Jonathan: This is gopi and michelle's forever home.

They bought a big house to create a gathering place

for their big circle of family and friends.

Gopi: It was just the perfect house for everyone to mingle.

I've been known to throw a few parties,

and this house fits the bill for that.

And now that they have little gabby,

the circle just keeps getting bigger.

I would just love for gabby to grow up here

and have lots of wonderful memories.

This house has a lot of space.

But unfortunately, it has a lot of problems, too.

-There's the leak. -That's disgusting.

And I'm worried.

So they need us...

we work on around here, but I like it.

Well, quiet cul-de-sac, too.

I will tell you this, michelle doesn't have the vision

that gopi has, because he knew even before they had gabby

that this was a great family house.

It's just not quite working for them.

Well, apparently gabby has the vision

when it comes to ice cream.

Gabby, how did you know? I love ice cream.

Chocolate chip mint. Chocolate chip mint.

-No. -Can I have some mint?

She went on break. Yeah.

And when you found this house, your ice-cream entrepreneur

wasn't even in the picture, right?

Well, about five, six years ago, I saw this house.

It was all done, and we wanted a larger family in the future.

But I've been known to throw a few parties,

and this house fits the bill for that.

We came from friends groups

that really liked to be social together.

And it was a big group.

Like, I lived in a house with 17 people in university.

We're all still great friends,

and it was just a perfect house for everyone to mingle.

So it was fantastic.

I had to sell it to her, and she's in sales.

You did a pretty good job.

So what all that means is he likes to blow a budget.

-Yes. Yeah. -Keep that in mind.

Yeah, just remember when we're doing things

that he'll say yes, I'll be the more conservative one.

I like to take risks.

My sister's actually picking her up

to take her to a fun day at daycare.

I love these guys.

They're so dedicated to their big group of friends

and their big family that they got a house

where they can host them all.

That's exactly why we renovated our place in vegas.

It's the hub for our family and friends.

So creating the same thing for them?

We're all in.

So this is our home.

I do like you have a massive front entrance,

which a lot of houses do not.

So that's fantastic.

Can I go out on a limb and guess a couple of things

that you are tired of? Sure.

Builder basic tile.

Yes. Got it.

The old early '90s, late '80s tone in your wood.

Yes, and you'll see it match with that old '80s tone

in the kitchen, as well.

The first impression not just for you,

but also for your guests, you walk in,

and it should just feel fresh and on trend and inviting.

And right now, it's clean.

But it doesn't really feel like an inviting family home.

I agree completely.

Gopi: One of the things that we would like to see

is, you know, a proper living space.

When you walk into the house, this is our living room,

and you can see it's just our kid's room.

Oh, so your living room is a playroom?

-Yes. -I'm sure gabby loves that.

-Gabby does love it. -Oh, this is gabby's house.

I mean, as much as we like a space for gabby,

we'd really like to capture this back

as a more family-oriented space that we can all really use.

And it's fine to be able to have an area that she can use to play in

but just somewhere that you actually put stuff away.

You basically have everything just piled up against the walls.

That is a big, tall table.

Yeah, when I got it, it really worked.

But with gabby now, I don't really like it at this height.

I'd prefer something a bit lower

and definitely longer, not as wide, too.

Yeah. Now, look at this light fixture.

This is sort of a builder basic

if you're trying to climb up your space a little bit.

Not too expensive. Is that your style?

Mine is a bit more -- bit modern

mixed with classic, I would say.

Gope, your style? I'm more of anything comfortable, convenient.

So are you cool with something that looks nice?

You just don't want to be the one who has to choose it.

That's exactly it. And we barely eat in here.

Like, you can't really -- can't really watch tv in here.

You're not supposed to watch tv at the dinner table.

The wall is blocking a pretty dated kitchen.

Yeah.

Oh, yeah, for such a big house,

this is a really skinny wraparound kitchen.

Michelle: The hard part is, when we have people over,

I'm stuck in the kitchen,

and I don't get to see what everyone's doing

because there's no line of sight everywhere.

So people are in other rooms,

and I'm kind of just by myself in the kitchen.

Yeah, that's no fun, especially if you love to entertain. We do.

You can see, as well, that there's a leak or something.

I know. It's been concerning us.

It just started off small, and it's growing.

You probably have water accumulating on the other side of that.

So we would really want to get this checked out.

No, I agree.

What's your thought on the pass-through

and this opening to the living space?

I think it's kind of dated.

I don't really understand the point of it.

I mean, I'm glad that it's not fully boxed in

'cause it gives a little bit of line of sight.

But I don't really love the cutouts.

Does it bug you having to have the tv sticking out over here?

