I'm working with Lillian
and Clark Faulkner,

part of our Dream Home
build team.

We're looking
for the perfect spot

to build the 2024
HGTV Dream Home.

And this year, we're focusing
on Anastasia island

in St. Augustine, Florida.

With its historic
Spanish-style architecture

and pristine beaches,

Anastasia Island
and St. Augustine
are truly unique.

-Founded in 1565.
-Fifteen-sixty-five.

[Lillian] And look at
the amazing coastline.

And so, we're going under now
The Bridge Of Lions.

[Breegan] It's beautiful
and it's very reminiscent
of Paris,

which is not what I expected
out of Florida

to be completely honest.

[engine accelerating]

So, this is one of the lots
that I wanted to bring you to.

[Breegan] So picturesque.

[Lillian] Deep water access.

You can keep a huge boat
in your backyard.

This is how you pull up
to a house.

[Lillian] So, this lot,
you've got added expenditures,

full cladding and a dock

which can take up to a year
to fully permit.

But I think
the first requirement
for a dream home is the view.

So, this hits the checkmark
in a big way.

The next lot that
I wanna show you,

-it's kind of tucked down
a feeder creek.
-[Breegan] Okay.

-So, it will be hard to access
by a boat of this size.
-[Breegan] Okay.

[Lillian] You can see
from here

kind of what the landscape
will look like.

This feels like a really
quiet neighborhood.

[Clark] This really is kind of
your own little oasis.

And other thing to remember

is that because
this is the salt marsh,

it's preserved.

Nothing can go there.

[Clark] This will be what you
come home to every day.

So, this is another lot.

Don't let the initial
first impression deceive you.

Once you build the house up,

you clear some of these
trees out,

there's a beautiful view
right there

all across the salt marsh,

the intercoastal channel

and then historic downtown
St. Augustine skyline.

-But you're not
touching water here.
-[Clark] That's right.

I wanna touch water.

-[Lillian laughs]
-It's a dream house.

[Breegan] So, it's been
about a month,

we looked at the pros
and cons,

and one lot clearly stood out,

and we've made our decision.

And I'm super excited
because this lot gave me
all the vibes.

We chose a lot
with the saltwater creek

because I wanted
a private feeling

where your toes could touch
the saltwater,

plus you have amazing views.

This is gonna be a fast build,

and we wanna make sure
we pull it off correctly.

With our land cleared,

it's time to start laying
the foundation

for our 2024 HGTV Dream Home.

It's gonna be a three-bed,
four-bath

over 3,000 square foot home.

We've designed it to fit in
this exquisite landscape

using a variety of roof lines,

natural pillared siding,
tons of windows,

multiple balconies and porches

to take in
the amazing sunsets.

And in the back,

a pool and patio perched
right above the salt marsh.

It has been a minute
since I've been here,

back on Anastasia Island.

And I mean, we're here
to check on the progress.

Oh, my gosh.

This looks amazing.

It looks great, doesn't it?

[Breegan] I cannot believe
how much you've gotten done.

[Clark] Yeah, it's looking
really, really good.

Obviously, the first thing
you're gonna notice
is that view.

[Breegan] It's so different
to feel it

from inside the house.

[Clark] Yeah.

[Breegan] So, this
is a living room,

-and then over here, kitchen.
-[Clark] That's right.

[Breegan] And I like
how you have the views

from, like, your cooking
and prep space.

The height on these.

Oh, my gosh,
this is gonna be amazing.

Let's go see the primary suite
and bathroom.

I'll let you go first
and kinda get the experience.

[Breegan] Oh, this is awesome.

There's just so much space.

Adding the big windows,
adding the vault,

it makes a relatively simple
sized room feel much bigger.

[Breegan] Hey!

Upstairs will be two bedrooms

coming off of the central
loft space,

and there are porches
on both sides of the house.

So, this is where you wake up,

sit, have your cup of coffee
in the morning,

and just live
your perfect life.

