surrounded by lakes and parks,

but it's also very near downtown
and all the shopping there.

Well, it's a three-bedroom,
two-bath with 1,550 square feet.

First impression of this place
is it's a pigsty

maybe with actual pigs
judging by how much mud

and dirt's all
over the floor in here.

The upside, though,

is that a lot of this floor
is pretty nice.

This is actually some really
good-looking terrazzo.

That means this probably

We're gonna spend seven weeks
on the reno

then aim for the top
of the market,

listing it for around $400,000

which would give us a nice
six-figure profit of 110 grand.

Having a house on a lake
is a great selling point,

but to take it
to the next level,

we need to turn up
that master bedroom.

First, we'll push
that main wall out,

giving us a ton more space
in the master

while still maintaining
a good-size sunroom.

Then since we don't need
two entrances to the master,

we'll close off
that hallway space

and add it to an awesome
new walk-in closet.

Finally, we'll build out
the wall

between the living room
and the sunroom

to allow for more furniture
in the family area.

Out front,
that dark, wide carport

makes the whole door feel like
it's in a cave,

so we're gonna eliminate
the right half of it

and replace it with a tall,
open pergola for the entryway.

This will still leave enough
covered parking for a car

while making the front
of the house

a lot more welcoming.

Next, we get to work
on repairing these gorgeous

but worn-down
terrazzo floors.

We'll fill in the divots with
crushed stones and epoxy resin

and after the patches
have hardened,

we'll buff them down
and polish the floors

to a showroom-quality shine.

Meanwhile, we're making huge
strides outside the house, too.

We're fixing up the roof
with Roof Commander.

We're reinforcing the steel
portions with heavy-duty bolts

and sealing in the top part
of the carport

so it's completely
waterproof.

Out back, we're replacing some
worn-out joists under the deck,

and we're rebuilding the pergola
with fresh lumber.

Justin:
These big early fixes have cut
our $60,000 renovation budget

by an impressive $13,800.

It's always money well spent

when it's going
to a good upgrade,

but we still have a budget
to adhere to

and a lot of renovation to go,

so it's time
to get back on track.

The prebuilt floating platform

is carefully backed

Then sturdy pylons are sunk
into the ground

to attach the platform to land.

underneath the dock

to keep it nice and steady.

This lakefront backyard finally
has the dock it deserves.

our 60 grand reno budget

We're burning through

that have a flowing mix
of gray tones

and a smooth matte finish.

over the front entrance
and wrapping the beams

and columns of the carport
in cedar

to create a cohesive
