They bought it seven years ago before their kids,

stella and mason, were born,

drew: I love all the old brick houses in this neighborhood.

It's gorgeous. This feels like

one of those streets at the start of a sitcom

where everyone's, like, whistling and smiling. "hey."

it's quiet and beautiful, but there is music.

Yeah, exactly. Oh, by the way,

they're from the west coast just like us, so...

Oh, can bond over our love of the ocean and trees.

Drew: So, west coasters.

I was wondering,

are you those people who will sit out front

and stare at everyone as they walk by?

Absolutely. Yep. We watch everything.

I mean, I can see why you're out front --

because it's a quiet street, it's beautiful.

I want to know what drew you to this house.

Well, originally it was the backyard.

It was just so big and spacious.

Kirstie: We didn't know what a gem of the community

that we were buying into.

Great friends and neighbors all around us.

Living so far from relatives,

it makes the community really our extended family.

And you've now been here...? Jeff: Seven.

Seven years. So this is all the kids have known.

Yes. We didn't know we were pregnant

when we bought this house.

Jeff: With the two pregnancies and the mat leaves,

this house was just, like, a whole great place

to build a family from.

They both got brought home here from the hospital,

and it has filled with memories.

Jonathan: Oh, wow.

We also have a tenant downstairs.

So, we did the suite downstairs almost immediately

when we moved in, and we brought the tenants in,

which was super-helpful while we had two small kids.

You're able to get an extra little bit of revenue

every month from a tenant downstairs

until I assume at some point you'll take over that space

and put a teenager or two down there.

Yeah, we knew that it was like we could grow into it

and we didn't need all this space immediately.

Kirstie: We have made so many memories in this home with our kids.

We are so connected into the community.

We love where we live. We want to stay here.

We just need the house to work better for us.

-How are you guys? -We have two builders here?

What are you guys building?

-A basketball hoop. -What?! I love basketball!

Kirstie: Okay. You guys can go play in your room.

-Grab your stuff. -Put it all in here, guys.

Jeff: Get it all packed up.

So, you guys have toys, like, up, high, down, low, everywhere.

You definitely need some storage.

Jeff: There's so much stuff on the ground always.

Yeah. This whole area's getting pretty cramped.

Absolutely. This entryway is always really busy,

trying to get everyone ready for school

and out the door in the morning.

Jeff: We feel like you're tripping over each other.

Assembly line. So this is what you guys do?

Kirstie: Exactly! Exactly.

-All right. Shoe me! -Shoe!

[ laughs ] he's got a boot.

Mm-hmm. Unh. Oh. Wait. That's not my shoe. Back to him.

Jonathan: I don't love that you come in the door

and immediately are in the kitchen.

Kirstie: Actually, in the wintertime,

the boots are lined up inside the kitchen.

-In the kitchen? -Shoes come off, boots come off.

Jeff: I've seen jackets hung inside the kitchen

even though we have a coat rack right there.

And so obviously these walls ideally would come out.

All that stuff we can investigate

once we get an engineer in here.

Now, explain for us, then,

this whole space into the dining area.

What are you using this for?

Kirstie: So, we use this for everything.

We eat here. We do crafts here.

This is actually where I meet with clients.

So, it all happens in this space.

You said you have clients?

This year, we stepped away from the corporate world,

and I have a business that I'm building out of my home,

so we have really transformed our lifestyle

in order for both of us, jeff included,

to be less stressed out

and be able to be so much more present at home.

Jeff: We need to put family first. It was hurting our marriage.

It was hurting our relationship with the kids.

And as challenging as it's been,

it's also something that's been totally different.

I've never seen my kids laugh and smile with me

as much as they are now.

You know what? Honestly, our dad did the same thing.

Before we were born, he was away

for up to four months at a time working,

and he said, "I can't do that.

I need to be present. I need to be a dad."

and so he gave up his career to do the same thing.

-Wow. -So I can totally appreciate

everything you guys are doing for your children.

I think the reason why I get so emotional about it

is because it took a lot of careful planning for us

to make such big changes and to spend more time together

as a family, and I feel transformed.

I feel like my lifestyle is very different,

so I feel like this is such an amazing time

to make this transformation in my home. [ chuckles ]

you know, one thing, though, that probably is distracting

for your clients...

[ floor creaking ] the squeaky floors?

I can't hear half of what you're saying because...