But, oh no,
we have another view.

[Clark] This porch really did
turn out even better
than I expected.

I mean,
it really is breathtaking.

[Breegan] It feels kind of
like a tree house.

I mean, we are up high.

The soils ended up being
way worse than we thought,

and so we had to bring in
a bunch of fill

and a bunch of foundation,

and raise
the height of the first floor
by six or seven feet,

which translates
to the second floor
going up six or seven feet,

which leads
to an amazing view.

[Breegan] Hello, Brian!

[Brian] How's it going
down there?

It looks amazing.

You can go big and bold

because these views

are so, like, substantial.

I'll be down there
in a few weeks,

so I'm excited to see you.

[Brian] All right.

[Breegan] The exterior of our
dream home is taking shape.

Windows and sliders
are going in

and skylights everywhere.

Which is really gonna
fill this house with light.

Inside, all the mechanical
systems are going in.

[machine whirring]

[Breegan] And once
that's done,

it's drywall time.

Designer Brian Patrick Flynn
is coming on site today,

so we can discuss our vision
for the interior.

-Hi.
-Hello!

[Brian] Whoa!

You weren't kidding,
the drywall is really up.

We have so many
design things to go over.

[Breegan] I know.

-So, here's where
my brain is at.
-Okay.

This is the living room.

The showcase of this room
will be this huge wall
of glass

and incredible view.

We'll create an easy
and relaxed seating area

with couches
and accent chairs.

All centered around
the fireplace

with built-ins on either side.

We'll design a beachy vibe
with neutral colored walls

and add pops of blues
and greens with accessories.

But I really wanna create
a special moment
with this fireplace.

In any other house,
especially a beach house,

I would go with a slab,
but I don't think it's right.

I think it needs to be
something that you would
have used 500 years ago.

Yeah, they have that
amazing stone texture.

[Brian] Coquina, like texture,
but like rough texture.

-[Breegan] Rough texture,
but neutral.
-[Brian] Yeah.

So, over here is gonna be
the dining space.

And I think that the table
should go long ways this way.

We'll carve out a dining space

by centering the dining table
and area rug here.

Dramatic drop lighting
overhead will make it
feel more defined.

And then, an eclectic
mix of chairs

will add to the relaxed vibe.

The kitchen is right behind
the dining area.

Tons of dark blue cabinets
will make the kitchen
stand out.

We'll bring in a long island
in a contrasting color

with lots of seating

and a dramatic
chandelier overhead.

Over here, additional
prep space and storage

where you can prepare
your meals while taking in
the amazing view.

Let's check out
the primary bedroom.

There are some, like,
overarching design directives

that I wanna go over.

We have a very nice sized

primary sleeping space
with massive vaulted ceilings.

So, this needs to feel like
a very calm,

dreamy, sleepy, sleepy space.

So, the idea is we have
a beautiful comfortable
smart bed.

On this side,
we'll have a long console.

Layers and layers
of fabrics and textures

will make this feel like
a cozy nest.

And we'll have custom drapery
that can block out
all the white,

so that this can be
the ultimate sleeping space.

I do think that instead
of a huge, like,
60-70 inch TV,

it will be smart to do
one of those really,

like, almost hidden
tiny little projectors.

-This is all about
diving into your bed...
-Mm-hmm.

...and just creating
that sense of comfort

and serenity.

And we have to keep thinking
about one adjective,

-and that word is,
"Dreamy, dreamy, dreamy."
-Dreamy.

[Brian] The primary bath
is going to be absolutely
flooded with sunlight.

I love the idea of an enormous
steam shower for two...

with narrow gray tile
and bronze fixtures.

We'll have matching vanities
on either side

and a dark marine blue

with lots of counterspace

and right in front of these
beautiful windows

will be a deep soaking tub

with cafe curtains
for privacy.

