when we were really young.

What started out
as casual study sessions

blossomed into something more.

But we broke up for
a solid six years.

About a year ago,
a mutual friend from

grad school actually reconnected
us, and we found out that

our relationship
was even stronger

after all that time apart.

And so we decided to start
things up again,

and the rest is history.

And it's time to have
a family, but that's just not

happening in a condo space.

Besides from your condo,
we've just been renting

for the most of our lives,
and so, especially as

a first-time homebuyer,
I don't know what to expect.

This is for both of us,
I think, the biggest purchase

that we've ever made.

It's a little bit
intimidating.

I love Long Beach.

I mean, there's so much
opportunity here.

Long Beach is probably
the perfect spot for them if

that's what their budget is.

You get all these beautiful
old houses.

They do come with their share
of problems.

Usually, I'll look up
the listing,

but Michael found it.

So on this one,
I just decided to

let him be
the real estate agent

and walk
us through.

It also gives us an idea of
what they're looking for, too.

quite a few settling cracks

this place, we would make sure

a full inspection's done

leveling the floors,

redoing the whole kitchen.

There's no way the budget can
handle all of that.

a really important thing
for you guys to

think about is what
your priorities are.

Functional kitchen,
whether it's opened or not.

And optimize on countertop
space and storage.

The bathroom's
a whole situation of its own.

When I first came in
here, I loved this room because

we could really use it as
an additional office space.

We both work remote.

So you would get two bedrooms
plus two offices.

as a two-bedroom?

There's two bedrooms upstairs,
but this is not one of them.

That is gold for you guys
because when people set

their criteria, they're looking
for a three bedroom home,

it would never show them this.
- Mm-hmm.

The fact that you got to see
this and in person you see it

actually has something
that could be a third bedroom,

means you'll probably get then
you would typically pay

for a three-bedroom home
in this area.

- Wow.
- I like that.

- I love that.
- This is the problem, though.

So, look at this.

This is all lath
and plaster in here.

- What does that mean?
- That's--

so, originally, instead of
drywall, this is what they did.

See the wood strips going in?

- They just smeared
plaster on it.
- Hmm.

So, because this house is
so old, this paint

will have lead in it.

Not on the top layer.

It's actually this under layer
is all gonna have lead paint.

So, we have to be careful
when we're, you know...

I don't like that.

This probably has
asbestos in it.

I-- I...

So my concern is that we're
trying to have a family

and, you know, just the process
of getting pregnant

as well as having little ones.

Like, I don't want
any of those dangers

for them to be exposed to.

It's not a problem until
you break it up and the dust is

in the air and you breathe
it in.

So if this is the house,
we just want to make sure

whatever we're working on,
we're doing it in a way that's

safe, you'll be totally fine.

So pretty much
any house of this era

is going to have those issues.

But this is just one of many
houses we're gonna look at.

I think that this house really
stuck out to me, and I really

think that we could
make this work.

I think it's very
charming and cute.

I am concerned
about the kitchen.

There's a lot of work,
and there's rising costs

everywhere that are occurring,
and so I would love to see

a space with less work
and that we could afford.

So this place is a little bit
different than the other house

you had found, but I wanted
to show you something that was

within your price point.

And also still has
the Craftsman aesthetic.

I love the porch.
I love the door.

This is really cute.

It was built
in 1923,

listed for
$649,900.

- It's probably
gonna sell for that.

The reason I like
this place

is it's renovated.

All the work is already done.

The kitchen in that other house
was a disaster.

I'm curious to see it,
but it looks small.

I actually usually do like two
floors because I like getting

my steps in that way.

I did not birth this house,

But I think the dining room is
pretty tiny.

Four is not a lot of people
around a table.

I think I would do a built-in

and then with that,
it would pull the table over,

and I think you could do
a rectangular table that would

seat six.

And then it would be nice

to have a fixture above
this table, too.

That'll make it feel
more elegant.

Yeah, I would say it feels
a little bit more sterile than

the other place.

Yeah, I mean, I think
it's missing a little bit

of charm and character.

I would really love to see some
more personality put into this,

and I think we could do
that within your budget.

We could do a treatment
on the wall.

We could do some millwork
for built-ins, because

I think the other place...

it's probably gonna go
for around seven

or something like that.

In addition to that,
you would have a lot of expense

to do all the work
just to make it livable.

a kitchen that has been

completely redone.

more family-ready.

It does feel
a little bit cramped.

of the two bedrooms.

I would say that you definitely
hit the nail on the head

with the price point
with this place.

We-- but it doesn't have
the potential for growth,

especially with just
the two bedrooms.

This would be pretty tight,
while also, like, having

to accommodate working
from home conditions as well.

We just don't want to make
the wrong decisions.

This is the first step
in the rest of your lives,

and so I agree.

I want it to be
the right house.

I want it to be the right
next step for you.

I'd say the max this house
could accommodate,

particularly when they're
younger, would be

a family of four.

I understand why
they're apprehensive.

This is a whole learning
experience for them.

It's new.

They don't want
to make a mistake.

I think that's something
I've noticed with a lot

of first-time buyers.

They are so afraid
of making a mistake,

choosing the wrong house.
But if they want to be...

smart with their money, I would
say this is a better house

than the first one
they looked at.

This place is really great.

We don't have to worry
that there has to be

major renovations.

...like, the footprint of this
house is really small.

Like, if we're gonna be real,
there's not enough space

as the other place.
- But the extra costs.

I love this area and how close
it is to the beach,

like, within walking distance.

If you're going to go in on
that house, I would suggest

you go in at list price
for $700,000.

I think we can go up

but we wouldn't want to go up
too much more than that.

the less you have
for renovation.