Michelle: It might bug gopi a bit more.

He's always wanted to put it on the wall.

I've always wanted it right there.

But I couldn't figure out where to put the seating,

then, if the tv were there.

So we kind of just kept it here for now.

Gopi spends a lot of time on the couch,

as you can see from his side versus my side.

One's a little more worn in than the other.

This is my side, right?

Are you -- hold on.

There's a line of worn-out leather

and then the back of your calves.

That couch is not gonna stay.

Good. I don't want to see the worn-out couch at all.

We'll make it all cool, make it all beautiful.

Let's pretend everything is a blank slate.

If we were gonna redraw these walls

in the absolute optimal location,

where would we want everything?

For example, this pass-through is okay,

but it's not the best use of the wall space.

If we get rid of it, you could have true open sight lines.

But if not, why not just close it off?

You could put a new pantry space on one side

and maybe a wall-mounted tv on the other,

which would help fix the layout problem in the tv room.

Sounds really good right now.

There are a lot of things that can change,

some things that should change.

But we just want make sure it's perfect for the whole family.

I think it's just such an amazing opportunity.

The house that I was born in

was the house that I stayed in my entire life,

and I have so many special memories there.

I would just love for gabby to stay in the same space

that her dad and I had gotten even before she was born

and just grew up here

and have lots of wonderful memories together.

I love that.

Jonathan: This is a nice, big home.

It's got five bedrooms and 3 1/2 bathrooms.

I can see why michelle and gopi love it,

but I can also see why they need to make some changes.

Most of our budget has to go into reimagining

the chopped-up main floor,

gabby's play space, the dining room, kitchen, and tv room.

And in the front entryway, they'd love an interior door

that leads directly into the garage for easier access.

You got to open this door on the side here,

and then that's the only way into the garage.

Oh, that is just... A pain in the butt.

Jonathan: And that leak in the kitchen ceiling

is coming from somewhere in the master suite.

So we're gonna have to investigate that, as well.

What are you thinking of spending?

What's your budget?

So we do know that it is gonna be a lot of work.

So our budget, we were thinking $175,000.

That's a nice, healthy budget,

and we can stretch it a long way.

I also -- I want to make sure to show you a house

that can start to pull out

a bit more of your aesthetic, what you guys like,

because right now I don't get a good sense of your style.

And that'll help me, as well, put together a couple options

so we know exactly how

we're gonna reconfigure this main floor.

to work with in this house, but I'm also nervous

because I can tell a lot of these walls are load-bearing

and moving them might be easier said than done.

We just have to cross our fingers.

We'll bust into the drywall and we'll see what we find.

But now it's time for michelle and gopi to pack up

and get ready for the next chapter of their lives.

I'm so glad gopi was able to convince me

that even though at that time

it wasn't necessarily a space that we thought we needed,

we've definitely grown into it.

And I can't imagine leaving.

Gopi: Wherever we end up in the new design

will be phenomenal.

and they're just super, super dated anyway.

So not only are we gonna rip out all these cabinets

so you see the space we have in here,

we're gonna pull this wall down, and for the first time,

you'll be able to see all the way through to the front.

to make her life as best as possible, too.

ever since they moved in.

one of the biggest things of this renovation.

Jonathan: It's gonna take some time to figure this out.

But I know we're gonna be able to get most,

if not all, of this wall removed.

And when we do, it's gonna make a dramatic difference in here.

it might not be the only big-ticket item for this reno.

We still need to look into the water damage

in the kitchen ceiling.

It's either the hard water dripping and calcifying...

It's got a lot of space but not a lot of style.

They don't really like how it looks right now,

but they're not sure what direction to go in.

So I'm gonna show them a house that has a more modern

and open and welcoming vibe,

and hopefully that gets their designer juices flowing.

about having some like this in your house?

But we do want a little darker feel to some of the island.

So I can tell jonathan, play with it a little bit,

if we get something different for the island.

I mean, I think that's what's great

about seeing a place like this.

We know what we kind of don't like,

but we don't know how to get what we want.

For backsplash, they wanted to go really clean, fresh in here.

So they ran that marble look up the back, a slab style.

I think I'd prefer something that pops a little bit

and gives it a bit more character.

This open flow, though, is great, isn't it?

It's incredible. I love the color of the floor.

I love how the flooring starts at the beginning

and continues all the way in.

Well, right now, you have your dining area

in the middle of the house, closed off from everything.

I love everything about this. I love the size of the table.

I love the chairs with the high backs.

I think this would be an amazing entertainment space

to have our friends and family over.

It's something we're definitely lacking right now.