On the second floor,
will be a loft entertaining
area in the middle

that opens on to a huge
sunset porch.

Then off of the loft will be
two guest bedrooms

and two full bathrooms.

We'll continue the relaxed
beachy feel

with our color palette
and accessories,

but I really want the home
to reflect the unique history

of St. Augustine
and Anastasia Island.

I have not been
to the Spanish quarter.

I think that is where we could
probably find some ideas

for the art and the textures
and materials.

Let's do it.

I think they have golf carts
and stuff.

-Do they?
-Yeah, do you know
how to ride a golf cart?

[Breegan] Um, I think
you might have to do
the driving.

[Brian] Okay.

A really huge storm...
[laughs] hurricane territory

made its way
over Jacksonville.

So, my plan is to see
how bad it was.

[machine whirring]

[Breegan] Our dream house
is looking so dreamy.

And we're touring
St. Augustine

to get some inspiration
from this unique city.

I really did not expect
so much European influence.

But you also get the very
quintessential beach home.

-Mm-hmm, like this.
-[Breegan] Yeah.

Just think about the fact that

that fort,
it's still standing.

It just goes to show
that old school materials,

they just don't age.

Oh, my gosh.
This is so beautiful.

Oh, my God, the coquina.

-Breegan, look at the coquina
on the exterior.
-[Breegan] Where's the... Oh.

And look at, like,
there's just full seashells
in here.

[Brian] That's what I want.

I wanna bring that
to the fireplace.

I think I wanna move
to St. Augustine.

We've seen so much
beautiful architecture today.

But there's one spot
that is quintessential
St. Augustine.

This is something that I think
is perfect for us
ending the day.

The lighthouse.
It's 14 floors.

[Breegan] Trying to kill me?

-[Brian] We're gonna
make it happen.
-[Breegan laughs]

[Brian] Talk about a 360.

Fourteen flights
above sea level.

It's perfect.

There is no way,
there is no way!

Heights is just
an irrational thing.

No matter how safe
I know I am,

sometimes you just
gotta call it.

[Brian] Breegan!

[Breegan] I'm proud of you.

All right,
I'll see in four hours.

[Breegan laughs]

[Brian] This build is moving
along so quickly.

I'm meeting with Clark to talk
about the exterior decks.

-Material selection.
-[Clark] We have a big
choice to make here.

There's a lot to consider.

[Brian] I think these two
are too brown.

I would agree.

-[Brian] I say why not just
push the envelope under here.
-[Clark] I love it.

[Brian] All right, that's it.
So, we are officially
going with...

-grainier.
-[Clark] Done!

There's gonna be plenty more
decisions to make here.

I think you're right.

[Brian] Today,
my project manager,
Sonchia, with me

to start making material
selections for our kitchen.

That is a very, very well lit
and laid out kitchen.

We're in a coastal setting.

We've got all the skylights

-to bring
all the natural light in.
-Mm-hmm.

I think we should just layer
blue on blue on blue.

Okay.

[Brian] If we did
the perimeter,

and, like, the denim-ish blue,

and then we did the island
in more like a faded aqua.

-I think this
is a really nice...
-Ooh, I like that.

That's really, really sweet.

It's really tonal
and everything.

Let's talk cabinet style.

Raised panel, flat panel.

[Brian] We've got a ton
of options here.

This is a very classic
island look.

It's a louvered.

But the shaker
is absolutely perfect.

I think maybe we just
go with these

-exactly as they are.
-Okay, great.

[Brian] So, I think I'm going
towards the gold family
for the hardware.

Like that pops big time.

And I also think
it's a little unexpected

which is what I wanna do
in the house.

[Sonchia] I'm sold,
I think good decisions.

Okay. In less than
ten minutes,

we did our cabinet color,
our cabinet front style,
our hardware.

And now, 13 feet this way,

-we have our countertops.
-[Sonchia laughs]

It makes it very easy
when it's all in
the same place.