Jeff: With tenants downstairs, we're always making sure

that we're as quiet as possible,

but I can't do anything about the floors.

Well, aside from being distracted by all the squeaks,

I'm assuming that your clients, when they come over,

also distracted by kid stuff all over the place.

Absolutely. Yeah. And we can only really

get so many people in here because it is such a tight spot.

Jeff: Kirstie mentioned earlier about us having the community,

but we feel like we can't even bring people into our home

right now because it's just so cramped.

It was fine when they were all babies. Yeah.

It's either the house is shrinking

or the kids are getting bigger. I don't know which it is.

It feels like both. [ laughter ]

I am just dying to see

what is on the other side of this wall here.

You said it's your kitchen, right? Yep.

Oh, yeah, this is like a tiny little tunnel

to get into the kitchen...

Which actually has pretty nice finishes.

Jonathan: Well, I do like the countertops. They look nice.

But why is your fridge totally out of the kitchen?

That's the only place it would fit.

Jeff: I also find it pretty weird that my dishwasher

is underneath my stove.

Your appliance situation here is a disaster.

And you have -- the dishwasher should be next to the sink.

-Right. -Your microwave is not the right

kind of microwave over that cooktop,

and your fridge isn't even in the kitchen,

so we need to look at that triangle and reconfigure.

Jeff: What bugs me in here the most is that

there's actually no room for any storage.

Even though we have all these cabinets,

they're not really fully accessible.

So, like, underneath the stove top here,

you can't put anything in it.

Kirstie: It's just like maybe four inches deep.

Oh, I see. So this is actually the head room for the stairs.

-That's right. -Yes. Yeah, exactly.

Drew: So, what I'm noticing here, though, is looking around,

you're making do with what you have, but this kitchen,

especially with two kids, this has got to frustrate you.

There is barely any countertop space.

Jeff: We're always trying to find room and jockey around each other.

We want the kids to help us with the breakfast and lunches

and getting it all ready.

Kirstie: They love helping us in the kitchen.

They absolutely love it. They ask all the time.

Some mornings, if it's been busy in here,

I will have them make their lunch on that stool

right in the middle of the kitchen.

-Oh, wow. -Yeah.

I mean, it's definitely a bit of a challenge.

And, so, how is the rest of the main floor laid out?

We have a bathroom and three bedrooms on the top floor.

One's been used as an office, but it's pretty small.

And we have only one toilet, and there's four of us.

And that would mean that we're also bringing clients

into our family bathroom.

Oh, so you're saying you want to add an additional bathroom

to the floor plan? Yeah, that would be ideal for us.

Yeah, to use the space for her business, it makes more sense.

Okay. One thing I'd love to check out.

Can you show me the little office? The tiny room?

Yeah. Okay, so, back here is our little office.

Jonathan: Oh, yeah. You can see

this is too small to be a functional bedroom.

The kids share a bedroom, so we don't really use it right now.

Would you actually be open to eliminating this

and capturing that space into the main area?

Well, I think the most space we can have in the family area

is what we want.

Jonathan: It would be great if we could remove the office wall

and move the kitchen to this side of the house.

Then you'd be able to keep your eye on the kids

doing homework at the table

or playing with toys in the living room.

There's so much we can do with your main living space

if we can capture this as a part of it.

It's not really a functional bedroom

for the kids as they're getting older.

-Right. -This is a great family home.

Stella and mason share the largest bedroom,

and the master is still a comfortable size.

Downstairs there's a rental unit to bring in extra income

that can be reclaimed when the kids get older.

Okay. Oh, wow.

So it's a full kitchen, living room. It's nice.

Oh, my gosh. As a teenager,

one of the kids would love having this space.

So we'll concentrate our efforts on opening up

that cramped entryway, as well as the kitchen,

that tiny office, and the rest of the main living space.

Drew: I can see why you guys fell in love with this,

to have all this space.

We just need to make you love the inside

as much as you love the outside.

-Yes. That's what we need. -Yeah.

And a big part of this is also

really nailing down your aesthetic.

What would you like the look of the place to be?

I think we want it to feel modern and we want a fresh look.

We want to bring some of this beautiful outdoor vibe

into our living space.

You have transformed your lives

to focus on the well-being of the kids,

and so we want to make sure that we transform your home

to focus on the whole family.

So, what are you willing to spend on the renovation?

to make major changes in their lives and in their home.

