the most exclusive properties

in Bellevue.

This is a gorgeous house.

4,000 square feet.

Five bedrooms,

three and a half baths.

It's on
a two and a half acre lot,

which is almost
impossible to find.

I mean, look at
this front yard.

It's so beautiful.

I paid $1.8 million
for this property.

We put over a million dollars
into the transformation,

and right now,
we're listed for 4.3 million,

but it's not selling.

It's now been on the market

Every month that goes by,

in holding costs,

which is nearly
a thousand dollars a day.

I need this thing sold.

This is why it's so important

to walk your job sites
after framing.

We're gonna need

about 12 and a half feet.

Our minimum size
for a bedroom is 10 by 10,

so I think we can
cheat this wall over

about a foot here
and bring it to nine feet,

and then to get this room
feeling bigger,

we wanna bring in
more natural light.

We wanna take
these French doors,

we want this thing dead center.

So when you come down
the stairs,

it's a lot more area,
it's a lot more open,

so it feels more like
the indoor-outdoor room.

It might be a good idea

to pop a French door
into the bedroom,

so make it
more of a flex space.

It could still be
a fourth bedroom,

but it allows more flexibility.

This could also be,
like, an office,

or maybe this is a TV room.

The more flexible our space is,

the wider the net for buyers.

And this flex space here,

We added the closet
so it could be a fourth bedroom,

but the more flexibility
we give a buyer,

the more they can envision
how they're gonna live here,

and that's how we get paid
flipping houses.

We take wasted space,

and we maximize it
by creating livable areas.

Tyler, I gotta say,

this whole house feels great.

There was definitely
a few times

that I didn't think
I was gonna make it to the end.