[Sonchia] We can
do it all here.

-The veining in that
would be...
-[Sonchia] Yeah, that.

[Brian] ...incredible
with the blue cabinet.

-Yes!
-Yeah!

[Sonchia] Just all goes
together really wonderfully.

-And I'm glad we can see it
all together once.
-Yeah.

Winner, winner, done.

[Brian] While windows
are going in at the house,

I'm checking out
the neighborhood a bit more.

I saw this little sign
for a surf shop.

I've heard they carry a lot
of items from local artisans

which would be great to give
our dream home some flavor.

I am designing
a house locally,

and I want some
sort of flair in it.

Do you have things like art
and accessories that kind of
fit the surf vibe?

We do, we actually work
with over 30 local artists
and brands

-out of this space.
-[Brian] Okay.

I'm gonna look around,
but I might ask you
for some help.

-We're here to help.
-[Brian] All right.

-I'm drawn to these.
-[Kayla] Mm-hmm.

They're some of the most
beautiful boards.

They do have that handmade
vibe to them.

This has our Positive Portal.

-You can see over there.
-[Brian exclaims] Oh!

-[Brian] Sold.

-But I think that these hung
on a wall could look like art.
-Yes.

[Brian] And I love
that it's local.

Kayla, I'm making

-People say that, right?
-You can say, "That's rad,"
or "I'm super stoked."

-And it's not cringy
if I do that.
-No.

-[Brian] You would tell me?
-I would.

[Brian] While work continues
on our Anastasia Island build,

I've also got another
really important job.

that creating outdoor living

is going to be
just as important

as creating
the interior space.

We're adding a sweeping
driveway made of pavers,

then an expansive front porch,

and nature inspired accents
on the front columns.

We're also building
a side courtyard

that will be a great spot
to hang out with neighbors.

In the back of the house,

we're putting in
a large patio

with a state-of-the-art
outdoor kitchen,

a contrasting deck
around our plunge pool,

and a pergola patio

to escape that Florida heat.

Today, I'm meeting up
with Joe.

He is our expert
in hardscaping and pavers.

You've got plenty
of options here.

-It's a lot.
-[Brian] Yeah.

But we have so much
outdoor space at this house.

So, we thought
it's a great opportunity
to kinda experiment with color

and texture and scale.

But I also wanna find us
an opportunity to use
something really geometric.

So, you have really
done that before?

-So, I've actually got
a few laid out right here.
-Okay.

So, this is our
large parallelograms.

That mean that
it can be installed
in tons of different patterns.

Tons, and in fact,
it actually modulates

with smaller parallelograms
that we have,

a hexagon and a diamond shape.

[Brian] I love this.
Is it possible

that the parallelogram
could create kind of, like,
a herringbone look?

[Joe] Yeah, absolutely.

[Brian] Are these
the two colors
we probably used?

I think, I would
suggest just doing
the Scandinavian gray,

which is right here,

but you could border it
with the charcoal.

I think you're right,
I think two tone
would get way too busy.

All right. And then, what else
do we have here?

[Joe] So, this product
would wrap the front columns

and would also be the firepit
and part of the kitchen
in the back.

So, you kind of create
that continuity.

-So, in essence,
this is kind of our world.
-[Joe] Exactly.

Look at this. It's like
we know what we're doing.

-[Joe laughs]
-What a dream.

[Joe] Perfect.

[Brian] Exterior hardscaping
installation is just
getting started.

But Sonchia and I
are turning our focus
to the inside of the house.

[Brian] So, this is the 2024
Color Collection of the Year

by HGTV Home
by Sherwin-Williams.

-It's called renewed comfort.
-Yep.

And the color of the year
is persimmon.

[Sonchia] I love it,
so bright.

-So Florida, right?
-[Sonchia] So Florida.

But I think that this
in main spaces

can be too much
of a color commitment.

So, we should
use it more in, like,
the utilitarian spaces.