Now, what's the big difference that you see

from a living space like this

compared to what you have right now?

Well, it's a lot brighter than what we have, I think.

You even have some detail in here, like the shiplap,

additional storage, tuck away all the toys.

In our house, gabby's toys are kind of stacked everywhere.

And I think this would be fantastic to tuck away her toys.

But then she can bring it out when she's playing, as well.

I mean, we all know gabby likes to run around.

-She does. -And over the next few years,

it's just gonna get worse and worse.

So we want to make sure you can have those sight lines for her.

I think this house hit the mark for michelle and gopi.

I could see them envisioning themselves in the place.

So I'm gonna take all this information

and pass it on to jonathan.

They love the white cabinets and counters in the kitchen

but maybe with an accent color on some of the lowers.

Ample storage is a must.

A colorful backsplash and dark hardwood flooring throughout

will add major personality.

Of course, they had a big reaction to the island

with fully open sight lines.

But we'll just have to see if we can fit that in the budget.

jonathan: I'm very close to finalizing my design plans

for michelle and gopi's forever-home renovation.

No matter what option they choose,

we're gonna unify the space

with consistent flooring throughout.

So all the old tile and hardwood has got to go.

Plus, we did hear back from our engineer.

The cost of getting rid of all the walls in the kitchen

is unfortunately way out of our price range.

We're gonna have to keep this one small section of wall

for load support and utilities.

On the bright side, we can get rid of the long wall.

So they won't get an island,

but they will get a massive peninsula,

and it's gonna look amazing.

Now we just need to decide on the finishes.

They love light quartz countertops. Okay.

So I just brought you a few different options to choose from.

Zero maintenance, but you're gonna have

that beautiful look of marble.

And then for the floors, what do you feel about the hardwood?

But they just want dark. Okay.

I would say either one of these two here, something like that.

They want white cabinets,

but they want a bold accent for the peninsula.

And then if they obviously want some pattern

in the backsplash tile, all of these are pretty unique.

considering how small this was and how much we used it

We'll lay consistent dark hardwood flooring

throughout in gabby's old play area.

We'll be closing off this wall

to accommodate the changes in the front entryway.

And that'll give us enough space

to build this incredible feature wall

with custom built-in shelving and a wall-mounted tv,

perfect for gabby's playtime or grown-up movie time.

In the heart of the home,

we will be able to remove the long part of the dividing wall

to open up the space,

but we'll need to keep a shorter section

to hold the new support beam and run some utilities.

Then we'll build an enormous peninsula

with rich dark-green cabinetry,

a wine fridge, and bar-stool seating.

This is gonna be a hot spot for entertaining.

Along the wall, we'll go with white cabinets

to contrast the darker ones,

and we'll carry the quartz counters

through the rest of the kitchen

but with a pop of color in the backsplash

and all new appliances.

To finish it off, we'll turn your old awkward tv room

into a spectacular dining room.

With banquette seating, eclectic lighting,

and light, fresh tones, you'll actually want to use it.

-How does that sound? -Nice.

Option one sounds really good right now.

I know you had your heart set on an island,

but we had to do a peninsula

'cause it would cost probably another 10 grand

if we wanted to just extend the beam another four feet.

How much is option one?

Option one would take about six weeks to complete,

and it would cost $170,000.

I mean, it's a lot of money,

but option one sounds like we get

almost everything that we're looking for.

Why don't we talk option two?

Option two gives you the same amazing kitchen, big peninsula,

same living room with the built-ins around your tv.

The biggest change

is that instead of taking the entire family room up

as your new dining room,

we'll think outside the box a little

and we'll create a hybrid space.

We'll relocate your dining table

and lighting fixture to the back wall,

and we'll extend the banquette around the edges

to max out on seating for your friends and family.

Then we'll create the ultimate play space for gabby.

There will be lots of room to play or watch tv

and tons of beautiful custom built-in storage.

So if you want, you can clean up after the birthday party

and then do it up with a dinner party.

Sounds pretty good.

I'm curious to hear how much that option costs.

I think that gabby will be sold on you guys

if you do that.

But to michelle's point, how much does this cost?

Keep in mind, for both options, will give you an interior door

to your garage in the front entryway,

and we'll build you a new closet next to the powder room.

It actually comes in, because we would have to do

custom built-ins over there to make sure we get the storage

and get the dining table off to the side for a banquette,

would cost about an extra 5 grand.

So that would come in right at your top, $175,000.

Same timeline -- six weeks.

And then everything would be set up

for both you guys and for gabby.

And that includes fixing the ceiling leak.

We do have a buffer in both budgets

to accommodate what we're doing over here.

