazing.

Now when you're working in the office,

you can actually just be looking out the window

and daydreaming, all this natural light pouring in,

instead of just stuck in a hole.

So we're actually not helping get any work accomplished,

because everyone will be daydreaming out the window.

Pretty much. I think they'll be okay with that.

And the floors look so much better, too.

since we're transforming the entryway with new stylish tile

and a grand front door,

I had to do something with that old '70s railing

and the creaky basement steps. Oh, yeah.

I like how you have these all lettered

so we don't mess up.

Originally, I thought we were gonna just be

able to sand down these. But a lot of these --

like, you can see on the surface of the treads, they're trashed.

And this is gonna look a lot better.

to match our new flooring.

The three-sided fireplace is being installed,

and it looks amazing.

The cool, sleek design

is exactly what binh and raymond wanted,

and now they can enjoy a warm fire from the kitchen,

the dining room, the living room with just a flick of a switch.

Outside, we're installing the new decking,

and it's all coming together.

I love this deck. It looks amazing.

When we were growing up,

dad made us sand down all of the decking,

all of the fencing, everything, every single year --

-[ laughs ] no way. -...And repaint them.

We spent more time working on the deck

than we did enjoying the deck. Exactly.

Drew: This composite decking is made to last with minimal upkeep,

saving binh and raymond's kids

from having to do all that sanding.

And we're finishing it off with gorgeous glass railings

so they'll have unobstructed views both inside and out.

All the way? Look at this kitchen

compared to what they had before.

This actually feels like it's twice the size.

Yeah. Just the fact that you now have the sight line

to every which way.

Binh was saying they want to bring all

the neighborhood kids over here. They want this to be the hub,

but they haven't been able to do that.

Yeah. And they're getting a beautiful island,

lots of seating.

Drew: Binh and raymond's kids were really nervous

about making such big changes to their home,

so jonathan and I came up with a little project

to put their own personalized stamp on the new space.

or you could have little plants on here.

Thing is, you have to move quickly before your sisters

or brother steal all the pieces.

Yeah, just had them sandblasted and then painted.

They're actually nice, and especially with the new tile,

it has kind of a cool art deco throwback.

Up against that tile is perfect.

Anything we can do to save money, too -- pretty important.

Yeah.

Aside from a coat of paint, binh and raymond's 1950s house

remained untouched for almost two decades.

They knew that the layout wasn't working,

but they just didn't know where to start.

We were able to take the choppy layout

and transform this home into a warm, open-flow space

with enough room for large family gatherings

or hangouts with friends.

We started out with a hefty budget of $185,000

for this renovation.

We did save a little money on the chimney demolition,

but we ended up having to spend an additional $2,000

on waterproofing around the basement window,

bringing us in just a bit over budget.

They still get the fireplace,

and they have the kitchen of their dreams.

They bought the biggest house they could afford

without a penny to spare. Right.

They didn't even have enough money left over to furnish it.

Well, but they made it work.

They saved every extra penny they had

so that one day, they could make this house

into the forever home they always knew it could be.

has so much character and color.

It doesn't even look like it was before.

Especially with that new door.

Oh, I mean, beautiful. It's gorgeous.

Look at the furniture. I love this.

The colors are wonderful, and the beautiful hardwood floor.

That is just so stunning.

And you can see through it.

It's nice and warm. I can feel that from here.

Drew: It's a three-sided fireplace,

so you can literally see that feature

from the entire main floor.

-Oh, amazing. -Now that's the feature

that I think makes the whole main floor.

Oh, my goodness. That's darwin measuring herself.

Aw, that's amazing.

It makes it feel more like home.

I'm just over the moon.

This is our home, and it's our forever home.

It's fantastic. I can't wait to start

the next years of our lives here together.

And now, like, it's so wide and just open.

I love the new window.

So crisp, and it looks a little bit more modern

than the saggy window that we had before.

and I just can't wait for you guys to start using it.

And an amazing kitchen needs to be attached