I'm super concerned about
blowing my budget.

Try to stay calm, take some
deep breaths, and then,

fingers crossed it all works out
and we can start renovating.

We got the house.

We did.

So pack your bags and get ready

The inspection showed that
the house is sound,

which is great news for their
budget.

We'll need every dollar because
this kitchen is a complete redo.

These cabinets, obviously,
are not the original.

So we can remove that.

We're also bringing
in an abatement team

to deal with the lead paint
and asbestos removal.

The more we do, the more
it sets the abatement team up

for success, because we're
cheaper than they are.

The abatement companies removed
all the lead paint

in areas that we were working,

Yuni, especially,
is very sensitive

to environmental issues.

They had cabinets here,
and that all had lead,

so that was taken out.

And we can start to rebuild
now, but, um,

it's unfortunately a house
that has a lot of issues.

Look at the bounce
on this one.

- Look at how high this is.

jump on this teeter-totter?
- Yeah, it's so bad.

We're supposed to put

a new kitchen on this floor,

so it's...

an inch
and three-quarters...

of difference.

So the only other option

is to level everything properly

and then lay new floors,
but more so

than any other project,

I'm worried about this one,
and I don't know

if they could...

maybe they can get a loan
just to cover this.

This is one of those houses
that hurts my head.

It could be the smallest

we've ever done?

And so, if we don't somehow
configure it in a way

inadvertent opportunity

As much as I hate
to lose the built-ins,

sight lines definitely makes
kid life easier.

But to open this all up
properly,

to add those cabinets,
to extend the stone,

to fix the flooring and level
things out,

because when
you see how it dips down...

another ten grand

to do that stuff.

to salvage the cabinets?

I mean, it's so beautiful.

Even if this is not the place
for it anymore,

if we could save that somehow,
that would be really incredible.

We're really worried
about the doors

and the most important part,
the hardware,

and this crown piece.

Like, we said that our budget
was $35,000.

To be able to do the dream
kitchen is totally over budget

and not what we planned for.

It's already a lot of money,

but this is where we want
to raise our family,

and we'll find a way.

for the money,

but this is something that 10,
15, 20 years down the road,

it'll make the most sense
for our family

to be able to watch
our kids grow.

but the thing is,

"Oh, it's a small kitchen,

you can't do dark cabinets."

Get rid of that.

The way we've opened it up,
we can do dark cabinets.

You just have to find balance.

We would need to do a lighter
countertop and backsplash

and still stay in the Craftsman
style of the home.

The good thing is, sure,
you've got a small budget,

but you've also got
a small footprint,

so we can stretch your dollar.

The flow will be way better
with this breakfast bar

connecting to the dining room.

With a nice big table,
this space will give

tons of seating
for entertaining.

On the other side
of the kitchen, a laundry room

that connects the powder room
will use a chair rail

and wallpaper to tie these
spaces together

and give them style.

We can go for something fun.

And it keeps
the home Craftsman,

it's not veering too far,

and we can also modernize
it and update it.

I'm super excited about where
the design has landed.

I mean, we wanted to maintain

the charm and character
of the old home.

liking the low-profile.

I've never really seen that.

It's more of a modern take
on a shaker.

traditional shaker style.

Actually, this is probably
the closest to what you're

talking about, a darker tone.

I am coming from Denver,

and so being able
to take this new space

and make it Michael
and mine together

is really important.

This is gonna be our home.

The kitchen is already expanded

because of opening up
that one wall.

We gave them far better layout,
so much more storage.

Now it's the mudroom
and the bathroom

we have to focus on.

I mean, the whole idea is

have the chair rail painted,
kind of like a semi-gloss,

all the way down, wall as well.

So this will all look
like wainscoting.

And then the paper
all the way up.

And that, especially when
you're standing

in the dining room
or the kitchen,

you'll see the paper over here.

It'll look really pretty.

Well, it's gonna be
nice and moody.

And I just, I love taking
a small space

that people would usually
forget about,

like a laundry room

or a mudroom or a bathroom,

and just turn it into
something impressive.

Now, height-wise,
normally we do like

a third of the height
of this ceiling.

So if we do...

like, a chair rail.

The problem with a house like
this, it's really, really old.

It's over 100 years old,
and there are a lot of issues.

No wall or ceiling or floor
area is level, so it just...

It almost takes more work
to retrofit what you're doing,

instead of just destroying
and starting new.

They just don't have
the budget for that.

Aye...

This is such
a complicated install

with all the stuff
you have to do here.

It would be a lot easier
just to paint.

However, I like the idea
of the detail.

We're trying to make
this house look high-end

without the budget for that.

I feel that this could be
a showstopper

if we do this detail.

I love that we can do
a small kitchen in black,

and it still looks amazing.

We've been separated for about
six years now.

We want to start that next
chapter in our lives.

This house is really
important to us.

you know, we met in our 20s,

and we had a really
good time together,

and it wasn't the right time
in that moment,

and so we took that break
for our relationship

so that we can grow as people

and become better partners

and so, now we're back together.

We're ready to have a family,
and it's tough.

We've been trying to have--

we've been trying to get
pregnant together,

but we're doing it
long-distance right now

because we don't have
a home together.

We've gone through
two rounds of IVF

and we're gonna keep trying,
but we hope that

being together in a home
will make this process
a lot easier.

looking forward to sharing
a home and being able to focus

on our relationship
and our future together.

Prior to this,
Yuni was living in Denver.

I didn't want her to change
her life and then feel regret

or feel disappointment.

And putting our trust into
the brothers was just

the right decision because not
only do we have

a beautiful house
to show for it,

but we have a space that
we can really enjoy.

We don't have
the back-and-forth.