But be aware, until we actually open that shower up,

there could be other costs.

I think it's a small price to pay for gabby's happiness.

That little bit is just gonna provide so much joy in her life.

We're not delayed on time or anything like that.

I'm a little torn between it.

We have to think that gabby's

only gonna be little for so long.

So a big dining space will allow our family to grow

and have the big family dinners

that we're really looking for, as well.

I think we just started demolition.

So I don't know what else we're gonna find in through this.

And I'm still very nervous about the bathroom,

and that extra $5,000, I think --

I think I'd rather keep that just in case anything comes up.

jonathan: Michelle and gopi's main living area

is about to undergo a dramatic transformation.

We're turning their awkwardly laid-out tv room

into an elegant dining room,

and this bulky, outdated fireplace in the corner

is taking up valuable square footage.

So it's gotta go.

But one of the smallest changes we're making

might make one of the biggest impacts.

Yeah, they need interior access to their garage,

and we're gonna give it to them by putting a new garage doorway

where the old closet was

and putting a closet

where the old entry to the living room was.

You know what? I got this.

Why don't you just take the doors out,

and I'll handle the rest.

Jonathan: The garage access point was ridiculous.

You had to go outside to go back into the garage.

You see that in really old houses

but not usually in a place this new.

Step one is to cut a hole so we can reframe for a door.

Jonathan: During demo, we found some water damage on the ceiling

right under michelle and gopi's master bathroom.

Well, today I've got geno here from my construction team.

We're gonna go upstairs and try and figure this out.

Okay, so that's your tub.

So I'm thinking it has to be the shower because --

well, they said they never even use the tub.

That's right. Toilet is all the way there.

Yeah, exactly. So...

Oh, yeah.

I mean, you can see all the mold.

Oh yeah. Totally.

And the caulking's been just caked over and over.

This could be way worse than I thought.

Jonathan: We're revamping the main living areas

of michelle and gopi's forever home.

There was a leak coming from directly above the kitchen,

and based on the conditions of this master-bathroom shower,

this is definitely the source of the leak.

You can see all the mold.

Oh, yeah, the caulking's been just caked over and over.

I think we should just demo this right to the studs

and cement board and proper membrane.

And new connection for the plumbing.

Yeah, this needs to be fixed.

Geno's right -- there is no way to definitively fix this leak

without tearing out the entire shower

and redoing everything from scratch.

The good news is, we've got a little bit of a buffer

in the budget to deal with this,

so I'm hoping it's gonna be enough.

we've just added a big pile of work to our plates,

but I'm pretty sure a leaky, moldy shower

is not on michelle and gopi's wish list.

We have to gut the master bathroom and fix the leak

before we start closing up the kitchen down below.

Well, there's no going back here in the bathroom now

because we officially have ripped this thing apart.

However, what I do like is the fact

that we can see what the problems are now.

I think there were two problems.

One, there was an actual leak in the drain. Sebastian: That's true.

That's what was causing the water that we saw coming down.

But the musty smell,

you can tell there was not enough ventilation in here.

So there's mold in a lot of the insulation

that we'll have to pull out.

I think redoing the floor,

redoing the drain, and doing a proper membrane

in this whole shower will fix it.

Yeah, for sure will. Use the newer technology.

All the hot, humid air is getting trapped up above.

So, yeah, we take this up to the ceiling.

That will help for sure. Oh, yeah.

And it'll actually have more light coming in, too.

Okay, cool.

Why don't we pull out the musty insulation first,

and then we'll move on to that.

This is gonna be a lot of work,

but I think we have a good solution

that will protect the beauty of the kitchen renovation

we're working on downstairs

and prevent the mold from growing up here in the future.

That will make a huge difference,

because they have a great fan there, too.

It's a much stronger fan than your average fan.

So now with that open,

it will suck the hot, humid air out here.

That should solve the problem.

Yeah, especially once we put the new membrane system

inside for the drain.

we're well on our way

to refinishing the master-bathroom shower.

But downstairs, we still have a lot of ground to cover.

When builders are putting up a bunch of houses really quick,

quite often they'll do their subfloor with osb,

which is like chipboard, and it's fine structurally,

but it's not a good bonding surface for adhesive

or for putting tile on.

And knowing that we want to have this beautiful new hardwood

and we're gonna glue it all down,

I want to make sure that we do plywood everywhere.

So it's solid.

For michelle and gopi, the biggest thing keeping them

from truly enjoying their forever home

was this divided wall

that sliced right through their main living area.

We're gonna use a massive steel support beam to hold the load

and get rid of that wall.

