I'm in a well known
vacation destination

for its beautiful lakes,

great fishing,
swimming, boating,

and all
the fun summer activities.

And that leads me
to my first
vacation house rule:

Do your research.

Vacation rentals on the water
in this area
average $400 a night.

Renting for just half the year
could bring in over $72,000.

I'm going to meet
Jennifer and Michael.

Renting their cottage
was never part of the plans.

But with Jennifer
cutting back on work

to care for their daughter
with cystic fibrosis,

It just might be
the perfect solution
to offset their lost income.

Now they've
had the property for 10 years.

It hasn't been renovated
in 30 years,

and it's gonna
need a lot of work

if they want
to command top dollar.

I'm gonna see
what their place
needs to succeed

for decades to come.

So to be able
to do everything
you're looking for,

here's what I'm thinking.

Out front,
we'll amp up the exterior
by adding bright blue accents

and a brand new door
that will let in
some natural light.

Inside, we'll further
lighten up the dark entry
by tinting the interior brick.

Now we're completely revamping
the awkward kitchen layout,

shifting all cabinetry
along the length
of the cottage,

and introducing
a spacious island

that allows for better flow
and great views of the lake.

Now, new flooring throughout
will enhance accessibility.

And with the kitchen makeover,
we can reorganize
the dining and living areas

for seamless flow
and maximum enjoyment.

Clever space planning
and wider doorways
in the bedrooms and bathrooms

will improve accessibility.

We'll also
completely transform

the bedrooms
and their layouts.

We'll create direct access
to the guest bathroom

by extending the hallway
all the way down.

And swap the vanity and shower
so we can expand
to a full walk-in.

In the games room
and screened-in porch,

we will add upgrades
to help excite guests.

And down by the waterfront,
we're going to add
a fire pit seating area

that will make it
the perfect place
to start your day, every day.

- I think that's amazing.

My favorite thing is,
when you walk in,

you're gonna
see the view right away.

I've seen

so we're ripping it out.

We're creating a new space
that's more accessible.

The main bathroom is not easy
to get in and out of.

But when it comes
to accessibility,
we need more space.

Twenty six inches
isn't gonna cut it.

We need to go 36 inches.

One of the big challenges
for Mike and Jennifer

is finding somewhere
to do work

while enjoying the cottage
as well.

an interesting space.

There is
this storage shed
at the side of the cottage.

We're prepping
this storage space

to become
the perfect workspace.

When you're renting
a property like this,

somewhere to work
would be a nice bonus.

Everything
is under construction.

The bathroom's coming apart.

Hallways are being ripped out.

The old kitchen layout
is long gone.

The whole living room
is changing.

In fact,
we're not stopping there.

From the front door
to the back door,
big upgrades.

to my second vacation
house rule:

we're going for.

My color palette
starts with a bayside blue,

and inviting terracotta hues.

Soft blue cabinetry
and gold fixtures
will wrap you in a warm glow,

as if you're soaking
in a Mediterranean sunrise.

We're also gonna see
a terracotta on the exterior,

around like a fire pit
or a walkway,

and it just adds that warmth,

that energy
that we're trying to do,
you know?

it just throws off the balance
of the entire room,

and then having the furniture
situated around that.

Also, the fireplace
could use a big upgrade.

And then...the room
by the lake.

This spot's great.

Has the best view!

That's where the bay is.

with paint or wallpaper,

Really playing
into the sunrise

Like we paint
maybe a circular sun,

This has to be
a games room area,

so we have to have a table
so people can play the games.

lounging, hang out.

Maybe a little bit
of a flex room.

We definitely want
to be able to accommodate
overflow guests, so...

who like to get up early.

It's a big day at Sunrise Bay.

We're changing
the layout of the space
so there's better flow,

not only in the kitchen,

but we're extending
the hallway

to allow direct access
to the guest bathroom.

But in our plan
to move the shower,
we've hit a snag.

- We've got a bit of a problem here.

So that's where
the plumbing stack was.

We've had
to move it over here,

so it's not
in the middle of the hallway.

That's as tight
as we're gonna get.

as it goes.

So our shower
just shrunk.

We had a five foot shower,
and now we've got
almost a four foot shower.

This was gonna be
a really nice shower, too.

I wanted it to
be accessibility friendly.

We have

On the other side,

we've got a support beam
that was behind
the refrigerator in the wall.

What if we change
the plans here a little bit?

Let's say we bring this wall

So we frame this beam,
which we can't move,

into the middle

The shower now gets 16 inches,
but we're gonna gain it back.

it's gonna look.

One of the best places
to watch the sunrise

at Jennifer
and Michael's cottage
is from the games room.

So today
we're installing new windows

to maximize
that spectacular view.

And to really
capture the essence
of those magical sunrises,

we're getting creative
with a little mural

that will brighten up
their mornings even more.

and our new all blue cabinetry
has arrived.

is a really cost effective way

that we're looking for,
which is bright and spacious.

What I love
is that from the outside,

we have this beautiful space,

which right now
has some interlock
that's all over the map,

and a bunch of old stumps
that's heaving everything.

a stump grinder
to clean this up

so we can have an amazing spot

to create a nice activation
by the shoreline
that everybody can enjoy.

the weather isn't cooperating
with us at the moment,

I cannot wait
for the skies to clear.

so that we can actually
witness Sunrise Bay.