[Sonchia] What about,
like, the garage?

That could be a great
utilitarian space

to really elevate.

[Brian] Yes. And so,
I think persimmon also

can work wonders
in the pantry.

[Sonchia] I think
it's perfect.

The other thing is we have
so many good options
to play with here

because we can mix and match
and they all work together.

The most used color in my
entire portfolio is blue gray.

-This is called Stardew.
-[Sonchia] Okay.

[Brian] I think since we're in
a coastal home,

we need to go with blue gray
in all the main spaces.

I think it's a good neutral

even though it's a color,

it kind of goes
with everything.

-All right, so check, check.
-[Sonchia] Check, check.

Let's go sit and work
on the paint schedule,

so we can get this going.

[Brian] I just like saying
persimmon, it's a fun word.

[Sonchia laughs]

[upbeat music playing]

The kitchen cabinets
are going in today,

and we've picked this
amazing color of blue

that's gonna look stunning
against this marsh land.

[machine whirring]

[Breegan] And now
that we've made
our paint selections,

the inside of our dream home
is getting filled with color.

♪ Nothing but blue skies ♪

[Breegan] Dark horse green
in one of the bedrooms,

and persimmon in the garage.

Outside, composite decking
is being installed,

and pavers are being laid.

Off site, the design team
is working on picking
interior finishes

and furnishings.

[Sonchia] So, we have a lot
of different options.

And here, just so we remember

is the color for the main part
of the house,

My immediate reaction since
we're in a coastal setting
is this one.

[Sonchia] I think
I like the brightness
and lightness with it,

it really makes
the wall color pop.

Yeah, it almost kinda looks
bleached or even lime wash,

which I mean, would age
beautifully over time.

[Sonchia] I think
that's great.

Let's get into some
furniture selection.

Okay, so now
let's shop Wayfair.

First and foremost to me

-is getting
the living room right.
-Okay.

[Brian] If this is the sofa
that we're thinking
as our front runner,

I love that it has
the slope arm

because you can lay down
long ways

and actually rest your head
on the slope.

Another great thing
about this sofa

is it's a slip cover,

-which I think is super beachy
and nice.
-[Brian] Yeah.

If somebody does come in
with sandy paws

or somebody spills
a drink on that,

you just throw it
in the washer.

[Sonchia] Okay,
let's move outside.

-[Brian] Okay.
-[Sonchia] We have a lot
of outdoor spaces

that need a lot of furniture.

So, I picked a bunch of sets
for us to kind of consider.

So, we have
a natural set here.

We've got this really
fun modern blue set.

[Brian] I think
the plan should be,

-all these different sets
we should order.
-[Sonchia] Okay.

When they arrive,
let's just break them up

and make it look a little bit
more custom and one of a kind.

-Do you agree?
-Yeah, I agree.

Adding to cart immediately.

[Brian] When you're building
in Florida,

one thing that's always
top of mind is weather.

Between August and the middle
of October every year,

that's hurricane season.

A really huge storm...

Hurricane... [laughs]
...territory

made its way
over Jacksonville,

which is the closest big city
to Anastasia island
in St. Augustine.

So, my plan is to see
how bad it was.

Still kinda stormy out.

The good news is...

we were spared,
which is great.

The storm is not gonna,
it's not gonna slow us down

from getting
to the finish line.

Luckily, the builder
who did the house,

they raised the house up.

And then, also if you
look down here,

we have a huge sea wall
with all these boulders.

So thumbs up on

building up Floridian house
that can withstand Floridian
hurricane season.

[Breegan] Inside
our dream home,

it's time for the really
fun stuff.

Downstairs we're adding
sleek bronze fixtures
to the kitchen sink.

In the primary bath,

we're adding a custom
body spray system

to the shower walls.

And up top,
a rainfall showerhead

that completely transforms
the space

into a spa like retreat.

Sonchia, the white in here
was absolutely the right call.