-This is a beast. -Yeah, it's a biggie.

and replacing this wall with a massive peninsula

is gonna create that open, warm, and welcome hub

that they've been dreaming of.

This is gonna be at the heart of their forever home

where they'll watch gabby grow up and create new memories.

It's gonna be amazing.

They're not gonna know what hit them.

One thing we should consider, though...

So the next step is to fit the beam up inside the joists.

But it looks like we're gonna have a problem.

So our cavity with drywall

is only a little over 7 1/2 inches.

-Okay. -And our beam,

the way the engineer had us make it, is 8 1/4.

The beam is 3/4 of an inch too big.

And we don't have enough time

or the money to fabricate a new one.

And I don't want to go and have this bulkhead

running through michelle and gopi's dream kitchen.

After the bathroom fiasco, this is the last thing we need.

Jonathan: We're opening up the sight lines

in michelle and gopi's forever home.

We just had a thousand-pound support beam delivered.

And it's just a bit too wide.

So our cavity with drywall

is only a little over 7 1/2 inches.

If we install this beam as is,

we'll have this weird little bulkhead

running through the kitchen along the ceiling.

And that's just not an option.

So we have to find a creative solution, and we need it fast.

I don't want to have a little bunk-down just right here.

So I feel like we may want to fur down the ceiling

just the extra inch and then have everything --

-level right through. -Yeah.

Won't even notice it.

So we have found a solution.

We're gonna fur down the entire ceiling,

which means it's a little lower than normal ceiling height

by about an inch, but it won't be noticeable,

and it'll look way better than having this weird bulkhead.

I feel like we're turning a corner

at michelle and gopi's forever-home renovation.

We've got some beautiful oversized tile

going into their refinished master-bathroom shower,

and downstairs in the kitchen, we're installing a support team.

This is a 22-foot beam.

It's massive, and it weighs like half a ton.

Normally we would use a lift for a big beam like this.

But because of the position of the support walls,

it's hard to fit one in, so we're kicking it old school.

We're raising it into place with wooden planks

and good old-fashioned elbow grease.

Steel beam -- check.

Support beams -- check.

Now we can finally remove the temp walls.

And for the first time ever, michelle and gopi's kitchen

and living space is open for business.

I'm feeling pretty good

because most of the heavy lifting is done.

So now we need to close this place up and bring it to life.

Today we're installing nice dark hardwood flooring throughout.

That's one of the perks of big spaces like this.

You don't need to lean on light colors

to make the space feel larger.

We've got electrical going in,

and we're furring down the ceiling,

which will cost extra time and money.

But it's worth it to have a nice flush ceiling.

In the front entryway,

we're installing the new door to the garage.

Drywall is up, and it's getting painted out.

Now you can see it/

for michelle, gopi, and little gabby,

this space is gonna change their lives.

This is gonna be a gorgeous family room.

But the best part is to actually be able

to tuck all of gabby's toys away.

The most important thing is you can now see all the way through to the kitchen.

So we'll have an area set up for gabby.

And michelle can keep an eye on her from anywhere.

jonathan: We're so close to finishing

michelle and gopi's forever-home renovation.

We're installing all white upper and lower cabinets

along the outside walls of the kitchen,

and all our white quartz counters are arriving today.

We weren't able to give them the fully open sight lines,

but this peninsula is a beast.

This unique backsplash has a perfect hint of blue.

And I know they're gonna love everything about this kitchen.

jonathan: Michelle and gopi bought this house

because it had enough room to raise kids

and host their huge circle of family and friends.

Drew: But the outdated chopped-up layout was getting in the way.

But now they have open sight lines,

completely revamped interior,

and the perfect place for hosting.

Yeah, they wanted a forever home for gabby to grow up in.

And now they've got it.

I think they're gonna actually use the dining room,

because before, they never really used it at all.

I think the main thing for them

is they just weren't organized.

Now they have organization in their lives.

They have a more beautiful space,

and also, their dining table is normal height.

Jonathan: We had a very healthy budget of $170,000

for this renovation.

Luckily, the amount of money we set aside

for the master-bathroom shower was enough to cover it.

We spent a little extra furring down the ceiling

because of the beam, but it's beautifully flat

and totally worth the added cost.

So cute.

That's the one benefit of working with lots of kids' toys,

endless cuteness.

Well, some things are cuter than others.

I just think it's great that we have all the space for gabby,

all the space for the adults, and all the toys tucked away.

and doing something to ruin our kitchen.

of what we thought it would come out as.

Not only do you have a beautiful aesthetic,

but you also have the function of tons of prep space,

tons of storage.

In fact, you have storage on the front.

You have storage all across the back here, as well.

This is incredibly functional.