Yeah, they simplified their lifestyle

but now this house just hasn't functioned for their family's

So we need to tear out some walls and reconfigure the home

so that they can stay in this close-knit community forever.

Jeff: So, when we move back in, is it like

We're gonna give these new stay-at-home parents

a space they can actually stay at home in.

This is, you know, kind of where we brought our kids.

This is exactly how it's looked since we've lived here,

the last like seven years.

I'm just excited to see it opened up

and to, like, finally feel what it can --

what the space could feel like.

Jonathan: Before I come up with a design plan,

we need to take a look at the structure

and see if there are gonna be any surprises.

We've already done some tests

and found asbestos in the attic insulation,

so an asbestos abatement team is coming in a few days.

In the meantime, we're gonna get an idea

of what this home could look like.

Kirstie: That's amazing!

It already looks like there's more space.

Jonathan: Why are you crying?

it feels like all part of our transformation,

and it feels like we got rid of, um, a lot of things

so that a new version of us can come through,

I did not know the old version of you guys,

but I can say I really like the new version of you guys,

and I think you're doing all of this for the kids,

and that is something that I think is admirable.

And it's under all of the ceramic tile that we have here,

jonathan: That's not good news.

But in the meantime, you can already stand here

and you can look across and see this will change everything.

I absolutely love how the kitchen's so open.

I can see the kids being able to help me here

way better than they can now.

There's a lot of storage inside this type of island.

We've never had an island like this.

Well, this is storage, as well as seating,

so it gives you a lot of function.

That's exactly what I need, but, more importantly, I can see

what's going on in the living room. Right.

It's really a great way for us to just keep aware

of what's happening.

Now, what do you think for some of the finishes in here?

Appliances, fixtures?

I think the faucet looks pretty cool 'cause it's different.

Maybe even something even more different.

Maybe brass or copper?

-Black would look great. -I would love black.

I do want to know what you think of wallpaper.

Kirstie: It's beautiful. It's just a really nice contrast

with the wood and the natural elements.

If you're open to it, because it's a very cost-effective way

to really amp up the style of a room.

The whole inspiration for this design

should be based off of my plaid wardrobe.

So, I was guessing, 'cause they said that they're very earthy,

that they would want some textures and some more subtle color.

Yeah, but they don't like all white,

and they do like natural wood tones.

So for the flooring, as well,

I don't think we should go too dark.

I don't think we should do anything with a bit of gray.

It should be something that's a bit more neutral.

Okay. I think the flooring will be easy.

We can do something mid-tone.

We could introduce a little bit more pattern

on the front entrance. Yeah, that's great.

They said something a little bold and fun.

That's why, for the wallpaper,

I just brought you some nice fun options.

This whole design should feel warm and outdoorsy,

but still modern, right?

Jonathan: As you know, we had asbestos in the attic,

so that has all been removed.

We also had the asbestos tile in the kitchen

that we found. That has been abated.

So everything now is safe,

and we are ready to actually move forward.

How does this affect the budget?

We're calculating that into what we're gonna propose to you.

So we definitely want to keep everything within your max budget.

I mean, you guys laid that out for us.

So, option one would give you

this incredible open-concept space.

Without the wall that separates the dining room from the office,

we'll have the perfect location for a new kitchen.

since they love to help.

With that old kitchen wall pushed back,

the dining room will fit many more friends than it did,

so you can have the whole community over if you like.

The biggest change will be at the front of the house

where the living room will be more open and inviting

with lots of comfortable seating,

and a touch of your outdoorsy west coast style.

In the space that was your old kitchen,

we'll make you an inviting entryway

with room for a home office

and a perfect spot for meeting with clients.

A handy two-piece powder room with fresh, fun wallpaper

will give your family of four

the second bathroom you desperately need.

Everything here would be tied into that blend

of wood and the warmer tones that you're asking for.

And all of that would come in...

At $150,000, and it would take seven weeks to complete.

That's, like, the top of the budget.

It sounds so open. Yeah.

But think about that open flow.

through all of our teenage years right up until now,

Drew: Now that the old closed-in office

is open to the main living area,

we have enough space to move the kitchen

from its previous location off the entryway

and turn it into the heart of the home.

Jonathan: So, we have our main waste pipe

and we need to get it connected to our new kitchen,

which will be over here.