I think because
of how spectacular

the nature of view
is that way,

the bed absolutely
needs to go here.

-What do you think?
-I agree.

-[Brian] Okay.
-Yeah, I think that's perfect.

Let me show you the smart beds

that I wanna order
for the house.

-[Sonchia] Okay.
-Okay?

So, this is the Sleep Number
smart bed.

We've got adjustable comfort,

we've also got the firmness.

It's temperature
balancing as well.

It also adjusts
as you move around,

it, like,
will balance you out.

That will change my life.

There's nothing better
than a full eight hours
of sleep.

-It's a game changer,
isn't it?.
-Amazing.

So, nightstand,
nightstand, lamps,

and then across the way
will be a large dresser,

and sitting on top
of the dresser

will be what's called
a short throw projector.

You don't need
to have it mounted.

You don't need to have
a big black box on the wall.

Nothing. It just throws it up
on the wall.

And when it goes off,
you just have these
wonderful white walls.

There's like no reason
to ever leave the house.

No. Why would you?

-You can go fishing out back,
you make your own dinner.
-[Sonchia laughs]

[Brian] Whoever wins
this house is so lucky.

[Brian] Six months
into our build,

the exterior is entering
the homestretch.

The plunge pool
is getting finished.

And the outdoor kitchen
and fire pit are being built

which will create a perfect
gathering spot.

Inside, we're transforming
the hallway off the kitchen

into a mud room,

which will be super practical
and functional.

-You have plenty of space.
-Yeah.

[Brian] Today is the first day
I'm gonna meet Ashley.

She's the internal
design professional
with Glenn Layton Homes.

-Ashley.
-Hi.

[Brian] She knows all about

the material selections
that we have here

in the St. Augustine area.

I think the two most important
visual spots down here

are gonna be the fireplace.

But then, to me
most importantly is this

because this is the stairwell
that you see from almost
any other point

-of this room.
-Absolutely.

Do you have

physical samples
of our options for balusters?

I do have a wooden square

and I have a round
iron baluster.

[Usina] Seems like the wood
fits the feel of this home

-a little bit better.
-[Brian] I agree.

'Cause we also have the wood
going on the risers,

so it's gonna be an all nice
wood look

-going top to bottom.
-[Brian] Yeah.

Everything is so smooth
and polished in here.

I love that we've got
the coarse texture.

I really wanna see
what it looks like underneath.

-[Ashley] Yeah, let's do it.
-Try, let's try.

[Brian exclaims] Oh!

Now I really like
that we're doing
the white baluster.

Because there's
a lot of white there.

So, now, this is actually
speaking to everything else.

[Usina] Bringing it
all together.

[Breegan] Today,
we're installing flooring
throughout the entire house.

And the appliances
are starting to arrive.

The refrigerator,
the dishwasher,

and range in the kitchen.

And brand new
washer and dryer units
for our laundry room.

And while our dream home
will be brand new,

we wanna make sure
that it includes

some of St. Augustine's
history and charm.

element of something old.

I love the idea of, like,
a really beautiful
tailored room

with something
that's just like comic relief.

So, I'm trying to find
something that's
kind of silly.

Actually, I kind of liked it.

I liked the scale of this.

It could go anywhere,
like, in a corner.

I think as an outdoor
accessory piece...

[Brian] We have
some random stuff.

[Breegan] If anyone can

Back at the house,

construction
is almost complete

and the exterior is starting
to come together.

Fresh paint is going up
all around.

We're planting greenery
to give a welcoming feel
to the front.

And installing a whole
home protection system

give peace of mind
when no one's home.

our house is completely built,

so it's time to start
furnishing and decorating.

Today is the first day
of unloading.

There's a lot to do.

My lower back just hurts
thinking about it.

But I need to go tend
to those trucks,

and get everything
out of those

and into here.

I have, like, a for sure

It feels proportionate to me,

but then I'm looking at it
from a six foot, five
perspective.