And I noticed that the block wall runs underneath here.

So you're just saying we need to do

a lot more work than we were hoping for.

'cause we got to cut a hole into the block hall?

Well, no, I'm actually hoping we don't.

So, some of these houses, they built them

with the joists on top of the wall.

If they did, that means there's a cavity,

and we can run our plumbing. If they did not,

then it means that one of us is gonna have to notch down.

I think that this is sitting directly on the wall

and we're gonna have to cut out the concrete.

we're hard at work on those noisy floors.

This is gonna be the real challenge for us,

is all the squeaks, extra glue, extra screws,

making sure that we've got everything totally level

so when the cabinets come in, that way, we know everything's

gonna be totally prepped and ready to go.

Won't have to adjust too much, right?

Yeah. Well, and, too, we're doing that beautiful white oak.

So I want that to look pristine.

If we tried to put that down on the existing flooring,

we'd have some of the same problems

that they had before and weak spots.

Exactly. This is gonna rock.

This will be solid.

So make everything perfect.

so, when I built my first house with dad,

he would not get power tools.

In fact, we even did the saw.

Huh-henh, huh-henh, huh-henh. It makes me feel so old.

And then we had the original drills

that you had to basically auger the hole out.

-The auger. -It was so bad.

I said, "dad, let's just get power tools."

he's like, "no, they break down all the time now. No, no."

at least I was strong after that summer

because everything was done by hand.

I guess it pays to be a millennial, then.

[ laughs ] well, you got a whole

bunch of different problems, but that's fine.

Jonathan: This renovation is unique

because not only are we turning this

into a beautiful family home,

but it also has to function for kirstie's growing business,

so to keep everyone happy,

we're framing in for a new powder room in the office area.

Having a second bathroom

is gonna make life for this family so much easier

because they won't have to share with three other people

and kirstie's clients.

This was a little bit tricky because knowing

that the dining room is going over there,

I never like to have the bathroom door

facing the dining table.

So we're having it face the doorway here,

but at least that's the better of the two options.

Yeah, and that's why we put the toilet off to the left there --

so when you walk in, you're not seeing a toilet right away.

Exactly. You'll see the vanity.

In fact, most of the time, this door will be closed,

but I think this is the best layout.

jonathan: Everything we're doing in this front entry space

is gonna make it easier for the family

to get ready in the mornings.

Without the kitchen right inside the front door,

we've got loads of room for a big bright entryway.

So this wall gives them the surface for the tv

on the living-room side, little console there,

but also leaves it feeling very inviting, very open.

And they get their dedicated closet, which --

they need storage bad. Yeah.

Their old entryway was too small

to fit all their coats and boots,

so this is gonna make their lives a heck of a lot easier.

Yeah, it's nice for them to have the open concept

and still have the advantages of a foyer.

Exactly, and she runs a business out of here, too.

She wants to have something professional and spacious.

You don't want your clients coming in and being like,

"oh, it's all closed-in," and questionable.

We're making improvements to their business

and their personal lives. There you go.

So, the next one, we can do a full sheet at 66.

jonathan: The entryway isn't the only space

we've expanded with this new layout.

We took over the tiny old office

in order to give kirstie and jeff

a way bigger kitchen with plenty of natural light.

Drew: It'll be the perfect size for stella and mason

to help their parents with the cooking.

Shall we put some plants, some herbs

in these lovely boxes here?

We could have this in the kitchen. Right?

[ both sniffing ]

when you have kids that love to help cook.

All of a sudden, it feels like a family home.

I see all these little details, and I'm like,

"how did you guys know?"

I love the rug, and I love the chair.

There's so many pieces I absolutely love,

and it just comes together so beautifully.

And even having artwork like that, I love how much fun

and how much excitement that brings to the space.

Absolutely. I think the kids

are gonna, like, absolutely love it.

They're gonna be like, "that's so fun!" yeah.

Well, I know another big thing for you guys

was to have a kitchen space

that actually works for your family,

not something tucked away in a weird location by the front.

An actual fully functional big kitchen.

but we've opened it up, which brings in so much

It almost makes our house feel quieter, too.

We're not yelling from one room to the next.

Your oven used to be stacked on top of your dishwasher,

Drew: Your kitchen doesn't have to just function to cook.

And also the fridge. We gave you a larger fridge

over there, as well -- bottom freezer.

Just to make sure you have enough space