It looks good

This is gonna be the canvas
that is gonna go on the wall

in the primary bedroom,
so that when we project,

there's still something
on the wall,

but it's
a blank canvas, literally,

to watch whatever
you're watching.

So, I've simply built a frame
out of one by twos,

and then I'm stretching it
with painters drop cloth.

If you pull the canvas
tight enough,

you should get rid
of all of these wrinkles.

Then, it will look,

you know, something like this.

And I will paint it
with a white gesso.

Gesso is essentially
a primer for the fabric.

So, I wanna get this
a little bit wet.

And then, I'm literally
just gonna brush
this thing on.

So, that is sealing the fabric
for paint,

but for us it's just
getting it ready
for projection.

[Brian] We've got
every element we need.

Now, it's just about
fine tuning everything.

We have to accessorize
all the rooms.

This could just be like
a little tropical moment.

That's nice.

Finish up
the last few projects.

So excited to have
a coffeemaker.

Oh, that will be amazing.

And tomorrow,
Breegan will come here
and see the finished house.

And I can't wait to see
what she thinks.

a wild ride,

I mean, this is the moment
we've literally been
waiting for.

it's very classic

First of all, the way
that you have created

a living space on the front
of this house,

I was not expecting.

It just feels like
this house was here forever.

One of the things
that I absolutely love

is the way the pavers

pick up the frame
of the windows,

and it just creates
that dramatic entry.

Because we are in
a coastal climate,

and we have all the salt air,

what's great about the siding

is it's like no maintenance,

it's durable, it will put up
with all of the harsh elements
here on the coast.

[Breegan] And I'm just
blown away by how much

extra space
there is for socializing.

[Brian] A ton.

We wanted this area to feel
separated visually.

-So, it's almost like
it has an area rug.
-[Breegan] Right.

It also gives that sit down
and stay a while vibes.

this is a quintessential
beach house.

my favorite part

that just came together
so beautifully?

I'm obsessed, Brian!

It makes it the focal point,

but it also really
has this beach vibe

with like the sand
and the sea.

I love how you've
made it a focal point.

[Brian] All the furnishings
except for anything
that's vintage

or custom-made
comes from Wayfair.

-[Breegan] It feels
sophisticated.

I'm in love with the floor.

I wanted something
that was a white oak,

there was a wide plank

that would allow you to come
in and out of the house

with sandy shoes,

and not have
to worry about it.

And it lightens everything.

I love what you did
with this nook.

Isn't it dreamy?

[Breegan] This is perfect.

[Brian] I don't wanna be
tooting my own horn,

but this kitchen is kind of
my own dream kitchen.

We've got this kind of
faded shade of aqua
on the island itself.

And then, the perimeter
I wanted to be a different
shade of blue,

so I went with a little bit
more of a denim.

And also, the cabinets
are inset.

So, instead of them
being a flat panel,

this insets makes it
so old school, you know?

[Breegan] And I think
the gold hardware

was the right choice.

Because we're in Florida,
and there's so much

somewhat intense
directional sunlight,

we have the integrated shades.

You can completely... Bam!

Block out the sun.

And this house
has 18 skylights total

and three sun tunnels.

Our faucet.

I love the hands-free
right there.

But I also love that we've got
the champagne bronze finish,

and also we've got
the lumi coat,

which means, like,
it's super easy to clean.

[Breegan] No fingerprints.

What's this little gadget?

This is a glass rinser
which makes you feel like,

you are
a professional bartender.

-That's cool.
-Right?

What's so nice
about this, Brian,

and these small
functional details

-is they just makes
your life so much easier.
-I know.

The refrigerator.

Take a look inside.

It's a silver interior
with metallic trim.

And then,
also the touches of wood.

[Breegan] So pretty.

The form and function
of this house is next level.

So, the pantry is really nice.

Look at this color!

I know. This is the color
of the year for 2024.

It's called persimmon.

But I love how the texture
of the white cabinets

and also the countertop
just elevate everything,

and it's like a really
chic pantry.

I love the fact

[Brian] I loved
the blue tones of it.

Are perfect with those, like,

super icy lemon tone
on the cabinets.

One of the other incredible
things about this room

is the washer and dryer
have 15 minute cycles.

-[Breegan] I think every mom
needs these.
-[Brian] Yeah.

There's a little bit
of a surprise

when you get to guest bedroom
number one.

Oh, my gosh!

[Brian] We got all the layers
of yellows.

[Breegan] It works
playing with tone on tone.

[Brian] Yes!

-Everybody has tablets
and things now.
-Yes.

[gasps] Makes so much sense!

[Brian] You double
the usable working space.

[Breegan] And I love that you
used the yellow on the walls
in the closet,

as like an extra layering
of that same color palette.

And then, over here we have
our loft space.

[Breegan] And again,
you stayed in that blue
coastal color palette.

And I love
that there's another sink,

another fridge.

And being able to offer
your guests wine,

this is the perfect
mommy hangout.

[Brian] It is.

Now, in here,

this is the one room
in the house

that was meant to be more teen
or youth oriented.

[Breegan] It is so bright

and different than the rest
of the house.

[Brian] And we had to have
oranges for the house.

[Breegan] There's just a lot
of personality in this room.

[Brian] Now, I think we need
to go downstairs.

Let's check out
the primary suite.

What I love about
the primary suite

is you actually have your own
kind of formal entrance

-as your make your way
over here.
-Uh-huh.

Everything goes from the blue

to, like, super neutral
lights, as you see.

-[Breegan] This is so calming.
-[Brian] Isn't it?

[Breegan] The texture
and layers in this room,

from the rug to the bedding
to the pillows.

We want it to be
a tranquil space

that was all about, like,
promoting incredible sleep.

We've got our smart bed.

But what I loved about this
is the projector allows us

to just put up soothing video

of anything that just
makes you wanna relax.

It turns the TV screen

into something
that actually becomes

a part of your relaxation
in this room.

And then, I love this.

Building this white canvas

was a great solution
for the projector screen.

So, if you love the look
of the primary bedroom,

wait till you see
the bathroom.

We've got a vanity
on each side.

[Breegan] The two person
shower.

Can we talk about this?

[Brian] Yeah.

-It's very, very big.
-This is so big!

Yeah.

The champagne bronze
that you see on the fixtures,

it's just beautiful.

You know,
we've got our freestanding
soaking tub over here.

[Breegan] And
the cafe curtains are great

because you get all the light,

but you get the privacy
you want

when you're in the tub.

- It's very cool.
-[Brian] Yeah.

And then,

you also have a really
nice sized primary closet
in here.

I love that this
is a little bit more
of a moody shade of gray blue.

This is what makes this
a true suite.

[Brian] Okay,
now we've got to check out

one of the best parts
of this house.

First, we've got this amazing
screened-in porch

which will be a perfect place
for meals.

And it overlooks this
incredible outdoor space.

I love this outdoor space.

[Breegan] I mean,
this is what sold me
on this lot.

And I knew that you would
make it special.

You've got the seating area,
you've got the pool.

[Brian] Then the outdoor
kitchen open in area.

There's an island
with a fire table and seating,

and a fire pit.

So, not only do you have
a refrigerator,

and you have a grill,

you've got another
flat top grill there,

and then you've also got
a smoker.

And then, the pergola
on the other end of the house.

I love the decking
underneath the pergola.

I think that that slightly
bluish tone of the gray

just goes with the exterior
color scheme.

[Breegan] I just love the way
you've made this
all come together.

And now that we're getting
closer to the sun going down,

this is where the sunset porch
really shines.

[Breegan] I mean,
this is the ultimate
entertaining space

that also feels private
and comfortable.
